DJ公司績效管理優(yōu)化研究

【摘要】:房地產(chǎn)在中國是一個備受關(guān)注的行業(yè),不僅關(guān)系到全民的利益,更是國民經(jīng)濟(jì)的重要來源。雖然國家已經(jīng)采取了很多的政策和措施去干預(yù)房地產(chǎn)市場,但是由于我國城市人口的不斷增加,以及外資企業(yè)大量入駐,再加上人民經(jīng)濟(jì)條件的提高,都使得房地產(chǎn)行業(yè)不斷沒有收到限制,反而不斷的持續(xù)走高。作為房地產(chǎn)公司而言,較高的收益吸引了眾多企業(yè)加入房地產(chǎn)行業(yè),競爭日益激烈,因此如何提高自身公司的業(yè)績是立于不敗之地的關(guān)鍵。 本文共分為六個部分:第一個部分為緒論,闡述了房地產(chǎn)現(xiàn)狀及績效管理應(yīng)用的研究意義,并且對國內(nèi)外績效管理的研究做了較為詳細(xì)的綜述,通過了解績效管理的發(fā)展才能更好的讓其運(yùn)用到房地產(chǎn)行業(yè);第二部分介紹了績效管理的相關(guān)概念及理論綜述,為下文的分析和相關(guān)措施的提出打下基礎(chǔ);第三部分DJ房地產(chǎn)績效管理的現(xiàn)狀及分析;第四部分,根據(jù)DJ績效管理現(xiàn)狀提出優(yōu)化方案設(shè)計:建立培養(yǎng)績效管理文化氛圍,加強(qiáng)績效溝通、明確績效管理各級職責(zé)、建立健全績效過程監(jiān)督體系、制定可行的績效計劃編制方案、構(gòu)建績效結(jié)果處理與人力資源各模塊緊密聯(lián)系、績效反饋的優(yōu)化方案以及績效評價的優(yōu)化方案;第五部分,提出優(yōu)化方案得以順利實施的相關(guān)保障措施:企業(yè)高層領(lǐng)導(dǎo)大力支持、組建專門的績效考核團(tuán)隊、形成公開、公平、透明的考核激勵機(jī)制以及形成績效文化;第六部分為結(jié)論,對比優(yōu)化后的績效管理體系及取得的成績。 本研究以DJ房地產(chǎn)公司作為研究對象,從該公司的績效管理現(xiàn)狀入手,結(jié)合現(xiàn)代企業(yè)的績效管理理論,總結(jié)其現(xiàn)狀存在的問題,分析形成原因,提出改進(jìn)建議,進(jìn)行績效管理優(yōu)化方案的設(shè)計,研究的結(jié)果可以有針對性解決該公司績效管理方面存在的問題,改善其管理現(xiàn)狀,同時對于其他同行業(yè)、同類型的公司的績效管理工作也具有極強(qiáng)的借鑒意義。
[Abstract]:Real estate is a concerned industry in China, which is not only related to the interests of the whole people, but also an important source of national economy. Although the state has adopted a lot of policies and measures to intervene in the real estate market, due to the continuous increase in the urban population and the large number of foreign-funded enterprises in our country, coupled with the improvement of the people's economic conditions, Both make the real estate industry continues to receive no restrictions, but continue to go higher. As a real estate company, the higher income attracts many enterprises to join the real estate industry, the competition is increasingly fierce, so how to improve their performance is the key to an invincible position. This paper is divided into six parts: the first part is the introduction, elaborated the real estate present situation and the performance management application research significance, and has made the more detailed summary to the domestic and foreign performance management research, Through the understanding of the development of performance management can be better used in the real estate industry; The second part introduces the related concepts and theories of performance management, which lays a foundation for the following analysis and related measures; the third part, the current situation and analysis of DJ real estate performance management; The fourth part, according to the current situation of DJ performance management, puts forward the optimized scheme design: establish and cultivate the cultural atmosphere of performance management, strengthen performance communication, clarify the responsibility of performance management at all levels, establish and perfect the performance process supervision system. Make feasible performance plan, construct the performance result processing and the human resources each module close contact, the performance feedback optimization plan and the performance appraisal optimization plan; In the fifth part, the author puts forward the relevant safeguard measures for the smooth implementation of the optimization scheme: the senior leaders of the enterprise support strongly, set up a special performance appraisal team, form an open, fair and transparent appraisal incentive mechanism and form a performance culture; The sixth part is the conclusion, compares the optimized performance management system and the achievement. This research takes the DJ real estate company as the research object, starting with the current situation of the company's performance management, combining the performance management theory of the modern enterprise, summarizes the existing problems of its present situation, analyzes the reasons for its formation, and puts forward some suggestions for improvement. Through the design of the performance management optimization scheme, the results of the study can solve the problems in the performance management of the company, improve its management status, and at the same time, for other industries, The performance management of the same type of companies also has a strong reference significance.
