【摘要】:近年來(lái),由于物流地產(chǎn)穩(wěn)定的投資回報(bào)率以及政策傾斜支持等原因,投資者們將大量資金紛紛流入物流地產(chǎn)市場(chǎng)。然而隨著物流地產(chǎn)的大規(guī)模建設(shè),開(kāi)發(fā)企業(yè)的資金、人才、技術(shù)等各方面的不足,,給項(xiàng)目能否成功運(yùn)營(yíng)帶來(lái)了巨大的考驗(yàn)。同時(shí),一方面銀行貸款作為地產(chǎn)開(kāi)發(fā)商們的重要融資渠道,另一方面商業(yè)銀行也想通過(guò)搶占新興的物流地產(chǎn)金融市場(chǎng)來(lái)擴(kuò)大投資領(lǐng)域,因此物流地產(chǎn)信貸風(fēng)險(xiǎn)正在不斷匯集,迫切需要一個(gè)具有針對(duì)性、實(shí)用性的物流地產(chǎn)信貸風(fēng)險(xiǎn)管理體系。 論文以物流地產(chǎn)項(xiàng)目信貸風(fēng)險(xiǎn)為研究對(duì)象,以物流產(chǎn)業(yè)、物流地產(chǎn)發(fā)展情況以及我國(guó)信貸風(fēng)險(xiǎn)管理現(xiàn)狀的分析為基礎(chǔ),找出影響物流地產(chǎn)信貸風(fēng)險(xiǎn)大小的主要因素。根據(jù)研究對(duì)象的自身特點(diǎn),站在商業(yè)銀行的角度,運(yùn)用多層次分析法和灰色系統(tǒng)理論中的灰色聚類(lèi)分析結(jié)合的多層次灰色綜合評(píng)價(jià)法,通過(guò)問(wèn)卷調(diào)查及實(shí)際案例研究,構(gòu)建了物流地產(chǎn)項(xiàng)目信貸風(fēng)險(xiǎn)評(píng)價(jià)體系。在定量、定性地分析了物流地產(chǎn)信貸風(fēng)險(xiǎn)的基礎(chǔ)上,對(duì)商業(yè)銀行提出了幾點(diǎn)風(fēng)險(xiǎn)防范建議,完善了物流地產(chǎn)信貸風(fēng)險(xiǎn)管理體系。
[Abstract]:In recent years, due to the stable return on investment of logistics real estate and preferential policy support, investors will flow a lot of money into the logistics real estate market. However, with the large-scale construction of logistics real estate. The lack of funds, talents, technology and other aspects of the development enterprise has brought a huge test to the successful operation of the project. At the same time, bank loans as an important financing channel for real estate developers. On the other hand, commercial banks also want to expand the investment field by seizing the emerging logistics real estate financial market, so the credit risk of logistics real estate is constantly converging, which urgently needs a targeted. Practical logistics real estate credit risk management system. The thesis takes the logistics real estate project credit risk as the research object, taking the logistics industry, the logistics real estate development situation as well as our country credit risk management present situation analysis as the foundation. Find out the main factors that affect the risk of logistics real estate credit. According to the characteristics of the study object, stand in the perspective of commercial banks. Using the multi-level analysis method and the grey cluster analysis in the grey system theory, the multi-level grey comprehensive evaluation method, through the questionnaire survey and the actual case study. On the basis of quantitative and qualitative analysis of the credit risk of logistics real estate project, this paper puts forward some risk prevention suggestions to commercial banks.
