中航拓宏朱宏路商業(yè)項目營銷策略研究

【摘要】:在當(dāng)今中國的大環(huán)境下,盡管在房地產(chǎn)方面國家調(diào)控起著至關(guān)重要的作用,但是在市場經(jīng)濟(jì)體制環(huán)境下,決定著營銷策略也起著不可替代的作用。因此,只有在對市場進(jìn)行較為深入分析的基礎(chǔ)之上,并且科學(xué)有效的對其進(jìn)行營銷策劃,企業(yè)才能在激烈的競爭中脫穎而出。 本文是在有關(guān)市場營銷的一系列相關(guān)理論,例如營銷策劃理論以及營銷組合策略等理論的指導(dǎo)下,在對本地的房地產(chǎn)大環(huán)境進(jìn)行了深入的形勢分析之后,再根據(jù)研究的結(jié)果,運用SWOT方法,對于中航拓宏朱宏路商業(yè)項目的具體小營銷環(huán)境和其他一眾因素進(jìn)行進(jìn)一步研究,從而指導(dǎo)項目產(chǎn)品的設(shè)計,價格的設(shè)定,以及如何推廣促銷,制定出最有效的營銷策略實施方案。論文最后對已實施的方案研究進(jìn)行了總結(jié),以期達(dá)到優(yōu)化自身策略方案及對類似項目的啟示作用。 論文中提出的相關(guān)營銷策略以及最后得出的研究結(jié)果,對于項目開發(fā)方向而言有著重要的指導(dǎo)性。完善項目營銷策劃方案,提升項目營銷績效,對于達(dá)到項目成功開發(fā)的目的有著舉足輕重的作用。
[Abstract]:In the current environment of China, although the national regulation and control in real estate plays a vital role, but in the market economic system environment, determines the marketing strategy also plays an irreplaceable role. Therefore, only on the basis of more in-depth analysis of the market, and scientific and effective marketing planning, enterprises can stand out in the fierce competition. Under the guidance of a series of related theories about marketing, such as marketing planning theory and marketing combination strategy, this paper analyzes the situation of the local real estate environment, and then according to the results of the research. By using the SWOT method, the specific small marketing environment and other factors of the commercial project are further studied in order to guide the design of the project product, the setting of the price, and how to promote the promotion. Work out the most effective marketing strategy implementation plan. At the end of the paper, the research on the implementation of the scheme is summarized in order to optimize its own strategy and enlighten the similar projects. The related marketing strategies and the final research results in this paper have important guidance for the development direction of the project. Perfecting the project marketing plan and improving the project marketing performance play an important role in the successful development of the project.
