【摘要】:房地產(chǎn)信貸項(xiàng)目風(fēng)險(xiǎn)一直以來(lái)都是銀行界關(guān)注的重點(diǎn),在銀行資產(chǎn)中房地產(chǎn)信貸資產(chǎn)占絕大部分。隨著社會(huì)各界對(duì)房地產(chǎn)的評(píng)價(jià)呼聲越來(lái)越高,信貸問(wèn)題已經(jīng)提上日程,,對(duì)房地產(chǎn)信貸項(xiàng)目的研究已經(jīng)迫在眉睫。本文全面系統(tǒng)論述房地產(chǎn)信貸概念及種類(lèi),并闡述房地產(chǎn)信貸風(fēng)險(xiǎn)種類(lèi)及特征。采用模糊評(píng)價(jià)方法從地產(chǎn)項(xiàng)目參與人及地產(chǎn)項(xiàng)目主體方面進(jìn)行風(fēng)險(xiǎn)綜合評(píng)價(jià)。根據(jù)評(píng)價(jià)結(jié)果從不同方面提出風(fēng)險(xiǎn)防范策略。 首先,論文全面系統(tǒng)論述房地產(chǎn)信貸概念及種類(lèi),并界定房地產(chǎn)信貸風(fēng)險(xiǎn)概念,闡述房地產(chǎn)信貸風(fēng)險(xiǎn)種類(lèi)及特征,介紹房地產(chǎn)信貸風(fēng)險(xiǎn)相關(guān)理論及度量風(fēng)險(xiǎn)常用定量評(píng)價(jià)方法。 其次,以潤(rùn)方地產(chǎn)開(kāi)發(fā)商貸款信貸項(xiàng)目為例進(jìn)行風(fēng)險(xiǎn)管理研究,在對(duì)潤(rùn)方地產(chǎn)項(xiàng)目進(jìn)行簡(jiǎn)介的基礎(chǔ)上。從開(kāi)發(fā)商、投資人、項(xiàng)目參與人方面,采用專(zhuān)家評(píng)分方法,利用模糊評(píng)價(jià)工具進(jìn)行各方面風(fēng)險(xiǎn)綜合評(píng)價(jià)。 再次,從產(chǎn)品及市場(chǎng)、技術(shù)建設(shè)與運(yùn)營(yíng)、法律與財(cái)務(wù)結(jié)構(gòu)及調(diào)整事項(xiàng)、財(cái)務(wù),投資預(yù)測(cè)及融資方案方面,利用模糊評(píng)價(jià)工具對(duì)項(xiàng)目主體各方面進(jìn)行風(fēng)險(xiǎn)綜合評(píng)價(jià)。 最后,根據(jù)綜合風(fēng)險(xiǎn)評(píng)價(jià)結(jié)果,從宏觀、中觀以及微觀三個(gè)層面提出了銀行房地產(chǎn)信貸項(xiàng)目風(fēng)險(xiǎn)的防范監(jiān)管措施,對(duì)銀行的房地產(chǎn)信貸項(xiàng)目的風(fēng)險(xiǎn)降低提出了切實(shí)可行的建議。
[Abstract]:The real estate credit project risk has always been the focus of the bank ' s concern , and the real estate credit assets account for the vast majority of the bank assets . With the increasing demand for real estate in various sectors of the society , the credit problem has been put on schedule , and the research on the real estate credit project has been urgent . The comprehensive system of this paper discusses the concept and kind of real estate credit and expounds the types and characteristics of real estate credit risk . First , the paper systematically discusses the concept and type of real estate credit , and defines the concept of real estate credit risk , expounds the types and characteristics of real estate credit risk , and introduces the theory of real estate credit risk and the commonly used quantitative evaluation method of measurement risk . Secondly , taking the loan credit project of Runfang Real Estate Developers as an example , the risk management study is carried out on the basis of the introduction of the real estate project . From the aspects of the developers , investors and project participants , the expert scoring method is adopted to carry out the comprehensive evaluation of risks in all aspects by using the fuzzy evaluation tool . Thirdly , from the aspects of product and market , technology construction and operation , legal and financial structure and adjustment matters , finance , investment forecasting and financing schemes , the fuzzy evaluation tool is used to carry out comprehensive risk evaluation on all aspects of the project subject . Finally , according to the result of comprehensive risk evaluation , the article puts forward the prevention and supervision measures of bank real estate credit project risk from macro , meso and micro levels , and puts forward practical suggestions to reduce the risk of the bank ' s real estate credit project .
