浦發(fā)銀行大連分行房地產(chǎn)信貸客戶選擇研究
[Abstract]:Credit customer is the main contributor of commercial bank profit, especially the real estate credit customer plays an important role in the commercial bank credit customer. With the deepening of the regulation and control of the real estate industry, how to better select the real estate credit customers in order for commercial banks to obtain high quality customers and effectively control the risk, It has become an important research content of bank customer selection. How to form a set of efficient and accurate real estate customer selection system is related to the success or failure of Pudong Development Bank Dalian Branch in the same industry competition. By describing the evaluation method of Pudong Development Bank in the selection of real estate credit customers, this paper deeply studies the meaning of each of them, and makes an in-depth study on some of the limitations of the evaluation, and finds out its limitations. And put forward the improvement plan. This paper is divided into five parts. The first chapter puts forward the question, expounding the importance of customer selection method to the development of real estate credit business of Pudong Development Bank Dalian Branch. According to the current research situation of customer selection and evaluation methods at home and abroad, this paper puts forward the research ideas and adopted technical route. The second chapter introduces the concept and characteristics of real estate credit, the method and theory of customer selection in commercial banks. This paper describes three popular customer selection methods: 5C evaluation method, customer relationship management method and credit rating method. The third chapter discusses the existing real estate credit customer selection methods in Dalian Branch of Pudong Development Bank, analyzes each part, and points out that there are some defects in the profitability part, the operational ability part and the competitiveness part, etc. And analyze its limitation. The fourth chapter puts forward the improvement scheme, aiming at the defects of the previous analysis to improve and perfect. The fifth chapter verifies the example, takes Dalian YD Group as an example, and evaluates the effect of the improvement measures in this paper. The research focus of this paper is to analyze the current real estate customer selection methods of Pudong Development Bank, and to improve and supplement the individual defined fuzzy evaluation indicators. It is expected that the real estate selection method of Dalian Pudong Development Bank can reflect the situation of the enterprise more objectively and can provide more effective basis for the bank to judge the customer selection.
