【摘要】：近年來,中國的房地產行業(yè)取得了較快發(fā)展的同時也出現(xiàn)了一些問題,為此國家進行了多次宏觀調控但收效甚微。投資作為該行業(yè)的基本經濟活動貫穿了該行業(yè)的多個環(huán)節(jié),對房地產業(yè)的投資行為有一個清楚的認識無疑會促進該行業(yè)的健康發(fā)展。 筆者認為在影響投資的眾多因素當中,企業(yè)管理者作為投資的基本決策者,其影響是較大的。而興起于20世紀80年代的“高層梯隊理論”為該問題的研究提供了理論基礎。本文以2008—2012年滬深兩市A股上市的115家房地產公司的402個樣本值作為面板數(shù)據(jù),采用回歸模型實證檢驗了管理人背景特征對房地產公司投資的影響。研究發(fā)現(xiàn)： (1)管理人團隊成員背景特征的平均水平和異質性對房地產公司的投資有一定的影響。具體表現(xiàn)在：年輕的、新上任的、年齡分布較均勻以及管理團隊成員流動較大的管理人團隊更傾向于增加投資。 (2)從國有上市公司和非國有上市公司的比較看,’國有上市公司管理團隊成員的年齡因素對房地產投資的影響更顯著,而非國有上市公司管理團隊成員的任期因素及團隊成員的變動情況對房地產投資的影響更顯著。 (3)從管理團隊成員整體背景特征和董事長或總經理單個領導背景特征對投資影響的比較來看,公司管理團隊成員的整體背景特征對公司投資行為的影響比單個領導的背景特征對公司投資的影響更顯著。 結合已有相關研究發(fā)現(xiàn),房地產行業(yè)管理人特征對公司行為的影響與其他行業(yè)大部分是相同的；相關研究結論具有一致性。本文的研究彌補了該行業(yè)相關研究的不足,拓展了研究房地產公司投資的視野并豐富了高階理論研究的內容。該研究對于房地產公司進行管理團隊組建有一定的參考意義。除此之外,本文提供了一種新的方法對項目投資額進行計算,供其他學者參考。
[Abstract]:In recent years , China ' s real estate industry has experienced some problems , and has made many macro - control but little effect for this country . Investment , as the basic economic activity of the industry , runs through several links in the industry , and has a clear understanding of the investment behavior of the real estate industry , which will undoubtedly promote the healthy development of the industry . The author thinks that , among the many factors that influence the investment , the influence of the enterprise manager as the basic decision - maker of the investment is bigger . The rise of the " high - rise echelon theory " in the 1980s provided a theoretical basis for the research of the problem . The paper takes 402 samples of 115 real estate companies listed in Shanghai - Shenzhen A - share in 2008 - 2012 as the panel data , and empirically tests the influence of the background characteristics of the administrator on the investment of real estate companies . ( 1 ) The average level and heterogeneity of the background characteristics of the members of the management team have a certain impact on the investment of real estate companies . ( 2 ) From the comparison between state - owned listed companies and non - state - owned listed companies , the age factors of the members of the state - owned listed companies ' management team are more significant to the real estate investment , while the tenure factors of the members of the management team of the non - state - owned listed companies and the change of the team members are more significant to the real estate investment . ( 3 ) From the comparison of the overall background characteristics of the management team members and the individual leadership background characteristics of the chairman or general manager to the investment influence , the influence of the overall background characteristics of the members of the company management team on the investment behavior of the company is more remarkable than the influence of the background characteristics of the single leader on the investment of the company . In addition , this paper provides a new method to calculate the project investment amount for reference by other scholars .
