房價波動影響因素研究--基于2005-2015年數(shù)據(jù)的實證分析

【摘要】:房地產(chǎn)價格劇烈波動是有關社會經(jīng)濟發(fā)展的重大問題,文章從人口因素、宏觀經(jīng)濟因素、房地產(chǎn)行業(yè)因素、市場需求因素四個方面,收集2005-2015年與商品房價格有關數(shù)據(jù),通過實證分析發(fā)現(xiàn):人均GDP、居民人均可支配收入和房地產(chǎn)施工面積與商品房價格呈負相關,并非推動房價上漲的因素;城鎮(zhèn)化水平、房地產(chǎn)國內貸款額和城鄉(xiāng)居民年末儲蓄存款余額與商品房價格正相關,是推動房價上漲的重要因素,其中城鎮(zhèn)化水平影響最顯著。
[Abstract]:The sharp fluctuation of real estate prices is a major problem related to social and economic development. This paper collects data related to commodity housing prices from four aspects: population factor, macroeconomic factor, real estate industry factor and market demand factor. Through empirical analysis, it is found that: per capita GDP, per capita disposable income and real estate construction area are negatively correlated with the price of commercial housing, not a factor to promote the rise of house prices. The amount of real estate loans and the balance of savings deposits of urban and rural residents at the end of the year are positively related to the price of commercial housing, which is an important factor to promote the rise of house prices, among which the level of urbanization is the most significant.
