高鐵對城市房價的非線性及異質(zhì)性影響研究

【摘要】:作為現(xiàn)階段我國重要的交通基礎(chǔ)設(shè)施,高鐵建設(shè)對住房價格存在著重要的影響;2005—2014年京滬高鐵沿線13個主要城市站點周邊2245個樓盤的面板數(shù)據(jù),構(gòu)建三重差分模型分析了高鐵對房地產(chǎn)價格的影響。研究發(fā)現(xiàn):(1)高鐵建設(shè)確實顯著提高了沿線城市的房地產(chǎn)價格,這種提升效應(yīng)在一定距離區(qū)間內(nèi)隨著距離的增加逐漸減弱,并且主要體現(xiàn)在高鐵的建設(shè)期中;(2)高鐵對城市房價的影響存在顯著的異質(zhì)性。具體而言,高鐵對房價高、人口規(guī)模大和經(jīng)濟總量高的城市的房價提振作用顯著大于房價低、人口規(guī)模小和經(jīng)濟總量低的城市。
[Abstract]:As an important transportation infrastructure in China at present, the construction of high-speed rail has an important impact on housing prices. Based on the panel data of 2245 buildings around 13 major urban sites along the Beijing-Shanghai high-speed rail line from 2005 to 2014, A triple differential model was built to analyze the impact of high-speed rail on real estate prices. The study found that the construction of high-speed rail did significantly increase the real estate prices of cities along the route, and the lifting effect gradually weakened with the increase of distance in a certain distance range. In particular, the effect of high-speed rail on housing prices in cities with high housing prices is significantly higher than that in cities with high housing prices, large population size and high economic volume.
