【摘要】:近些年來,我國的房地產(chǎn)發(fā)展的主要動力來自于住宅地產(chǎn)和商業(yè)地產(chǎn),并且進(jìn)入了平穩(wěn)發(fā)展期,相對來說發(fā)展更“穩(wěn)”而不是快。但房地產(chǎn)行業(yè)的再次發(fā)展并非不可能,而是要找到新的增長點,從而實現(xiàn)新的發(fā)展。就目前來看,住宅地產(chǎn)和商業(yè)地產(chǎn)在短時間內(nèi)無法帶動新的發(fā)展高潮,因此文化地產(chǎn)、養(yǎng)老地產(chǎn)和旅游地產(chǎn)則迎來了新的發(fā)展機(jī)遇。當(dāng)前,房地產(chǎn)的再次發(fā)展則要依靠文化地產(chǎn)、養(yǎng)老地產(chǎn)和旅游地產(chǎn)等具有特色的項目來帶動。對文化地產(chǎn)來說,其發(fā)展最為重要的就是“文化”。文化是地產(chǎn)項目的內(nèi)涵和靈魂所在。本文擬研究的世界華文傳媒交流中心項目即屬于文化地產(chǎn)項目的一種。而該交流中心順利竣工后,將成為世界華文論壇的常設(shè)會址,進(jìn)而能為世界華文論壇提供包括硬件措施在內(nèi)的服務(wù)。本文在對世界華文傳媒交流中心項目的市場環(huán)境、行業(yè)環(huán)境進(jìn)行分析的基礎(chǔ)上,對項目可能涉及的成本費用以及籌資情況進(jìn)行估算,主要目的是為了檢測該項目是否具有可行性,項目單位是否準(zhǔn)確以及該項目在盈利方面的具體效果如何,除此之外,還進(jìn)一步對影響效果的其他因素進(jìn)行分析并獲得相關(guān)的結(jié)論。
[Abstract]:In recent years, the main force of China's real estate development from residential real estate and commercial real estate, and entered a stable period of development, development is relatively more stable than fast. But the real estate industry development again is not impossible, but to find a new growth point, so as to realize the new development. At present, residential real estate and commercial real estate to drive the development of a new climax in a short period of time, so the cultural property, pension real estate and tourism real estate will usher in a new development opportunity. At present, the real estate development again depends on cultural property, pension real estate and Tourism real estate with the characteristics of the project to promote the culture. Real estate, it is important for the development of the "culture". Culture is the real estate project connotation and soul. The world Chinese media exchange center project intends to study that belong to cultural property to a . and the exchange center successfully completed, will become the world Chinese Forum permanent site, and can provide service for the measures, including the hardware world Chinese Forum. In this paper, the world Chinese media exchange center project market environment, based on the analysis of the industry environment, the project may involve the cost and the financing situation is estimated, the main purpose is to test whether the project is feasible, how the project unit is accurate and the project in terms of profitability, the specific effects, in addition, also the effect of other factors and obtain the relevant conclusions.
