贛州市房地產(chǎn)業(yè)投資與城市經(jīng)濟(jì)發(fā)展的關(guān)系研究

【摘要】:從“十一五”開始,隨著國家對(duì)基礎(chǔ)建設(shè)的投資不斷加大和住房制度的改革不斷深化以及住宅建設(shè)的力度加快,全國興起了各項(xiàng)建設(shè)工程的浪潮。不置可否,房地產(chǎn)業(yè)目前已經(jīng)成為我國非常重要的支柱產(chǎn)業(yè),其在國民經(jīng)濟(jì)的各行業(yè)發(fā)展過程中起著尤為重要的突出作用,影響到上至國家下至普通民眾的方方面面。如何促進(jìn)我國目前房地產(chǎn)業(yè)的快速平穩(wěn)發(fā)展,同時(shí)又能更好的與當(dāng)?shù)貒窠?jīng)濟(jì)的健康發(fā)展相適應(yīng),是當(dāng)下十分迫切而又重要的課題。 本文以贛州市為例,從贛州市房地產(chǎn)業(yè)發(fā)展的實(shí)際情況著手,主要研究贛州市房地產(chǎn)業(yè)投資與經(jīng)濟(jì)發(fā)展水平之間的作用機(jī)制。全文共分七章。第一章為緒論部分,介紹了本文的選題背景、研究意義以及國內(nèi)外相關(guān)課題的文獻(xiàn)綜述,較為系統(tǒng)地闡述了目前國內(nèi)外學(xué)者在房地產(chǎn)業(yè)投資與經(jīng)濟(jì)發(fā)展方面的研究情況,為本文接下來的研究做了很好的基礎(chǔ)準(zhǔn)備。第二章主要是介紹房地產(chǎn)業(yè)理論和其相關(guān)的一些的特征,為后文的闡述做鋪墊。第三章是有關(guān)房地產(chǎn)業(yè)投資與城市經(jīng)濟(jì)發(fā)展之間的機(jī)制關(guān)系,通過房地產(chǎn)市場(chǎng)的四象限模型來說明作用關(guān)系。第四章主要是根據(jù)之前的相關(guān)理論,結(jié)合贛州市的房地產(chǎn)和經(jīng)濟(jì)發(fā)展水平建立計(jì)量模型進(jìn)行實(shí)證分析。這是本文的重點(diǎn)所在,其中主要利用計(jì)量經(jīng)濟(jì)相關(guān)理論建立計(jì)量經(jīng)濟(jì)模型,然后把統(tǒng)計(jì)數(shù)據(jù)代入模型進(jìn)行計(jì)算,再對(duì)模型進(jìn)行檢驗(yàn)和診斷,最后分析得出相關(guān)結(jié)論。第五章為根據(jù)前面的建模分析,檢驗(yàn)贛州房地產(chǎn)業(yè)發(fā)展所處倒U形曲線的的位置。第六章對(duì)房地產(chǎn)業(yè)與贛州經(jīng)濟(jì)的協(xié)調(diào)發(fā)展提出一些相關(guān)的建議。第七章總結(jié)了本文的研究成果和得到的相關(guān)結(jié)論,并指出了今后需要繼續(xù)研究的方向。 本文研究發(fā)現(xiàn),贛州房地產(chǎn)業(yè)的投資對(duì)贛州經(jīng)濟(jì)發(fā)展起到了非常突出的貢獻(xiàn),,對(duì)GDP的貢獻(xiàn)率達(dá)到了0.5%多,并且房地產(chǎn)投資與贛州的經(jīng)濟(jì)發(fā)展之間存在經(jīng)濟(jì)學(xué)上的格蘭杰因果關(guān)系,而且模型結(jié)果表明贛州經(jīng)濟(jì)發(fā)展是促進(jìn)贛州房地產(chǎn)業(yè)發(fā)展的原因。
[Abstract]:Starting from the 11th Five-Year Plan, with the increasing investment in infrastructure construction, the deepening of housing system reform and the acceleration of housing construction, the tide of construction projects has risen all over the country. At present, the real estate industry has become a very important pillar industry in our country, which plays a particularly important role in the development of various industries of the national economy, affecting all aspects of the country from top to bottom to ordinary people. How to promote the rapid and steady development of China's real estate industry, and at the same time better adapt to the healthy development of the local national economy, is a very urgent and important issue. This paper takes Ganzhou City as an example, starts with the actual situation of the development of real estate industry in Ganzhou City, and mainly studies the action mechanism between the investment of real estate industry and the level of economic development in Ganzhou City. The full text is divided into seven chapters. The first chapter is the introduction part, which introduces the background of the topic, the significance of the research and the literature review of the related topics at home and abroad, and systematically describes the current domestic and foreign scholars in the real estate investment and economic development research situation. It is a good foundation for the next research in this paper. The second chapter mainly introduces the theory of real estate industry and some related characteristics. The third chapter is about the mechanism relationship between real estate investment and urban economic development, through the real estate market four-quadrant model to illustrate the role of the relationship. The fourth chapter is based on the previous relevant theory, Ganzhou real estate and economic development level of the establishment of econometric model for empirical analysis. This is the focal point of this paper, in which the econometric model is mainly established by econometric theory, then the statistical data is substituted into the model to calculate, then the model is tested and diagnosed, and the relevant conclusions are obtained through analysis. The fifth chapter is to test the position of the inverted U-shape curve of Ganzhou real estate industry according to the previous modeling and analysis. The sixth chapter puts forward some suggestions on the coordinated development of real estate industry and Ganzhou economy. The seventh chapter summarizes the research results and relevant conclusions, and points out the direction of further research. This paper finds that the investment of Ganzhou real estate industry has played a very important role in the economic development of Ganzhou, and the contribution rate to GDP has reached more than 0.5%. And there is a Granger causality relationship between real estate investment and Ganzhou economic development, and the model results show that Ganzhou economic development is the reason to promote Ganzhou real estate development.
