重慶軌道交通地下站點(diǎn)商業(yè)業(yè)態(tài)適應(yīng)性影響因素的實(shí)證研究

【摘要】:重慶軌道交通線(xiàn)網(wǎng)建設(shè)處于高速發(fā)展階段,但是對(duì)于軌道地下站點(diǎn)商業(yè)開(kāi)發(fā)缺乏系統(tǒng)的理論與技術(shù)支撐,導(dǎo)致軌道交通大客流的資源沒(méi)能得到充分利用。本文選取軌道交通地下站點(diǎn)商業(yè)業(yè)態(tài)為切入點(diǎn),探索重慶軌道地下站點(diǎn)商業(yè)業(yè)態(tài)適應(yīng)性影響因素,為軌道地下站點(diǎn)商業(yè)開(kāi)發(fā)決策者提供具有說(shuō)服力的基礎(chǔ)性資料。為厘清軌道交通地下站點(diǎn)商業(yè)業(yè)態(tài)適應(yīng)性影響因素,論文從以下四方面展開(kāi)研究:首先,以我國(guó)軌道商業(yè)開(kāi)發(fā)現(xiàn)狀為研究背景,對(duì)軌道地下站點(diǎn)商業(yè)的概念、站點(diǎn)商業(yè)開(kāi)發(fā)的必備要素、軌道商業(yè)相比于傳統(tǒng)的地產(chǎn)商業(yè)項(xiàng)目的局限以及軌道站點(diǎn)常見(jiàn)的五種業(yè)態(tài)特征進(jìn)行詳細(xì)闡述。同時(shí)對(duì)論文研究所涉及的區(qū)位理論、差異化理論以及消費(fèi)者行為理論進(jìn)行梳理研究,為商業(yè)業(yè)態(tài)適應(yīng)性影響因素理論分析奠定理論基礎(chǔ)。其次,基于文獻(xiàn)研究法對(duì)商業(yè)業(yè)態(tài)相關(guān)文獻(xiàn)進(jìn)行梳理,識(shí)別出軌道商業(yè)業(yè)態(tài)適應(yīng)性影響因素;并從區(qū)域環(huán)境、交通可達(dá)性、消費(fèi)者特征、企業(yè)資源四個(gè)方面對(duì)軌道地下站點(diǎn)商業(yè)業(yè)態(tài)適應(yīng)性的因素進(jìn)行理論分析,相應(yīng)提出軌道地下站點(diǎn)商業(yè)業(yè)態(tài)適應(yīng)性影響因素理論模型與假設(shè)。再次,為驗(yàn)證論文提出的商業(yè)業(yè)態(tài)適應(yīng)性影響因素理論模型,通過(guò)調(diào)研重慶軌道交通地下站點(diǎn)及其連通區(qū)域商業(yè)業(yè)態(tài)配置和商業(yè)運(yùn)營(yíng)現(xiàn)狀,收集業(yè)態(tài)適應(yīng)性影響因素?cái)?shù)據(jù)進(jìn)行實(shí)證研究。對(duì)采集的業(yè)態(tài)適應(yīng)性評(píng)價(jià)指標(biāo)數(shù)據(jù),運(yùn)用因子分析法中主成分分析法對(duì)因子進(jìn)行降維,提取主要因子對(duì)各個(gè)站點(diǎn)已有業(yè)態(tài)的適應(yīng)性進(jìn)行綜合評(píng)價(jià)。依據(jù)理論模型建立軌道交通商業(yè)業(yè)態(tài)適應(yīng)性影響因素的結(jié)構(gòu)方程模型,對(duì)適應(yīng)性影響因素模型參數(shù)進(jìn)行估計(jì),檢驗(yàn)?zāi)P偷恼w擬合度。分析五種業(yè)態(tài)的標(biāo)準(zhǔn)化因果路徑結(jié)構(gòu)系數(shù)圖中各影響因子對(duì)適應(yīng)性的影響程度,對(duì)每種業(yè)態(tài)影響因子得分排序,得到影響不同業(yè)態(tài)適應(yīng)性的主要因素。最后,作為一種嘗試,本文基于物理學(xué)中熵的概念,以信息熵函數(shù)定量分析不同站點(diǎn)商業(yè)業(yè)態(tài)均衡度,同時(shí)依據(jù)模型各業(yè)態(tài)影響因素排序結(jié)果,針對(duì)性的對(duì)重慶軌道交通地下站點(diǎn)商業(yè)業(yè)態(tài)配置提出建設(shè)性的意見(jiàn)。本文以城市軌道交通地下站點(diǎn)商業(yè)開(kāi)發(fā)及空間使用為出發(fā)點(diǎn),把商業(yè)業(yè)態(tài)規(guī)劃?rùn)C(jī)理應(yīng)用到具有特殊背景的軌道交通地下站點(diǎn)商業(yè)開(kāi)發(fā)中。將軌道商業(yè)業(yè)態(tài)配置從定性研究提升到依據(jù)相應(yīng)理論與方法作為技術(shù)支撐的定量研究,為軌道交通地下站點(diǎn)商業(yè)業(yè)態(tài)決策者提供具有說(shuō)服力的基礎(chǔ)性資料。
[Abstract]:The construction of Chongqing rail transit network is at a high speed, but the commercial development of underground rail station lacks of systematic theoretical and technical support, resulting in the mass transit resources have not been fully utilized. In this paper, we select the commercial form of the underground railway station as the starting point, explore the factors affecting the adaptability of the commercial form of the underground railway station in Chongqing, and provide convincing basic data for the decision makers of the commercial development of the underground railway station. In order to clarify the influencing factors of commercial adaptability of underground railway stations, this paper studies the following four aspects: firstly, taking the current situation of railway commercial development in China as the research background, the concept of underground railway station commerce is introduced. The essential elements of site commercial development, the limitations of rail commerce compared with traditional real estate commercial projects, and the common characteristics of five kinds of business forms of rail sites are described in detail. At the same time, the location theory, the differentiation theory and the consumer behavior theory involved in the thesis are combed and studied, which lays a theoretical foundation for the theoretical analysis of the factors affecting the adaptability of the commercial form. Secondly, based on the literature research method, the paper combs the relevant documents of the commercial form, and identifies the influencing factors of the adaptability of the track commercial form. And from the regional environment, transportation accessibility, consumer characteristics, enterprise resources four aspects of the underground rail station commercial adaptability factors theoretical analysis, The theoretical model and hypothesis of influencing factors of commercial adaptability of underground railway stations are put forward. Thirdly, in order to verify the theoretical model of the commercial adaptability influencing factors proposed by the paper, through the investigation of Chongqing underground rail transit station and its connected area commercial configuration and business operation status quo. Collect the data of the influencing factors of the adaptability of the industrial form to carry on the empirical research. On the basis of the collected index data of the adaptability evaluation of the trade form, the principal component analysis method is used to reduce the dimension of the factors, and the main factors are extracted to evaluate the adaptability of the existing trades of each site. Based on the theoretical model, the structural equation model of the factors affecting the adaptability of the commercial conditions of rail transit is established. The parameters of the model are estimated and the overall fitting degree of the model is tested. The influence degree of each factor on adaptability in the graph of standardized causality path structure coefficient of five kinds of trade forms is analyzed, and the main factors influencing the adaptability of different trade state are obtained by ranking the influencing factors of each kind of trade state. Finally, as an attempt, based on the concept of entropy in physics, this paper uses information entropy function to quantitatively analyze the business equilibrium degree of different sites, and at the same time, according to the ranking results of the influencing factors of each business state in the model. Put forward constructive suggestions on the commercial configuration of underground railway station in Chongqing. Based on the commercial development and space use of underground stations of urban rail transit, this paper applies the mechanism of commercial pattern planning to the commercial development of underground stations of urban rail transit with special background. From qualitative research to quantitative research based on the corresponding theory and method, the paper provides convincing and basic data for the decision makers of underground railway stations.
