【摘要】：H工業(yè)園區(qū)是一個(gè)跨江聯(lián)動(dòng)和跨區(qū)域以建園形式發(fā)展的工業(yè)園區(qū),位于海門(mén)市經(jīng)濟(jì)開(kāi)發(fā)區(qū)海門(mén)港工貿(mào)區(qū),首期總規(guī)劃面積約2.5平方公里,擁有約1.5km新江海河港池岸線和1km長(zhǎng)江岸線,在規(guī)劃中是屬于南通港通海港區(qū)的港口岸線,H工業(yè)園區(qū)主營(yíng)鋼結(jié)構(gòu)制造、裝配制造、倉(cāng)儲(chǔ)物流及加工配送和資源綜合利用加工等,為了能夠更好的利用港口岸線的資源,為了使日后建成后成品的水上運(yùn)輸更為暢通,為了能更好的向地區(qū)經(jīng)濟(jì)發(fā)展建設(shè)提供服務(wù),園區(qū)內(nèi)擬利用新江海河部分岸線建設(shè)起步碼頭工程即H工業(yè)園區(qū)碼頭。在對(duì)H工業(yè)園區(qū)碼頭建設(shè)項(xiàng)目進(jìn)行了深入的研究之后,本文對(duì)項(xiàng)目的經(jīng)濟(jì)性進(jìn)行了評(píng)價(jià),從而希望能夠?yàn)樵擁?xiàng)目的推進(jìn)給出建議。本文先是對(duì)H工業(yè)園碼頭建設(shè)項(xiàng)目的項(xiàng)目背景和意義進(jìn)行了介紹,隨后對(duì)項(xiàng)目經(jīng)濟(jì)評(píng)價(jià)理論的發(fā)展歷程和評(píng)價(jià)的各種方法進(jìn)行了論述,最后根據(jù)各種財(cái)務(wù)評(píng)價(jià)指標(biāo)和不確定性分析方法,對(duì)H工業(yè)園區(qū)碼頭建設(shè)項(xiàng)目籌措資金的情況、項(xiàng)目的經(jīng)濟(jì)效益、項(xiàng)目的不確定性和社會(huì)性這幾個(gè)方面進(jìn)行了全面細(xì)致的探討研究。在結(jié)合了各種分析結(jié)果之后,本文對(duì)項(xiàng)目給出了綜合分析和結(jié)論建議,進(jìn)而表明該項(xiàng)目實(shí)施后會(huì)有一定的盈利能力且社會(huì)影響也較好,具有一定的實(shí)踐意義,并且希望通過(guò)對(duì)該項(xiàng)目的論證,為日后的碼頭建設(shè)項(xiàng)目開(kāi)發(fā)提供參考。
[Abstract]:H Industrial Park is an industrial park with cross-river linkage and cross-region development in the form of garden. It is located in the Haimen Port Industry and Trade Zone, Haimen Economic Development Zone. The total planned area for the first phase is about 2.5 square kilometers. It has about 1.5 km of the bank line of the new river and sea port and 1 km of the bank of the Yangtze River. In the planning, it is the main steel structure manufacture, assembly and manufacture, warehousing, logistics, processing and distribution, and comprehensive utilization and processing of the resources, etc., which belongs to the Nantong Port and the Port Line H Industrial Park, which belongs to the Nantong Port and Tonghai Port area. In order to make better use of the resources of the port shoreline, to make the water transportation of finished products more smooth after completion in the future, and to provide better services to the regional economic development and construction, In the park, the initial wharf construction project of the New River and Haihe River is intended to be used, that is, the H Industrial Park wharf. After a thorough study of the H Industrial Park wharf construction project, this paper evaluates the economy of the project. This paper first introduces the project background and significance of the H industrial park wharf construction project, and then discusses the development course of the project economic evaluation theory and various evaluation methods. Finally, according to various financial evaluation indicators and uncertainty analysis methods, the financing of the H industrial park wharf construction project and the economic benefits of the project are discussed. The uncertainty and sociality of the project are discussed in detail. After combining the various analysis results, this paper gives a comprehensive analysis and conclusions of the project. It shows that the project will have a certain profitability and good social impact after the implementation of the project, which has certain practical significance, and hopes to provide a reference for the future development of the wharf construction project through the demonstration of the project.
