基于EPC模式的高校建筑節(jié)能改造項(xiàng)目管理研究
[Abstract]:Colleges and universities have encountered many difficulties in carrying out "energy-saving" campus construction, such as how to solve the source of energy saving transformation funds, the acquisition of transformation technology and equipment, and so on. It is urgent to seek a new management mode to adapt to the development of colleges and universities. During the twelfth five-year plan, China listed the contract energy management promotion project as the four major energy conservation projects. Through the use of energy-saving service companies to provide its specialized, technical integration of the advantages of services, and to solve the problem of financial expenditure, it is a new exploration for our university to build "energy-saving" and "energy-saving" campus. In this paper, the management of applying contract energy management mode in colleges and universities is studied thoroughly, and the theory and method of energy saving service company management are put forward, which provides a theoretical basis for practical application. This paper mainly includes six parts. The first chapter is the introduction. The main research background, research purposes, domestic and foreign research status and innovation of this paper to introduce. Based on the analysis of the difficulties encountered by colleges and universities in retrofitting existing buildings with energy conservation and emission reduction, this paper puts forward the idea of applying the contract energy management mode. The second chapter is the introduction of contract energy management mode. This paper defines the meaning, type and characteristics of contract energy management, analyzes the meaning, type and business characteristics of energy-saving service company, compares the contract energy management project with the general project management mode. And has already applied the contract energy management pattern to carry on the transformation to our country to carry on the analysis. The third chapter is the value management of the project. In the evaluation of the value of energy-saving transformation project, scholars at home and abroad and most of the energy-saving service companies adopt the method of net present value evaluation (NPV), which can not really reflect the actual value of the project. Aiming at the defects of the evaluation method of net present value (NPV), this paper applies the Black-Scholes model (Black-Scholes Model) to the calculation, which provides a new way of thinking and quantitative analysis for the investment evaluation of the contract energy management project. The fourth chapter is the contract management of the project. This paper defines the concept of energy service contract, analyzes its legal characteristics, and compares it with other related contracts. Based on the game theory (Game Theory), principal-agent theory (Principal-agent Theory), the incentive and constraint model of architectural energy-saving service contract is established, and the terms of energy-saving service contract in colleges and universities are put forward from the point of view of reality. The fifth chapter is the quality management of the project. This paper defines the connotation of building energy-saving service quality, puts forward the methods and ideas of building energy-saving service quality management combined with the methods of supervision and management of construction quality in our country, and establishes the evaluation index system of service quality. A method of quality of service (QoS) evaluation based on gray level comprehensive evaluation (Gray Evaluation) model is proposed. The sixth chapter is the conclusion and prospect.
