【摘要】:中國(guó)的房地產(chǎn)也已經(jīng)走過(guò)二十多個(gè)年頭,迄今為止它已經(jīng)成為我國(guó)經(jīng)濟(jì)產(chǎn)業(yè)不可或缺的必要組成部分、與國(guó)計(jì)相關(guān)與民生相聯(lián)的重要產(chǎn)業(yè)。但是,資金緊張,融資困難已經(jīng)成為擺在眾多房地產(chǎn)企業(yè)面前的“卡脖”問(wèn)題。融資問(wèn)題不解決,企業(yè)的持續(xù)發(fā)展將成為天方夜譚。 龍?chǎng)蔚禺a(chǎn)公司屬于典型的資金密集型行業(yè),資金周轉(zhuǎn)量較大,客觀上需要完善的金融政策和制度作保障;主觀上需要有大量的資金做后盾。所以,公司力求節(jié)約財(cái)務(wù)成本,尋求適合本企業(yè)的融資渠道,是龍?chǎng)蔚禺a(chǎn)公司多年以來(lái)謀求生存發(fā)展的重要策略。 本文以房地產(chǎn)企業(yè)為著眼點(diǎn),以龍?chǎng)蔚禺a(chǎn)公司為研究對(duì)象,來(lái)分析研究如何制定合理的融資方案,優(yōu)化該企業(yè)的融資模式,進(jìn)而找出突破融資困境的新辦法,通過(guò)分析龍?chǎng)喂镜娜谫Y現(xiàn)狀,探究其問(wèn)題癥結(jié)并提出優(yōu)化改進(jìn)方案及對(duì)策。 首先,本文梳理了國(guó)內(nèi)外對(duì)于房地產(chǎn)企業(yè)理論的文獻(xiàn)研究;接下來(lái),闡述了融資相關(guān)理論;并對(duì)我國(guó)房地產(chǎn)企業(yè)現(xiàn)有的各種融資模式進(jìn)行了詳實(shí)的比較分析。然后,介紹了龍?chǎng)蔚禺a(chǎn)公司基本情況之后,詳細(xì)闡述了其融資現(xiàn)狀與存在的問(wèn)題并對(duì)問(wèn)題產(chǎn)生的原因予以分析,論文最后,提出了保障龍?chǎng)喂拘碌娜谫Y模式和方案順利實(shí)施的措施建議;在此基礎(chǔ)之上,結(jié)合公司實(shí)際項(xiàng)目實(shí)例予以優(yōu)化設(shè)計(jì),展示優(yōu)化效果。 房地產(chǎn)企業(yè)只有結(jié)合自身特點(diǎn),根據(jù)開(kāi)發(fā)項(xiàng)目不同的開(kāi)發(fā)階段、不同的項(xiàng)目類型來(lái)進(jìn)行創(chuàng)新融資,不斷優(yōu)化融資模式,靈活選擇適合自身發(fā)展的融資方式,才能徹底從融資困境中解放出來(lái),從根本上解決自身血液的輸送問(wèn)題。 本文通過(guò)對(duì)龍?chǎng)蔚禺a(chǎn)公司這一具有代表性的中小房地產(chǎn)企業(yè)的研究,找出問(wèn)題,分析問(wèn)題并解決了問(wèn)題,由此而得到的研究結(jié)論,對(duì)遇到同樣問(wèn)題的其他房地產(chǎn)企業(yè)來(lái)說(shuō)具有一定的實(shí)踐指導(dǎo)意義及參考價(jià)值。
[Abstract]:China's real estate has also gone through more than 20 years, so far it has become an indispensable part of China's economic industry, and related to the people's livelihood and important industries. However, capital is tight. Financing difficulties have become the "neck" problem in front of many real estate enterprises. If the financing problem is not solved, the sustainable development of the enterprise will become a myth. Longxin Real Estate Company is a typical capital-intensive industry with a large turnover of funds, which objectively needs to be protected by sound financial policies and systems. Therefore, it is an important strategy for Longxin Real Estate Company to strive to save financial cost and seek suitable financing channels for the company for many years. This paper takes the real estate enterprise as the starting point, takes Longxin real estate company as the research object, analyzes and studies how to formulate the reasonable financing plan, optimizes the financing mode of the enterprise, and then finds out the new method to break through the financing predicament. By analyzing the current financing situation of Longxin Company, this paper probes into the crux of its problems and puts forward the optimized improvement scheme and countermeasures. First, this article combs the domestic and foreign literature research for the real estate enterprise theory; Then, the related theory of financing is expounded. Then, after introducing the basic situation of Longxin Real Estate Company, the author makes a detailed comparative analysis of the existing financing modes of real estate enterprises in China. The present financing situation and existing problems of the company are described in detail, and the causes of the problems are analyzed. Finally, the paper puts forward the measures to ensure the smooth implementation of the new financing model and scheme of Longxin Company. On this basis, combined with the actual project of the company to optimize the design, show the optimization effect. Real estate enterprises only combine their own characteristics, according to different stages of development projects, different types of projects to carry out innovative financing, constantly optimize the financing model, flexible choice of financing methods suitable for their own development. In order to completely free from the financing difficulties, fundamentally solve their own blood delivery problem. This article through the Longxin real estate company this has the representative small and medium-sized real estate enterprise's research, finds out the question, analyzes the question and has solved the question, thus obtains the research conclusion. It has certain practical guiding significance and reference value for other real estate enterprises that encounter the same problems.
