【摘要】：文章運用演化博弈理論分析房地產(chǎn)經(jīng)紀(jì)機構(gòu)失信演化途徑,探討房地產(chǎn)經(jīng)紀(jì)機構(gòu)與消費者在信息傳遞前和信息傳遞后兩種博弈情況下的演化均衡策略。通過演化博弈模型發(fā)現(xiàn):消費者交易后的信息傳遞對房地產(chǎn)經(jīng)紀(jì)機構(gòu)失信具有抑制作用,若消費者不能有效傳遞交易信息,即便有各種監(jiān)督,經(jīng)紀(jì)機構(gòu)還是穩(wěn)定趨向于失信;消費者交易后的信息只有得到廣泛傳遞時,才能降低房地產(chǎn)經(jīng)紀(jì)機構(gòu)的機會主義收益。文章最后提出三個建議:建立消費者與房地產(chǎn)經(jīng)紀(jì)機構(gòu)交易評價機制,在已有信用平臺上披露交易評價信息,利用互聯(lián)網(wǎng)廣泛傳遞交易信息以提升房地產(chǎn)經(jīng)紀(jì)機構(gòu)失信的應(yīng)對效果。
[Abstract]:Based on the evolutionary game theory, this paper analyzes the evolutional approach of the real estate broker's dishonesty, and discusses the evolutionary equilibrium strategy between the real estate broker and the consumer before and after the information transmission. Through the evolutionary game model, it is found that the information transmission after the consumer transaction has a restraining effect on the real estate broker's dishonesty. If the consumer can't effectively transmit the transaction information, even if there are various kinds of supervision, the broker still tends to break the credit steadily; Only when the information after the transaction is widely transmitted can the opportunistic profit of the real estate broker be reduced. At the end of the paper, three suggestions are put forward: establishing the evaluation mechanism of the transaction between the consumer and the real estate broker, and disclosing the evaluation information of the transaction on the existing credit platform. The use of the Internet to widely transmit transaction information to enhance the real estate brokerage agencies to deal with the breach of faith.
