基于主成分分析的建設(shè)工程項(xiàng)目延期影響因素研究

【摘要】:房地產(chǎn)企業(yè)往往對(duì)建設(shè)工程的開發(fā)節(jié)奏控制比較嚴(yán)格,一些節(jié)點(diǎn)的脫節(jié)都可能造成工程延期,而且還可能導(dǎo)致成本的增加以及一些工程質(zhì)量問題。作者在地產(chǎn)公司工程部實(shí)習(xí)過程中參與了消防驗(yàn)收、交房等活動(dòng),感受到工程部對(duì)建設(shè)節(jié)奏、節(jié)點(diǎn)的重視程度,對(duì)延期影響因素研究具有一定的價(jià)值,,故選延期影響因素作為研究課題。 文章針對(duì)我國(guó)工程項(xiàng)目建設(shè)中經(jīng)常因受到眾多因素影響而出現(xiàn)工程延期的現(xiàn)象,且國(guó)內(nèi)對(duì)工程延期影響因素的相關(guān)研究尚不夠深入的情況下,通過分析、評(píng)價(jià)建設(shè)工程項(xiàng)目延期的主要影響因素,并提出相應(yīng)的防范措施,對(duì)確保工程項(xiàng)目的順利建成并及時(shí)發(fā)揮其投資效益具有一定理論價(jià)值和重要的現(xiàn)實(shí)意義。文章綜合運(yùn)用了文獻(xiàn)研究法、專家訪談法、問卷調(diào)研研究法、定性分析與定量分析相結(jié)合方法、實(shí)證分析等方法。先是對(duì)工程延期相關(guān)的研究及理論進(jìn)行了梳理和回顧,分析了國(guó)外關(guān)于延期研究的兩個(gè)主要流派的主要觀點(diǎn)并進(jìn)行了對(duì)比,闡述了國(guó)內(nèi)對(duì)于延期方面研究主要觀點(diǎn),為得到影響中國(guó)建設(shè)工程延期影響因素及構(gòu)建模型做了理論鋪墊。接著闡述了文章涉及到的基礎(chǔ)理論,即建設(shè)工程項(xiàng)目管理的相關(guān)理論、建設(shè)工程項(xiàng)目進(jìn)度管理的相關(guān)理論等等,通過對(duì)這些相關(guān)理論的研究為后文分析工程延期影響因素、確定分析方法以及構(gòu)建評(píng)價(jià)模型奠定理論基礎(chǔ)。根據(jù)文獻(xiàn)研究法初步確定影響工程延期影響因素的WBS網(wǎng)絡(luò)圖,并結(jié)合專家訪談法最終確定了建設(shè)工程延期影響因素表,為后面實(shí)例分析提供了基礎(chǔ)。文章詳細(xì)介紹了主成分分析法的相關(guān)理論及基于主成分分析法評(píng)價(jià)模型的構(gòu)建過程,即有效變量的篩選、主成分分析法適用性檢驗(yàn)、確定主成分因子的數(shù)量、確定主成分因子的荷載分布及主成分因子表達(dá)式、主成分因子重新命名及解釋;文章結(jié)合前面得到的39個(gè)延期影響因素,對(duì)評(píng)價(jià)模型進(jìn)行實(shí)例分析,通過評(píng)價(jià)模型的具體運(yùn)用最終得到并解釋了7個(gè)工程延期的主成分因子,即:施工現(xiàn)場(chǎng)管理因子、溝通管理因子、設(shè)計(jì)管理因子、項(xiàng)目前期準(zhǔn)備管理因子、成本管理因子、資源管理因子、質(zhì)量管理因子。 論文根據(jù)主成分評(píng)價(jià)模型得到的引起建設(shè)工程項(xiàng)目主要延期因素的7個(gè)主成分因子,針對(duì)性地提出預(yù)防工程延期的措施,文章的研究成果不僅能夠完善工程項(xiàng)目管理體系,并且能夠?yàn)楣こ添?xiàng)目管理者改善工程項(xiàng)目延期的現(xiàn)狀提供較好的參考與借鑒。
[Abstract]:Real estate enterprises often have strict control over the pace of development of construction projects, and the disjointing of some nodes may result in project delays. It may also lead to the increase of cost and some problems of engineering quality. The author participated in the fire control acceptance, house delivery and other activities in the internship process of the engineering department of the real estate company, and felt that the engineering department attached great importance to the construction rhythm and node. It has certain value to the research of delay influencing factors, so we choose delay factors as the research topic. In view of the phenomenon that the project delay often occurs because of the influence of many factors in the construction of the project in our country, and the related research on the influencing factors of the project delay in our country is not deep enough, through the analysis, To evaluate the main factors affecting the delay of construction projects, and to put forward the corresponding preventive measures, It has certain theoretical value and important practical significance to ensure the smooth construction of engineering project and bring its investment benefit into full play in time. The paper synthetically applies literature research method, expert interview method, questionnaire research method, etc. The qualitative analysis combined with quantitative analysis, empirical analysis and other methods. First of all, the related research and theory of project delay are reviewed and reviewed, and the main viewpoints of two main schools of delay research abroad are analyzed and compared. This paper expounds the main viewpoints of the research on delay in China, and makes a theoretical foundation for obtaining the influencing factors and the construction model of the delay of construction projects in China, and then expounds the basic theory involved in the article. That is, the related theories of construction project management, construction project schedule management and so on. This paper establishes the theoretical foundation for determining the analysis method and the construction of evaluation model. According to the literature research method, the paper preliminarily determines the WBS network diagram that affects the factors affecting the delay of the project, and finally determines the table of the influencing factors of the delay of the construction project in combination with the expert interview method. The related theory of principal component analysis and the construction process of evaluation model based on principal component analysis are introduced in detail, that is, the selection of effective variables, the applicability test of principal component analysis. The number of principal component factors, the load distribution of principal component factors, the expression of principal component factors, the renaming and interpretation of principal component factors are determined. Through the concrete application of the evaluation model, seven principal component factors of project delay are obtained and explained, that is, construction site management factor, communication management factor, design management factor, pre-project preparation management factor, cost management factor, etc. Resource management factor, quality management factor. According to the seven principal component factors that cause the main delay factors of the construction project, the paper puts forward the measures to prevent the delay of the project. The research results of the paper can not only perfect the project management system. And can provide better reference and reference for project manager to improve the status quo of project extension.
