對(duì)外經(jīng)濟(jì)貿(mào)易大學(xué)碩士學(xué)位論文我國(guó)房地產(chǎn)融資渠道研究姓名:林一葉申請(qǐng)學(xué)位級(jí)別:碩士專(zhuān)業(yè):金融學(xué)指導(dǎo)教師:江萍2010-08Ⅰ摘 要近年來(lái),隨著我國(guó)國(guó)民經(jīng)濟(jì)的持續(xù)快速增長(zhǎng)、居民收入水平的不斷提高以及城市化進(jìn)程的加快,我國(guó)房地產(chǎn)業(yè)取得了快速的發(fā)展。但與此同時(shí)也出現(xiàn)了房地產(chǎn)融資主要依靠銀行貸款、融資結(jié)構(gòu)不合理等問(wèn)題,這對(duì)我國(guó)房地產(chǎn)企業(yè)、金融體系以及我國(guó)宏觀經(jīng)濟(jì)都有十分不利的影響。此外,美國(guó)次貸危機(jī)的爆發(fā)也迫使我們進(jìn)一步思考如何完善我國(guó)房地產(chǎn)融資渠道問(wèn)題。在這一背景下,本文對(duì)我國(guó)房地產(chǎn)融資渠道問(wèn)題進(jìn)行了系統(tǒng)而深入的分析和研究。本文研究的目的和意義在于:房地產(chǎn)業(yè)作為國(guó)民經(jīng)濟(jì)的支柱性產(chǎn)業(yè),它的健康發(fā)展對(duì)促進(jìn)我國(guó)經(jīng)濟(jì)的健康發(fā)展有著非常重要的作用。同時(shí),房地產(chǎn)業(yè)是典型的資金密集型產(chǎn)業(yè)。房地產(chǎn)融資渠道是否暢通關(guān)系到房地產(chǎn)業(yè)能否持續(xù)健康的發(fā)展、關(guān)系到我國(guó)經(jīng)濟(jì)能否健康穩(wěn)定的發(fā)展、關(guān)系到我國(guó)居民日益增長(zhǎng)的住房需求能否得到滿足。因此,對(duì)房地產(chǎn)融資渠道的研究具有十分重要的現(xiàn)實(shí)意義和理論價(jià)值。本文回顧了國(guó)內(nèi)外研究現(xiàn)狀,對(duì)房地產(chǎn)融資和融資渠道的概念進(jìn)行了界定,分析了房地產(chǎn)融資各種渠道的特點(diǎn),并對(duì)它們的優(yōu)劣勢(shì)進(jìn)行了對(duì)比分析;在此基礎(chǔ)上,文章對(duì)介紹了國(guó)外房地產(chǎn)融資的機(jī)制和發(fā)展歷程,分析了在國(guó)外較為成熟的融資渠道,借鑒了國(guó)外房地產(chǎn)融資渠道的先進(jìn)經(jīng)驗(yàn);隨后,文章對(duì)我國(guó)房地產(chǎn)融資渠道的現(xiàn)狀和問(wèn)題進(jìn)行了較為系統(tǒng)而詳細(xì)的分析,提出了完善我國(guó)房地產(chǎn)融資渠道的對(duì)策建議。文章針對(duì)不同的項(xiàng)目開(kāi)發(fā)階段和不同規(guī)模的房地產(chǎn)開(kāi)發(fā)企業(yè)提出具體融資建議;同時(shí)提出,我國(guó)房地產(chǎn)開(kāi)發(fā)企業(yè)應(yīng)走“內(nèi)外兼治”的可持續(xù)發(fā)展道路;實(shí)現(xiàn)資本市場(chǎng)和房地產(chǎn)市場(chǎng)均衡發(fā)展;促進(jìn)房地產(chǎn)融資的市場(chǎng)化、多元化;完善房地產(chǎn)金融法律法規(guī),不斷拓寬融資渠道。此外,要積極發(fā)揮政府的作用,完善房地產(chǎn)開(kāi)發(fā)企業(yè)融資市場(chǎng)建設(shè),建立有效金融信用評(píng)級(jí)制度。關(guān)鍵詞:房地產(chǎn),房地產(chǎn)融資,融資渠道ⅠAbstract With the continuously fast development of national economy, steady improvement of the residents’ e level, and the speeding-up of the urbanization process, China’s real estate has achieved rapid development in recent years. Meanwhile, the issues, such as the real estate financing is mainly from bank loans and the financing structure is unreasonable etc, also adversely affected Chinese property companies, the financial system and macroeconomics. In addition, the breakout of US sub-prime crisis led us to the think over how to improve Chinese real estate financing channels. Against such a setting, the thesis systematically and deeply analyzes and studies the issues concerning China’s real estate financingchannels. Research purpose and significance: as the pillar of national economy, the real estate’s status is critical to the sound development of Chinese economy. At the same time, real estate is a typical fund-intensive industry, and the smoothness of the real estate financing channels relates to the sound development of whole industry, to the stability of China’s economy, and to the gratification of the residents’ housing needs. Therefore, the research on the real estate financing channels is of great practical significance and theoretical value. This thesis first reviews the research status at home and abroad, defines the real estate financing and the financing channels, analyzes the characteristics of the real estate financing channels pares their strength and weakness; then, it’s further introduces the internal and external real estate financing mechanism and their development history; after that, the author systematically analyzes the status of Chinese real estate financing channels in detail, probes into specific problems, and puts forward some countermeasures. This thesis, aiming at different development stages and enterprise scales, gives out specific financing suggestions and points out that Chinese real panies shall tak
