【摘要】：日本進(jìn)入老齡社會的時(shí)間比較早,養(yǎng)老地產(chǎn)業(yè)的發(fā)展水平很高。表現(xiàn)在:日本關(guān)于老年地產(chǎn)的法律法規(guī)全面且具體;日本對老年居所的規(guī)劃非常成熟,產(chǎn)品豐富,配套服務(wù)完善;由于有政府資助和護(hù)理保險(xiǎn)制度,日本的老年地產(chǎn)都有一定規(guī)模的盈利。中國是全世界老年人口最多的國家,中國的養(yǎng)老地產(chǎn)業(yè)還處于起步階段,產(chǎn)業(yè)相關(guān)的政策細(xì)則不夠明晰、老年居所數(shù)量不足、護(hù)理服務(wù)低水平設(shè)置、企業(yè)尚未找到明確的盈利模式。日本發(fā)展養(yǎng)老地產(chǎn)業(yè)的一些經(jīng)驗(yàn)值得中國借鑒。
[Abstract]:Japan entered the aging society earlier, pension real estate industry development level is very high. In Japan, the laws and regulations on the real estate for the elderly are comprehensive and specific, the planning of the residence for the elderly in Japan is very mature, the products are rich, and the supporting services are perfect. Thanks to government-funded and nursing insurance systems, Japan's elderly real estate is profitable on a certain scale. China is the country with the largest number of elderly people in the world. China's pension real estate industry is still in its infancy. The policy details related to the industry are not clear enough, the number of homes for the elderly is insufficient, and the level of nursing services is low. Companies have yet to find a clear profit model. Some of Japan's experience in the development of pension real estate industry is worth learning from China.
