【摘要】：我國養(yǎng)老地產(chǎn)目前只能說是初級探索階段，在我國真正意義上企業(yè)投資興辦養(yǎng)老地產(chǎn)項目也不超過十年。本文從中國人口老齡化的趨勢來分析養(yǎng)老地產(chǎn)的市場前景及發(fā)展迫切性，也粗列了部分養(yǎng)老地產(chǎn)的經(jīng)營及盈利模式。帶著實案目的我們考察了我國最早投資養(yǎng)老地產(chǎn)行業(yè)之一的上海親和源養(yǎng)老社區(qū)，從中也了解到此行業(yè)的機遇與困境。為此本文列舉了三個美國養(yǎng)老地產(chǎn)企業(yè)的經(jīng)營方式及盈利模式，我認(rèn)為這三個企業(yè)是養(yǎng)老地產(chǎn)行業(yè)中比較成熟的企業(yè)，同時也具有持續(xù)良性的盈利模式，這三個企業(yè)的經(jīng)營方式可以為我國養(yǎng)老地產(chǎn)起到借鑒的作用。我國目前在養(yǎng)老地產(chǎn)方面，，相關(guān)的政策、法規(guī)還不完善，本文通過對國內(nèi)及國外養(yǎng)老地產(chǎn)分析，提出一些政策方面的建議。
[Abstract]:The old-age real estate in China can only be said to be the primary stage of exploration. In the real sense of our country, the enterprise investment in the establishment of pension real estate projects is not more than ten years. This paper analyzes the market prospects and the urgency of the development of pension real estate from the trend of aging population in China. It also outlines some of the pension real estate management and profit model. With the actual purpose of the case we investigated one of the earliest investment in pension real estate industry in Shanghai affinity source pension community. Therefore, this paper enumerates three American pension real estate enterprises' management mode and profit model, I think these three enterprises are more mature enterprises in the pension real estate industry. At the same time, there is also a sustained and benign profit model, these three enterprises can be used for reference for the pension real estate in China. At present, the relevant policies and regulations are not perfect. Based on the analysis of the endowment real estate both at home and abroad, this paper puts forward some policy suggestions.
