商業(yè)地產(chǎn)開(kāi)發(fā)中項(xiàng)目模式對(duì)建筑方案設(shè)計(jì)影響研究

【摘要】:近年來(lái),隨著住宅類地產(chǎn)競(jìng)爭(zhēng)態(tài)勢(shì)的日益激烈,商業(yè)地產(chǎn)逐漸受到開(kāi)發(fā)商、投資者和經(jīng)營(yíng)者的青睞,因此商業(yè)地產(chǎn)得到迅速發(fā)展,前景也越來(lái)越廣闊。但在商業(yè)地產(chǎn)建筑設(shè)計(jì)領(lǐng)域,由于缺乏相關(guān)的完善的理論支撐,在實(shí)際的項(xiàng)目的運(yùn)作過(guò)程中又存在著項(xiàng)目定位不準(zhǔn)確、運(yùn)營(yíng)模式不清晰以及對(duì)建筑設(shè)計(jì)方案錯(cuò)誤指導(dǎo)等問(wèn)題,,因此難以保證商業(yè)地產(chǎn)項(xiàng)目的順利實(shí)施與運(yùn)營(yíng)。 本文以商業(yè)地產(chǎn)開(kāi)發(fā)中的項(xiàng)目模式對(duì)建筑方案設(shè)計(jì)的影響為研究對(duì)象,通過(guò)對(duì)商業(yè)地產(chǎn)相關(guān)文獻(xiàn)以及國(guó)內(nèi)外既往研究的深入分析,對(duì)項(xiàng)目模式知識(shí)體系的理論進(jìn)行了梳理。以此為基礎(chǔ),結(jié)合國(guó)內(nèi)部分商業(yè)地產(chǎn)開(kāi)發(fā)的實(shí)際案例,對(duì)其進(jìn)行分析、比較、歸納與總結(jié),重點(diǎn)探討項(xiàng)目定位、運(yùn)營(yíng)模式等項(xiàng)目模式的組成部分在具體方案設(shè)計(jì)中,對(duì)項(xiàng)目的總體布局、平面布局以及形態(tài)設(shè)計(jì)等方面所產(chǎn)生的主要影響因素及其作用過(guò)程,并提出在商業(yè)地產(chǎn)項(xiàng)目建筑方案設(shè)計(jì)中應(yīng)重點(diǎn)關(guān)注的項(xiàng)目模式中的具體內(nèi)容,旨在為商業(yè)地產(chǎn)項(xiàng)目中的合理設(shè)計(jì)與科學(xué)決策起到有價(jià)值的指導(dǎo)與借鑒作用。
[Abstract]:In recent years, with the increasingly fierce competition of residential real estate, commercial real estate is gradually favored by developers, investors and operators. However, in the field of commercial real estate architectural design, due to the lack of relevant and perfect theoretical support, there are some problems in the actual project operation process, such as inaccurate positioning of the project, unclear operation mode and wrong guidance to the architectural design scheme. Therefore, it is difficult to ensure the smooth implementation and operation of commercial real estate projects. This paper takes the influence of the project mode in the commercial real estate development on the architectural scheme design as the research object, through the thorough analysis to the commercial real estate related literature as well as the domestic and foreign previous research, has carried on the combing to the project pattern knowledge system theory. Based on this, combined with some actual cases of commercial real estate development in China, this paper analyzes, compares, sums up and summarizes the components of project mode, such as project positioning, operation mode, etc. The main influencing factors and the action process of the overall layout, plane layout and shape design of the project are put forward, and the concrete contents of the project mode which should be paid more attention to in the construction scheme design of the commercial real estate project are put forward. The purpose is to provide valuable guidance and reference for rational design and scientific decision in commercial real estate projects.
