Abstract: Small towns as the object, this study selected 22 factors, the survey data of 26 small towns in Wenzhou area based, using the SPSS19.0 software, by variance analysis and regression analysis method of combining, carry out an empirical study on the satisfaction of residential property service. The results show that: the smaller influence factors of property service satisfaction include the basic feature of owner, the arrival time and property fee standard，the bigger influence factors of property service satisfaction include commissioned by the property services and housing property types.In the 12 influencing factors of property service satisfaction, solve the 
complaints from owners and service attitude are two greatest influencing factors,
coefficients were 0.444 and 0.234.This research can help to formulate policies that enhance residential property service level and optimizing the living environment
of the small town.

一、引言

小城鎮(zhèn)亦城亦鄉(xiāng)[1]，是新型城鎮(zhèn)化的關(guān)鍵，通過(guò)物業(yè)服務(wù)改善人居環(huán)境，提升小城鎮(zhèn)的吸引力，可促進(jìn)我國(guó)新型城鎮(zhèn)化戰(zhàn)略的實(shí)現(xiàn)。當(dāng)前大中型城市居住物業(yè)服務(wù)覆蓋已接近飽和狀態(tài)，而農(nóng)村物業(yè)服務(wù)市場(chǎng)幾近空白。小城鎮(zhèn)具有城鄉(xiāng)聯(lián)結(jié)協(xié)調(diào)功能，是城鄉(xiāng)聯(lián)系的必經(jīng)環(huán)節(jié)[2]，在小城鎮(zhèn)房地產(chǎn)市場(chǎng)快速發(fā)展的背景下，研究小城鎮(zhèn)居住物業(yè)服務(wù)滿(mǎn)意度，，可為政府相關(guān)主管部門(mén)制定政策提供參考，也可為物業(yè)服務(wù)企業(yè)深刻認(rèn)識(shí)小城鎮(zhèn)物業(yè)服務(wù)屬性，拓展物業(yè)服務(wù)市場(chǎng)提供借鑒。
