重慶軌道交通地下站點(diǎn)商業(yè)業(yè)態(tài)適應(yīng)性影響因素的實(shí)證研究
[Abstract]:The construction of Chongqing rail transit network is at a high speed, but the commercial development of underground rail station lacks of systematic theoretical and technical support, resulting in the mass transit resources have not been fully utilized. In this paper, we select the commercial form of the underground railway station as the starting point, explore the factors affecting the adaptability of the commercial form of the underground railway station in Chongqing, and provide convincing basic data for the decision makers of the commercial development of the underground railway station. In order to clarify the influencing factors of commercial adaptability of underground railway stations, this paper studies the following four aspects: firstly, taking the current situation of railway commercial development in China as the research background, the concept of underground railway station commerce is introduced. The essential elements of site commercial development, the limitations of rail commerce compared with traditional real estate commercial projects, and the common characteristics of five kinds of business forms of rail sites are described in detail. At the same time, the location theory, the differentiation theory and the consumer behavior theory involved in the thesis are combed and studied, which lays a theoretical foundation for the theoretical analysis of the factors affecting the adaptability of the commercial form. Secondly, based on the literature research method, the paper combs the relevant documents of the commercial form, and identifies the influencing factors of the adaptability of the track commercial form. And from the regional environment, transportation accessibility, consumer characteristics, enterprise resources four aspects of the underground rail station commercial adaptability factors theoretical analysis, The theoretical model and hypothesis of influencing factors of commercial adaptability of underground railway stations are put forward. Thirdly, in order to verify the theoretical model of the commercial adaptability influencing factors proposed by the paper, through the investigation of Chongqing underground rail transit station and its connected area commercial configuration and business operation status quo. Collect the data of the influencing factors of the adaptability of the industrial form to carry on the empirical research. On the basis of the collected index data of the adaptability evaluation of the trade form, the principal component analysis method is used to reduce the dimension of the factors, and the main factors are extracted to evaluate the adaptability of the existing trades of each site. Based on the theoretical model, the structural equation model of the factors affecting the adaptability of the commercial conditions of rail transit is established. The parameters of the model are estimated and the overall fitting degree of the model is tested. The influence degree of each factor on adaptability in the graph of standardized causality path structure coefficient of five kinds of trade forms is analyzed, and the main factors influencing the adaptability of different trade state are obtained by ranking the influencing factors of each kind of trade state. Finally, as an attempt, based on the concept of entropy in physics, this paper uses information entropy function to quantitatively analyze the business equilibrium degree of different sites, and at the same time, according to the ranking results of the influencing factors of each business state in the model. Put forward constructive suggestions on the commercial configuration of underground railway station in Chongqing. Based on the commercial development and space use of underground stations of urban rail transit, this paper applies the mechanism of commercial pattern planning to the commercial development of underground stations of urban rail transit with special background. From qualitative research to quantitative research based on the corresponding theory and method, the paper provides convincing and basic data for the decision makers of underground railway stations.
