【摘要】：可行性研究是項(xiàng)目開(kāi)展之前最為關(guān)鍵的部分,它引導(dǎo)了整個(gè)項(xiàng)目的工作方針,包含了與該項(xiàng)目的市場(chǎng)、工程、自然、財(cái)務(wù)、風(fēng)險(xiǎn)等各方面的研究評(píng)價(jià)。可行性研究是項(xiàng)目實(shí)施的參考指南,為企業(yè)實(shí)施戰(zhàn)略提供方向,也能夠預(yù)防一定的風(fēng)險(xiǎn),改善項(xiàng)目的經(jīng)營(yíng)環(huán)境,是項(xiàng)目獲得成功的關(guān)鍵。房地產(chǎn)項(xiàng)目可行性研究是房地產(chǎn)企業(yè)建設(shè)前期投資決策階段的一項(xiàng)重要工作,是保證房地產(chǎn)建設(shè)項(xiàng)目以最小的成本換取最佳經(jīng)濟(jì)效益的科學(xué)方法,房地產(chǎn)項(xiàng)目可行性研究工作對(duì)房地產(chǎn)企業(yè)有著重要現(xiàn)實(shí)意義。本文研究的對(duì)象為NN房地產(chǎn)項(xiàng)目,房地產(chǎn)項(xiàng)目有著特殊之處,它的運(yùn)營(yíng)受到多方面的制約和影響,從1980年開(kāi)始房地產(chǎn)行業(yè)的高速運(yùn)轉(zhuǎn)到次貸危機(jī)后的經(jīng)濟(jì)下行,處于模式轉(zhuǎn)型中的支柱產(chǎn)業(yè)積極探索更好的發(fā)展模式,許多學(xué)者與行業(yè)人員也在致力于相關(guān)的努力和摸索。房地產(chǎn)開(kāi)發(fā)可行性研究是以市場(chǎng)供需為立足點(diǎn),以資源投入為限度,以科學(xué)方法為手段,以系列評(píng)價(jià)指標(biāo)為結(jié)果,是決定一個(gè)開(kāi)發(fā)項(xiàng)目是否應(yīng)該投資,并以最小的投入獲得最大的產(chǎn)出,為開(kāi)發(fā)項(xiàng)目決策提供依據(jù)的一種科學(xué)分析方法。本文希望能夠通過(guò)可行性研究來(lái)推動(dòng)項(xiàng)目的順利開(kāi)展。本文第一章指出了NN房地產(chǎn)項(xiàng)目可行性研究的背景、國(guó)內(nèi)外研究現(xiàn)狀、研究方法和意義;第二章提出了NN房地產(chǎn)項(xiàng)目可行性研究的相關(guān)理論,包括可行性研究理論、項(xiàng)目融資理論、風(fēng)險(xiǎn)管理理論;第三章分析了NN房地產(chǎn)項(xiàng)目的文化旅游市場(chǎng)、建設(shè)條件;第三章對(duì)項(xiàng)目融資方案、財(cái)務(wù)進(jìn)行分析;第四章對(duì)項(xiàng)目進(jìn)行風(fēng)險(xiǎn)管理分析,得出了項(xiàng)目營(yíng)業(yè)成本、收入以及風(fēng)險(xiǎn)管理等方面的可行性,第五章對(duì)整個(gè)項(xiàng)目總體進(jìn)行綜合評(píng)價(jià),得出項(xiàng)目可行性結(jié)論并指出本文的研究意義,以及提出相關(guān)管理建議對(duì)同行業(yè)開(kāi)展項(xiàng)目進(jìn)行參考。
[Abstract]:Feasibility study is the most important part of the project before it is carried out. It guides the work policy of the whole project and includes the market, engineering, natural, financial, risk and other aspects of the project research and evaluation. Feasibility study is the reference guide for the implementation of the project, which provides the direction for the enterprise to implement the strategy, can also prevent certain risks, and improve the operating environment of the project, which is the key to the success of the project. The feasibility study of real estate project is an important work in the early stage of investment decision of real estate enterprise construction. It is a scientific method to guarantee the minimum cost for the best economic benefit of the real estate construction project. The feasibility study of real estate project has important practical significance to real estate enterprise. The research object of this paper is NN real estate project, the real estate project has its special place, its operation is restricted and affected by many aspects, from 1980, the real estate industry runs at a high speed to the economic downturn after the subprime mortgage crisis. Pillar industries in the transformation of the model actively explore a better development model, many scholars and industry personnel are also committed to the related efforts and groping. The feasibility study of real estate development takes the market supply and demand as the foothold, the resource input as the limit, the scientific method as the means, and the series of evaluation indexes as the result. It determines whether a development project should be invested or not. And with the minimum input to obtain the maximum output, for the development project decision to provide a scientific analysis method. This paper hopes that the feasibility study can promote the smooth development of the project. The first chapter of this paper points out the background of NN real estate project feasibility study, domestic and foreign research status, research methods and significance; the second chapter puts forward the NN real estate project feasibility study related theory, including feasibility study theory, Project financing theory, risk management theory; the third chapter analyzes the cultural tourism market of NN real estate projects, the construction conditions; the third chapter of the project financing scheme, financial analysis; the fourth chapter of the project risk management analysis, The feasibility of project operating cost, income and risk management is obtained. Chapter five evaluates the whole project comprehensively, draws the conclusion of project feasibility and points out the significance of this paper. And puts forward the related management suggestion to carry out the project in the same industry to carry on the reference.
