【摘要】:房地產(chǎn)信貸項目風險一直以來都是銀行界關(guān)注的重點,在銀行資產(chǎn)中房地產(chǎn)信貸資產(chǎn)占絕大部分。隨著社會各界對房地產(chǎn)的評價呼聲越來越高,信貸問題已經(jīng)提上日程,,對房地產(chǎn)信貸項目的研究已經(jīng)迫在眉睫。本文全面系統(tǒng)論述房地產(chǎn)信貸概念及種類,并闡述房地產(chǎn)信貸風險種類及特征。采用模糊評價方法從地產(chǎn)項目參與人及地產(chǎn)項目主體方面進行風險綜合評價。根據(jù)評價結(jié)果從不同方面提出風險防范策略。 首先,論文全面系統(tǒng)論述房地產(chǎn)信貸概念及種類,并界定房地產(chǎn)信貸風險概念,闡述房地產(chǎn)信貸風險種類及特征,介紹房地產(chǎn)信貸風險相關(guān)理論及度量風險常用定量評價方法。 其次,以潤方地產(chǎn)開發(fā)商貸款信貸項目為例進行風險管理研究,在對潤方地產(chǎn)項目進行簡介的基礎上。從開發(fā)商、投資人、項目參與人方面,采用專家評分方法,利用模糊評價工具進行各方面風險綜合評價。 再次,從產(chǎn)品及市場、技術(shù)建設與運營、法律與財務結(jié)構(gòu)及調(diào)整事項、財務,投資預測及融資方案方面,利用模糊評價工具對項目主體各方面進行風險綜合評價。 最后,根據(jù)綜合風險評價結(jié)果,從宏觀、中觀以及微觀三個層面提出了銀行房地產(chǎn)信貸項目風險的防范監(jiān)管措施,對銀行的房地產(chǎn)信貸項目的風險降低提出了切實可行的建議。
[Abstract]:The real estate credit project risk has always been the focus of the bank ' s concern , and the real estate credit assets account for the vast majority of the bank assets . With the increasing demand for real estate in various sectors of the society , the credit problem has been put on schedule , and the research on the real estate credit project has been urgent . The comprehensive system of this paper discusses the concept and kind of real estate credit and expounds the types and characteristics of real estate credit risk . First , the paper systematically discusses the concept and type of real estate credit , and defines the concept of real estate credit risk , expounds the types and characteristics of real estate credit risk , and introduces the theory of real estate credit risk and the commonly used quantitative evaluation method of measurement risk . Secondly , taking the loan credit project of Runfang Real Estate Developers as an example , the risk management study is carried out on the basis of the introduction of the real estate project . From the aspects of the developers , investors and project participants , the expert scoring method is adopted to carry out the comprehensive evaluation of risks in all aspects by using the fuzzy evaluation tool . Thirdly , from the aspects of product and market , technology construction and operation , legal and financial structure and adjustment matters , finance , investment forecasting and financing schemes , the fuzzy evaluation tool is used to carry out comprehensive risk evaluation on all aspects of the project subject . Finally , according to the result of comprehensive risk evaluation , the article puts forward the prevention and supervision measures of bank real estate credit project risk from macro , meso and micro levels , and puts forward practical suggestions to reduce the risk of the bank ' s real estate credit project .
