【摘要】：筆者以某大酒店為例,提出了收益法評估大酒店房地產(chǎn)的技術(shù)路線與方法 .重點闡述估價過程中有關(guān)客觀年總收益、客觀年總費用、還原利率等估價參數(shù)確定等技術(shù)難點,最終測算出大酒店的房地產(chǎn)價格。
[Abstract]:Taking a hotel as an example, the author puts forward the technical route and method of evaluating hotel real estate by income method. This paper focuses on the technical difficulties in determining the valuation parameters, such as objective annual total income, objective annual total cost, reduced interest rate and so on, and finally calculates the real estate price of the hotel.
