城市軌道交通地下商業(yè)空間經(jīng)營管理模式研究

【摘要】:城市軌道交通地下商業(yè)空間的經(jīng)營管理,可產(chǎn)生良好經(jīng)濟及社會效益,實現(xiàn)城市軌道交通的可持續(xù)發(fā)展。因此,開展城市軌道交通地下商業(yè)空間經(jīng)營管理模式研究具有很強的社會和經(jīng)濟意義。本文從類別、收入、面積、業(yè)態(tài)四個方面介紹了國內(nèi)外不同城市軌道交通地下商業(yè)空間的概況,并從內(nèi)涵、優(yōu)缺點等方面分析了城市軌道交通地下空間的開發(fā)模式、建設(shè)融資模式和經(jīng)營模式。指出目前經(jīng)營管理中存在的主要問題,包括法律法規(guī)不健全、被動開發(fā)、建設(shè)融資模式和經(jīng)營模式有待創(chuàng)新等。并建議進一步完善相關(guān)法律法規(guī),變被動開發(fā)為主動開發(fā),在既有建設(shè)融資模式和經(jīng)營模式中不斷創(chuàng)新。
[Abstract]:The operation and management of underground commercial space of urban rail transit can produce good economic and social benefits and realize the sustainable development of urban rail transit. Therefore, it is of great social and economic significance to study the management mode of underground commercial space of urban rail transit. This paper introduces the general situation of underground commercial space of different urban rail transit at home and abroad from four aspects: category, income, area and trade, and analyzes the development mode of underground space of urban rail transit from the aspects of connotation, advantages and disadvantages, etc. Construction financing model and business model. The main problems in management are pointed out, including imperfect laws and regulations, passive development, construction financing model and business model to be innovated. It is suggested that the relevant laws and regulations should be further improved, the passive development should be changed into the active development, and the existing construction financing mode and the management mode should be innovated continuously.
