金屋房地產(chǎn)貸款項目財務風險評估研究

【摘要】:隨著我國經(jīng)濟的快速發(fā)展和城鎮(zhèn)化進程的不斷推進,房地產(chǎn)項目在經(jīng)濟建設中日益起到中流砥柱的作用。而對于大中型房地產(chǎn)開發(fā)項目,資金投入量巨大,越來越多的地產(chǎn)商開始與銀行尋求合作,借助貸款完成工程。項目的管理者為了更好地利用外部投資,必須有責任識別項目運營過程中的各方面財務風險,,從而采取各項措施降低財務風險來確保項目目標的實現(xiàn)。 首先,本文對財務風險的定義和分類進行了研究。通過分析國內(nèi)外有關財務風險的相關資料,并且將國內(nèi)外專家學者的觀點加以吸收融合,對財務風險概念和分類進行重新的界定。 其次,房地產(chǎn)貸款項目財務風險評估體系與模型設計。在明確房地產(chǎn)貸款項目財務風險評估體系構建原則的基礎上,通過調(diào)查問卷的方式選取評估指標,進而利用層次分析法確定各個評估指標權重,并運用模糊綜合評價法設計項目財務風險評估模型。 再次,以金屋房地產(chǎn)貸款項目為例,對項目財務風險評估進行實證分析。通過分析金屋房地產(chǎn)項目的財務等方面的各項內(nèi)容,建立財務風險評估指標體系,并對金屋房地產(chǎn)項目財務風險存在的各項問題進行分析。 最后,從房地產(chǎn)項目財務風險產(chǎn)生的原因出發(fā),從項目相關單位指標和項目評價指標兩個方面提出具有針對性的對策建議。
[Abstract]:With the rapid development of China's economy and the continuous progress of urbanization, real estate projects play an increasingly important role in economic construction. For large and medium-sized real estate development projects, the amount of capital investment is huge, more and more real estate developers began to cooperate with banks, with the help of loans to complete the project. In order to make better use of external investment, project managers must be responsible for identifying all aspects of financial risks in the process of project operation, so as to take measures to reduce financial risks to ensure the realization of project objectives. First of all, this paper studies the definition and classification of financial risk. By analyzing the relevant data of financial risk at home and abroad, and absorbing and integrating the views of experts and scholars at home and abroad, the concept and classification of financial risk are redefined. Secondly, the real estate loan project financial risk assessment system and model design. On the basis of defining the construction principle of real estate loan project financial risk assessment system, the evaluation index is selected by questionnaire, and then the weight of each evaluation index is determined by analytic hierarchy process (AHP), and the fuzzy comprehensive evaluation method is used to design the project financial risk assessment model. Thirdly, taking Jinwu real estate loan project as an example, this paper makes an empirical analysis on the financial risk assessment of the project. Based on the analysis of the financial aspects of Jinwu real estate project, this paper establishes the financial risk assessment index system, and analyzes the problems existing in the financial risk of Jinwu real estate project. Finally, starting from the causes of the financial risk of the real estate project, this paper puts forward some countermeasures and suggestions from two aspects: the project related unit index and the project evaluation index.
