【摘要】：近年來，隨著住宅類地產(chǎn)競爭態(tài)勢的日益激烈，商業(yè)地產(chǎn)逐漸受到開發(fā)商、投資者和經(jīng)營者的青睞，因此商業(yè)地產(chǎn)得到迅速發(fā)展，前景也越來越廣闊。但在商業(yè)地產(chǎn)建筑設(shè)計領(lǐng)域，由于缺乏相關(guān)的完善的理論支撐，在實際的項目的運作過程中又存在著項目定位不準(zhǔn)確、運營模式不清晰以及對建筑設(shè)計方案錯誤指導(dǎo)等問題，，因此難以保證商業(yè)地產(chǎn)項目的順利實施與運營。 本文以商業(yè)地產(chǎn)開發(fā)中的項目模式對建筑方案設(shè)計的影響為研究對象，通過對商業(yè)地產(chǎn)相關(guān)文獻(xiàn)以及國內(nèi)外既往研究的深入分析，對項目模式知識體系的理論進(jìn)行了梳理。以此為基礎(chǔ)，結(jié)合國內(nèi)部分商業(yè)地產(chǎn)開發(fā)的實際案例，對其進(jìn)行分析、比較、歸納與總結(jié)，重點探討項目定位、運營模式等項目模式的組成部分在具體方案設(shè)計中，對項目的總體布局、平面布局以及形態(tài)設(shè)計等方面所產(chǎn)生的主要影響因素及其作用過程，并提出在商業(yè)地產(chǎn)項目建筑方案設(shè)計中應(yīng)重點關(guān)注的項目模式中的具體內(nèi)容，旨在為商業(yè)地產(chǎn)項目中的合理設(shè)計與科學(xué)決策起到有價值的指導(dǎo)與借鑒作用。
[Abstract]:In recent years, with the increasingly fierce competition of residential real estate, commercial real estate is gradually favored by developers, investors and operators. However, in the field of commercial real estate architectural design, due to the lack of relevant and perfect theoretical support, there are some problems in the actual project operation process, such as inaccurate positioning of the project, unclear operation mode and wrong guidance to the architectural design scheme. Therefore, it is difficult to ensure the smooth implementation and operation of commercial real estate projects. This paper takes the influence of the project mode in the commercial real estate development on the architectural scheme design as the research object, through the thorough analysis to the commercial real estate related literature as well as the domestic and foreign previous research, has carried on the combing to the project pattern knowledge system theory. Based on this, combined with some actual cases of commercial real estate development in China, this paper analyzes, compares, sums up and summarizes the components of project mode, such as project positioning, operation mode, etc. The main influencing factors and the action process of the overall layout, plane layout and shape design of the project are put forward, and the concrete contents of the project mode which should be paid more attention to in the construction scheme design of the commercial real estate project are put forward. The purpose is to provide valuable guidance and reference for rational design and scientific decision in commercial real estate projects.
