【摘要】:房地產(chǎn)行業(yè)一直作為我國國民經(jīng)濟(jì)的支柱產(chǎn)業(yè),由于與房地產(chǎn)行業(yè)關(guān)聯(lián)的行業(yè)較多,其對經(jīng)濟(jì)拉動作用很大,對國民經(jīng)濟(jì)發(fā)展的貢獻(xiàn)相當(dāng)巨大。但近年來由于房地產(chǎn)市場過度繁榮,導(dǎo)致房地產(chǎn)行業(yè)的發(fā)展與我國經(jīng)濟(jì)社會發(fā)展不相適應(yīng),對國民經(jīng)濟(jì)健康發(fā)展和社會穩(wěn)定產(chǎn)生消極影響,表現(xiàn)為對房地產(chǎn)投資過快增長和房地產(chǎn)價格上漲過快。國家為了抑制房地產(chǎn)行業(yè)投資的過快增長以及城鎮(zhèn)房價過快上漲,促進(jìn)房地產(chǎn)市場的健康穩(wěn)定發(fā)展,防止泡沫形成過大而對整個經(jīng)濟(jì)的影響,國家對從2007年開始對房地產(chǎn)業(yè)進(jìn)行了一系列的宏觀調(diào)控。宏觀調(diào)控措施的出臺和實(shí)施加上2008年源于美國的全球金融危機(jī),對整個行業(yè)產(chǎn)生深遠(yuǎn)影響,大多主要在一二線進(jìn)行開發(fā)的跨區(qū)域大型房地產(chǎn)企業(yè),紛紛將業(yè)務(wù)下移至二三線城市,憑借其雄厚的資金實(shí)力和開發(fā)經(jīng)驗(yàn)擠占市場,行業(yè)集中度逐步快速提升,耕植于二三線城市廣大區(qū)域型房地產(chǎn)開發(fā)企業(yè)面臨生死抉擇,區(qū)域型房地產(chǎn)企業(yè)必須認(rèn)真思考企業(yè)經(jīng)營活動,尋找到如何在如此激烈的競爭環(huán)境下提升競爭力的方法,使得企業(yè)得以長期生存和發(fā)展。 為此,,本文試圖通過對區(qū)域性房地產(chǎn)企業(yè)的特點(diǎn)和開發(fā)流程的分析,利用價值鏈理論來分析區(qū)域性房地產(chǎn)企業(yè)價值鏈構(gòu)成以及價值鏈的內(nèi)外部聯(lián)系,找到優(yōu)化企業(yè)資源合理配置的關(guān)鍵價值活動環(huán)節(jié)和方法來提升企業(yè)競爭優(yōu)勢。本文首先回顧了我國房地產(chǎn)發(fā)展歷史過程,闡述了區(qū)域性房地產(chǎn)企業(yè)面臨的競爭壓力和基本出路。其次對價值鏈理論基本原理作了綜述,追溯了價值鏈理論包括的競爭優(yōu)勢原則,又進(jìn)一步介紹了價值鏈理論的發(fā)展演進(jìn)。隨后,本文從區(qū)域性房地產(chǎn)企業(yè)特點(diǎn)和開發(fā)流程分析開始,通過對區(qū)域性房地產(chǎn)企業(yè)開發(fā)流程的詳細(xì)分析,進(jìn)而運(yùn)用價值鏈理論的基本原理結(jié)合開發(fā)流程,構(gòu)建出區(qū)域性房地產(chǎn)企業(yè)價值鏈模型和價值鏈各環(huán)節(jié)的主要價值活動。并通過對區(qū)域性房地產(chǎn)企業(yè)的在競爭中所具有的優(yōu)勢和存在的劣勢分析比較,提出了基于提升區(qū)域型房地產(chǎn)開發(fā)企業(yè)競爭優(yōu)勢的價值鏈優(yōu)化、分解和整合基本思路,以便在未來激烈競爭的市場環(huán)境中取得競爭優(yōu)勢。最后通過對柏莊集團(tuán)價值鏈詳細(xì)分析,揭示該企業(yè)價值活動的局限性和采取的一系列優(yōu)化改進(jìn)措施以及取得的成果,進(jìn)一步證明優(yōu)化重塑價值鏈對區(qū)域性房地產(chǎn)企業(yè)生存發(fā)展的重要性。 由于本人的水平有限,只做了一些比較粗淺的探索和研究,加上房地產(chǎn)企業(yè)本身價值活動的復(fù)雜性,不可能解決對提升區(qū)域性房地產(chǎn)企業(yè)競爭優(yōu)勢的價值活動過程中遇到的所有問題,只是借此參與到對廣大區(qū)域型房地產(chǎn)企業(yè)提升競爭力研究活動中,以給予他們在環(huán)境日益變化、市場競爭日益加劇的現(xiàn)實(shí)情況下,如何提高生存和發(fā)展能力提供一些理論參考。
[Abstract]:The real estate industry has been the pillar industry of the national economy of our country. Because there are more industries associated with the real estate industry, it has a great effect on the economic pull. The contribution to the development of the national economy is very great, but in recent years, because of the excessive prosperity of the real estate market, the development of the real estate industry does not adapt to the economic and social development of our country. It has a negative impact on the healthy development of the national economy and social stability. In order to restrain the rapid growth of real estate investment and the rapid rise of urban house prices, the state promotes the healthy and stable development of the real estate market. Prevent bubbles from forming too large and affecting the economy as a whole. Since 2007, the country has carried out a series of macro-control measures on the real estate industry. The introduction and implementation of macro-control measures and the 2008 global financial crisis originated from the United States. It has a profound impact on the entire industry, most of the cross-regional real estate enterprises mainly in the first and second lines of development, have moved their business to the second and third tier cities, relying on their strong financial strength and development experience to squeeze the market. The degree of industry concentration is rising rapidly, and the vast regional real estate development enterprises in the second and third tier cities are faced with the choice of life and death. Therefore, the regional real estate enterprises must seriously think about the business activities of the enterprises. Find out how to improve the competitiveness in such a fierce competitive environment, so that enterprises can survive and develop for a long time. Therefore, this paper attempts to analyze the characteristics and development process of regional real estate enterprises, using the value chain theory to analyze the value chain composition of regional real estate enterprises and the internal and external links of the value chain. Find out the key value activities and methods to optimize the rational allocation of enterprise resources to enhance the competitive advantage of enterprises. Firstly, this paper reviews the history of real estate development in China. This paper expounds the competitive pressure and the basic way out for the regional real estate enterprises. Secondly, it summarizes the basic principles of the value chain theory, and traces the competitive advantage principle included in the value chain theory. Then it introduces the development and evolution of the value chain theory. Then, this paper starts with the analysis of the characteristics and development process of the regional real estate enterprises, through the detailed analysis of the development process of the regional real estate enterprises. Then the basic principles of the value chain theory combined with the development process. The value chain model of regional real estate enterprises and the main value activities of each link of the value chain are constructed. The advantages and disadvantages of regional real estate enterprises in the competition are analyzed and compared. This paper puts forward the basic idea of value chain optimization, decomposition and integration based on enhancing the competitive advantage of regional real estate development enterprises. In order to gain competitive advantage in the future competitive market environment. Finally, through the detailed analysis of the value chain of Berzhuang Group. This paper reveals the limitation of the enterprise's value activities, a series of optimization and improvement measures and the results obtained, which further proves the importance of optimizing and reshaping the value chain for the survival and development of regional real estate enterprises. Because of my limited level, I only do some relatively shallow exploration and research, plus the complexity of the real estate enterprise's own value activities. It is impossible to solve all the problems encountered in the process of promoting the competitive advantage of the regional real estate enterprises, only to participate in the research activities of promoting the competitiveness of the vast regional real estate enterprises. In order to provide them with some theoretical reference on how to improve their survival and development ability under the circumstances of changing environment and increasing market competition.
