東城明珠房地產(chǎn)開(kāi)發(fā)項(xiàng)目成本管理研究

【摘要】:自改革開(kāi)放以來(lái),我國(guó)房地產(chǎn)行業(yè)經(jīng)歷了很大的發(fā)展,其面臨的經(jīng)濟(jì)環(huán)境和社會(huì)環(huán)境已經(jīng)發(fā)生了很大的變化,傳統(tǒng)的成本管理思想也日益越顯得落后,難以適應(yīng)新的經(jīng)濟(jì)形勢(shì)的發(fā)展。近幾年,我國(guó)房地產(chǎn)行業(yè)進(jìn)入了新的調(diào)整期,世界經(jīng)濟(jì)還沒(méi)有完全擺脫金融危機(jī)的影響,國(guó)家又收緊銀根,使得信貸資金更是捉襟見(jiàn)肘,因此,房地產(chǎn)開(kāi)發(fā)項(xiàng)目的成本管理愈發(fā)的重要。 企業(yè)進(jìn)行項(xiàng)目開(kāi)發(fā)的最終目的是為獲得最大的經(jīng)濟(jì)效益,而成本控制正是提高企業(yè)經(jīng)濟(jì)效益的重要手段。因此必須對(duì)項(xiàng)目開(kāi)發(fā)成本進(jìn)行有效的控制和管理,通過(guò)降低成本取得競(jìng)爭(zhēng)優(yōu)勢(shì),使企業(yè)成本能夠低于行業(yè)平均水平。 本文選取東城明珠房地產(chǎn)項(xiàng)目進(jìn)行成本管理研究,理論與實(shí)際相結(jié)合,因此該研究具有很深的現(xiàn)實(shí)意義。 本文把東城明珠房地產(chǎn)項(xiàng)目作為主要的研究對(duì)象,將其與房地產(chǎn)項(xiàng)目成本管理的現(xiàn)代理論進(jìn)行結(jié)合,并融合了自身從事房地產(chǎn)項(xiàng)目管理的一些經(jīng)驗(yàn)與體會(huì),從房地產(chǎn)項(xiàng)目的施工建設(shè)成本估算、施工中的成本控制及成本考核等方面對(duì)房地產(chǎn)項(xiàng)目管理進(jìn)行了論述。 在對(duì)項(xiàng)目進(jìn)行分析之后,總結(jié)了東城明珠項(xiàng)目成本管理存在的問(wèn)題及成因,針對(duì)項(xiàng)目的成本超支提出項(xiàng)目成本管理體系的設(shè)想。在項(xiàng)目成本管理體系的設(shè)計(jì)部分,本文依次從成本估算、成本預(yù)算、成本考核、成本控制角度進(jìn)行了研究,最后給出確保東城明珠項(xiàng)目成本管理能夠順利實(shí)施的保障措施。 本文通過(guò)分析東城明珠項(xiàng)目中各種因素對(duì)房地產(chǎn)項(xiàng)目成本管理影響的研究,建立了一套項(xiàng)目成本管理和控制的體系,希望能夠提升成本管理的水平并提供參考與借鑒。
[Abstract]:Since the reform and opening up, China's real estate industry has experienced great development, its economic and social environment has undergone great changes, the traditional idea of cost management has become increasingly backward. It is difficult to adapt to the development of the new economic situation. In recent years, the real estate industry of our country has entered a new period of adjustment. The world economy has not completely escaped the influence of the financial crisis, and the country has tightened the monetary resources again, making the credit fund even more stretched. Therefore, The cost management of real estate development project becomes more and more important. The ultimate purpose of enterprise project development is to obtain the maximum economic benefits, and cost control is an important means to improve the economic efficiency of enterprises. Therefore, it is necessary to control and manage the project development cost effectively, and obtain the competitive advantage by reducing the cost, so that the enterprise cost can be lower than the average level of the industry. This paper chooses Dongcheng Mingzhu real estate project to carry on the cost management research, the theory and the practice unifies, therefore this research has the very deep realistic significance. This paper takes the Dongcheng Mingzhu real estate project as the main research object, combines it with the modern theory of the real estate project cost management, and integrates some experience and experience in the real estate project management. This paper discusses the management of real estate project from the aspects of construction cost estimation, construction cost control and cost assessment. After analyzing the project, this paper summarizes the existing problems and causes of cost management in Dongcheng Mingzhu project, and puts forward the assumption of project cost management system in view of the cost overrun of the project. In the design part of the project cost management system, this paper studies the cost estimation, cost budget, cost assessment and cost control in turn, and finally gives the guarantee measures to ensure the smooth implementation of the project cost management in Dongcheng Mingzhu project. By analyzing the impact of various factors on the cost management of real estate projects in Dongcheng Pearl Project, this paper sets up a set of project cost management and control system, hoping to improve the level of cost management and provide reference and reference.
