【摘要】:房地產(chǎn)評(píng)估是一個(gè)歷史悠久的行業(yè),有著數(shù)百年的發(fā)展歷史,而中國(guó)的房地產(chǎn)評(píng)估則是剛剛起步,僅僅經(jīng)歷了十幾年的發(fā)展。在這十幾年間,伴隨著房地產(chǎn)市場(chǎng)的興旺,房地產(chǎn)評(píng)估行業(yè)得到了長(zhǎng)足的發(fā)展,房地產(chǎn)評(píng)估行業(yè)對(duì)于社會(huì)經(jīng)濟(jì)發(fā)展的重要作用已經(jīng)受到了廣泛的認(rèn)可。 我國(guó)房地產(chǎn)評(píng)估行業(yè)發(fā)展到今天,面臨著諸多的新情況。一方面是醞釀中的房產(chǎn)稅,一旦以評(píng)估結(jié)果作為房產(chǎn)稅的計(jì)稅依據(jù),將極大的推動(dòng)批量評(píng)估技術(shù)在中國(guó)的普及,這勢(shì)必會(huì)嚴(yán)重沖擊傳統(tǒng)的房地產(chǎn)評(píng)估市場(chǎng);另一方面是社會(huì)上對(duì)房地產(chǎn)評(píng)估的需求大大增加且呈現(xiàn)多樣化的趨勢(shì),這些評(píng)估需求主要體現(xiàn)在咨詢策劃等高端評(píng)估服務(wù)上,而非傳統(tǒng)的房地產(chǎn)評(píng)估業(yè)務(wù),但目前國(guó)內(nèi)大多數(shù)房地產(chǎn)評(píng)估企業(yè)不具備開(kāi)展這些高端業(yè)務(wù)的實(shí)力。 機(jī)遇往往與挑戰(zhàn)共存,在房地產(chǎn)評(píng)估企業(yè)面臨著如此之多的難題時(shí),能夠順應(yīng)時(shí)代發(fā)展,合理應(yīng)對(duì)挑戰(zhàn)的企業(yè)將會(huì)得到更大的發(fā)展空間。為此,房地產(chǎn)評(píng)估企業(yè)應(yīng)當(dāng)通過(guò)轉(zhuǎn)變經(jīng)營(yíng)思路,擴(kuò)展業(yè)務(wù)范圍,改變盈利模式,提升技術(shù)實(shí)力等方式加強(qiáng)自身競(jìng)爭(zhēng)力,以適應(yīng)新時(shí)代背景下的房地產(chǎn)評(píng)估工作,并謀求更多的發(fā)展機(jī)會(huì)。 本文將通過(guò)對(duì)當(dāng)下市場(chǎng)環(huán)境變化趨勢(shì)的分析以及對(duì)相關(guān)企業(yè)轉(zhuǎn)型案例的研究,為房地產(chǎn)評(píng)估企業(yè)提出合理的轉(zhuǎn)型建議。
[Abstract]:Real estate evaluation is a long history of the industry, with hundreds of years of development history, and China's real estate evaluation is just beginning, only experienced more than ten years of development. With the prosperity of the real estate market, the real estate evaluation industry has been greatly developed, and the important role of the real estate evaluation industry for the social and economic development has been widely recognized. China's real estate evaluation industry has developed to today, facing many new situations. On the one hand, the real estate tax in the brewing, once the evaluation results as the tax basis of the property tax. It will greatly promote the popularization of batch evaluation technology in China, which is bound to seriously impact the traditional real estate evaluation market; On the other hand, the social demand for real estate evaluation greatly increases and presents a diversified trend. These needs are mainly reflected in consulting planning and other high-end evaluation services, rather than the traditional real estate evaluation business. But at present most domestic real estate appraisal enterprises do not have the strength to carry out these high-end business. Opportunities often coexist with challenges. When real estate evaluation enterprises are faced with so many difficult problems, enterprises that can adapt to the development of the times and reasonably cope with the challenges will get more space for development. Real estate evaluation enterprises should strengthen their competitiveness by changing their business ideas, expanding their business scope, changing their profit model, and enhancing their technological strength, in order to adapt to the real estate evaluation work in the new era. And seek more development opportunities. Through the analysis of the changing trend of the current market environment and the study of the relevant enterprise transformation cases, this paper puts forward some reasonable suggestions for the real estate evaluation enterprises.
