【摘要】：近年來(lái)，，隨著生活水平的改善，人們對(duì)房屋的居住要求也在不斷地提高，精裝修住宅的市場(chǎng)需求日益增強(qiáng)。ZW房地產(chǎn)公司順應(yīng)住宅精裝修發(fā)展的趨勢(shì)，將精裝修住宅項(xiàng)目確定為公司今后的戰(zhàn)略發(fā)展重點(diǎn)之一。對(duì)于精裝修住宅項(xiàng)目來(lái)說(shuō)，材料采購(gòu)是精裝修項(xiàng)目中關(guān)鍵的環(huán)節(jié)。論文從材料的定位選型，材料招投標(biāo)、采購(gòu)管理、成本管理等幾方面，對(duì)材料采購(gòu)的全過(guò)程進(jìn)行了管理研究。 首先，論文進(jìn)行了國(guó)內(nèi)及西安市各大房地產(chǎn)企業(yè)材料選型的對(duì)比分析，并對(duì)ZW公司精裝修產(chǎn)品進(jìn)行了分析，確定了材料選型定位；其次，論文圍繞材料采購(gòu)招標(biāo)工作，分析了材料采購(gòu)的承發(fā)包模式、招標(biāo)管理以及合同形成過(guò)程；再次，論文設(shè)計(jì)了材料供應(yīng)、驗(yàn)收及成品保護(hù)管理的具體做法；最終，論文分析了精裝修住宅項(xiàng)目材料采購(gòu)管理各個(gè)階段的成本管理存在的問(wèn)題并提出了相應(yīng)的解決對(duì)策。 論文結(jié)論為ZW公司精裝修項(xiàng)目材料采購(gòu)的管理提供了科學(xué)依據(jù)，有助于ZW公司戰(zhàn)略發(fā)展目標(biāo)的實(shí)現(xiàn)，并且對(duì)其他企業(yè)精裝修項(xiàng)目材料全過(guò)程管理有借鑒價(jià)值。
[Abstract]:In recent years , with the improvement of living standard , people ' s living requirements for housing have been continuously improved , and the market demand of fine decoration houses has been increasing day by day . Firstly , the thesis makes a comparative analysis of the material selection of the large real estate enterprises in China and Xi ' an City , and analyzes the exquisite decoration products of the company . Secondly , the paper analyzes the construction mode , the bidding management and the contract forming process of the material procurement . Finally , the paper analyses the problems of the cost management in the management of the material procurement management in the fine decoration housing project and puts forward the corresponding solutions . The conclusion of this paper provides a scientific basis for the management of the material procurement of the decoration project , which is helpful to the realization of the strategic development goal of the company , and has reference value to the whole process management of the fine decoration project materials of other enterprises .
