QDDT集團(tuán)地鐵上蓋物業(yè)開發(fā)模式研究

【摘要】:隨著近年來我國城市規(guī)模和經(jīng)濟(jì)建設(shè)快速發(fā)展,城市化進(jìn)程逐步加快,城市人口急劇增加,城市交通供需矛盾日趨緊張。全國一、二線城市興建地鐵等城市軌道交通系統(tǒng),進(jìn)入地鐵建設(shè)熱潮。青島市也于2016年年底正式建成開通青島地鐵3號線,QDDT集團(tuán)作為“地鐵俱樂部”的新成員,肩負(fù)著青島地鐵建設(shè)、經(jīng)營的重任,面臨著巨大機(jī)遇和挑戰(zhàn)。地鐵高昂的建設(shè)成本和運(yùn)營費(fèi)用,這遠(yuǎn)遠(yuǎn)大于地鐵日常的票務(wù)收入,面對未來經(jīng)營虧損的狀況,僅靠財(cái)政補(bǔ)貼不能解決龐大的資金缺口,企業(yè)必須在其未來盈利的最大板塊——物業(yè)開發(fā)上有所突破,用物業(yè)開發(fā)創(chuàng)造的利潤填補(bǔ)運(yùn)營虧損,實(shí)現(xiàn)自我造血功能。因此,地鐵上蓋物業(yè)開發(fā)模式是企業(yè)可持續(xù)發(fā)展的關(guān)鍵點(diǎn),對企業(yè)經(jīng)營具有重要影響。本文對QDDT集團(tuán)地鐵上蓋物業(yè)開發(fā)模式進(jìn)行研究,首先對地鐵上蓋物業(yè)開發(fā)模式的內(nèi)涵和分類進(jìn)行了概述,對國內(nèi)外相關(guān)文獻(xiàn)進(jìn)行了綜述。本研究借鑒了廣州、深圳、杭州等全國其他地鐵城市的先進(jìn)經(jīng)驗(yàn)和案例,實(shí)地調(diào)查了企業(yè)地鐵上蓋物業(yè)開發(fā)現(xiàn)狀,總結(jié)了現(xiàn)階段QDDT集團(tuán)面臨的問題,分析了QDDT集團(tuán)內(nèi)外部環(huán)境,分析了QDDT集團(tuán)地鐵上蓋物業(yè)開發(fā)模式的優(yōu)勢、劣勢、機(jī)會與威脅,對地鐵上蓋物業(yè)開發(fā)模式的土地獲取方式、合作開發(fā)模式、資金來源、扶持政策等各方面進(jìn)行了深度剖析和研究,利用層次分析法對各種模式進(jìn)行了比較、甄別,提出了企業(yè)最適合采取的地鐵上蓋物業(yè)開發(fā)模式。以期通過該模式實(shí)現(xiàn)企業(yè)地鐵上蓋物業(yè)開發(fā)的突破,賦予企業(yè)自我造血功能,用地鐵上蓋物業(yè)開發(fā)收益彌補(bǔ)運(yùn)營虧損,從而改善企業(yè)經(jīng)營現(xiàn)狀,真正實(shí)現(xiàn)企業(yè)可持續(xù)發(fā)展。
[Abstract]:With the rapid development of urban scale and economic construction in China in recent years, the process of urbanization has been gradually accelerated, the urban population has increased sharply, and the contradiction between supply and demand of urban transportation has become increasingly tense. First and second tier cities throughout the country build urban rail transit systems such as subways. As a new member of the "Metro Club", Qingdao City also officially completed and opened the Qingdao Metro Line 3 at the end of 2016. As a new member of the "Metro Club," Qingdao City is shouldering the heavy responsibility of the construction and operation of the Qingdao Metro. Faced with great opportunities and challenges, the high construction costs and operating expenses of the subway are far greater than the daily ticket income of the subway. In the face of future operating losses, financial subsidies alone cannot solve the huge funding gap. Enterprises must make a breakthrough in property development, which is the biggest profitable sector in the future, and use the profits created by property development to fill the operating losses and realize the self-hematopoietic function. The development mode of the superstructure property of the subway is the key point of the sustainable development of the enterprise and has an important influence on the management of the enterprise. This paper studies the development mode of the property in the upper cover of the subway of QDDT Group. First of all, it summarizes the connotation and classification of the property development mode of the subway superstructure, and summarizes the relevant literature at home and abroad. This study draws lessons from the advanced experiences and cases of other subway cities in Guangzhou, Shenzhen, Hangzhou and so on. This paper investigates the present situation of the development of the superstructure property of metro, sums up the problems that the QDDT Group is facing at this stage, analyzes the internal and external environment of the QDDT Group, and analyzes the advantages, disadvantages, opportunities and threats of the development mode of the QDDT Group's metro superstructure property. This paper makes a deep analysis and research on the land acquisition mode, cooperative development mode, fund source, support policy and so on of the development mode of the property in the upper building of the subway, and compares and discriminates the various models by using the Analytic hierarchy process (AHP). This paper puts forward the most suitable property development model of metro superstructure, which is expected to realize the breakthrough of the development of enterprise's metro superstructure property, endow the enterprise with the function of self-hematopoiesis, and make up for the operating losses with the income of the development of the superstructure property of the subway. In order to improve the status quo of enterprise management, truly achieve sustainable development of enterprises.
