【摘要】：旅游業(yè)屬于第三產(chǎn)業(yè),以資源消耗低、提高就業(yè)機(jī)會多以及綜合效益好成為近年來熱門話題。浙江省舟山市是全國唯一一個(gè)海洋群島新區(qū),環(huán)境良好,山海風(fēng)光獨(dú)特。隨著國家經(jīng)濟(jì)的快速發(fā)展,以及舟山新區(qū)的建立、跨海大橋開通的等等有利因素,舟山地區(qū)的旅游業(yè)呈現(xiàn)階梯式的增長。隨著旅游業(yè)的不斷發(fā)展,人們也對民宿產(chǎn)業(yè)提出了更高層次的需求。舟山民宿產(chǎn)業(yè)雖擁有得天獨(dú)厚的優(yōu)勢,但民宿發(fā)展還存在諸多亟待解決的重要問題,比如如何結(jié)合舟山當(dāng)?shù)靥厣Y源進(jìn)行整體開發(fā),在開發(fā)過程中如何有效可持續(xù)發(fā)展等的問題�；趯χ凵矫袼揞愋偷膶�(shí)證調(diào)查,現(xiàn)存舟山民宿主要可分為新房改造民宿、新房改造特色民宿、舊房改造特色民宿、擇址新建的特色民宿。通過對舟山民宿發(fā)展現(xiàn)狀的實(shí)地考察以及對國內(nèi)外研究文獻(xiàn)的分析,舟山民宿發(fā)展具有地理環(huán)境優(yōu)勢、交通區(qū)位優(yōu)勢、海洋海島自然資源優(yōu)勢、海洋文化優(yōu)勢、政策優(yōu)勢;但也存在缺乏特色文化支撐、民宿的自身定位和市場定位搖擺不定、民宿經(jīng)營者素質(zhì)參差不齊、缺乏統(tǒng)一的品牌和宣傳優(yōu)勢、長三角地區(qū)精品民宿的競爭和本地民宿的低水平惡性競爭等發(fā)展問題。通過借鑒臺灣民宿、日本民宿發(fā)展的經(jīng)驗(yàn),深入分析舟山海洋信仰文化、舟山海洋漁業(yè)文化、舟山海洋民俗文化和舟山海洋藝術(shù)文化等舟山海洋特色文化,提出打造舟山海洋文化特色民宿發(fā)展戰(zhàn)略。從重建民宿理念、突出發(fā)展重點(diǎn)以及強(qiáng)化產(chǎn)品升級三個(gè)方面為建設(shè)海洋文化特色民宿提出構(gòu)思,打造具有海洋特色的“海洋樂”品牌。同時(shí)通過加強(qiáng)政府扶持、注重規(guī)劃設(shè)計(jì)、創(chuàng)新發(fā)展模式、打造特色、創(chuàng)立品牌等具體對策,更深層次地挖掘當(dāng)?shù)靥厣?進(jìn)一步開發(fā)高端化市場,實(shí)現(xiàn)舟山民宿業(yè)可持續(xù)發(fā)展。
[Abstract]:Tourism, which belongs to the tertiary industry, has become a hot topic in recent years because of its low consumption of resources, increased employment opportunities and good comprehensive benefits. Zhoushan City, Zhejiang Province, is the only new marine archipelagic area in the country, with a good environment. With the rapid development of the national economy, the establishment of the new Zhoushan area, the opening of the bridge across the sea, and other favorable factors, the tourism industry in Zhoushan has shown a step by step growth. With the continuous development of the tourism industry, People have also put forward a higher level of demand for residential industry. Although Zhoushan residential industry has unique advantages, there are still many important problems to be solved in the development of residential housing, such as how to integrate Zhoushan local characteristic resources for overall development. Based on the empirical investigation on the types of dwellings in Zhoushan, the existing dwellings in Zhoushan can be divided into new houses, special houses, old houses and houses. Based on the field investigation of Zhoushan's residential development and the analysis of domestic and foreign research documents, Zhoushan's residential development has the advantages of geographical environment, traffic location and marine island natural resources. The advantages of ocean culture and policy, but also the lack of characteristic culture support, their own positioning and market positioning wobble, the quality of residential operators are uneven, lack of unified brand and propaganda advantages, The development problems such as the competition of fine houses in Yangtze River Delta region and the low level vicious competition of local houses are analyzed in depth by using the experience of Taiwan and Japan for reference to analyze the culture of belief in the sea in Zhoushan, the culture of marine fishery in Zhoushan, and so on. Zhoushan marine folk culture and Zhoushan marine art culture and so on Zhoushan ocean characteristic culture puts forward the development strategy of building Zhoushan marine culture characteristic folk residence. Focusing on the key points of development and strengthening the upgrading of products are the three aspects of putting forward ideas for building houses with marine cultural characteristics and creating "ocean music" brands with marine characteristics. At the same time, through strengthening government support, paying attention to planning and design, and innovating development models, Build the characteristic, establish the concrete countermeasure such as brand, dig the local characteristic more deeply, further develop the high-end market, realize the sustainable development of Zhoushan residential industry.
