基于BIM的建筑設(shè)備維修決策系統(tǒng)研究
[Abstract]:In recent years, with the rapid growth of the amount of real estate development, the cost and difficulty of taking land for real estate developers is increasing, and the commercial professional management holding (part holding) property will be the choice trend of real estate developers in the future. At the same time, with the development of economy and society, the requirement of commercial building function is more and more high, and the construction equipment system is increasing and the standard is improving. As an important part of commercial real estate developers' operation and maintenance, the level of construction equipment maintenance decision level plays an important role in reducing the operating costs of commercial real estate developers and improving their core competitiveness. For commercial buildings, the key of building equipment maintenance decision is how to determine the corresponding maintenance strategy according to the characteristics of construction equipment, and to determine the maintenance order for various construction equipment. In addition, by investigating the current situation of equipment maintenance management in 20 commercial buildings in Chongqing, we know that in the course of maintenance of construction equipment, when parts of equipment need to be replaced, How to select the supplier of spare parts reasonably is very concerned by the maintenance manager of construction equipment. The building information model (Building Information Modeling, BIM) with abundant information can not only help equipment maintenance managers locate the position of construction equipment quickly, but also export basic information of equipment, operation and maintenance information, etc. Provide data support for maintenance management decision making. In view of this, this article first according to the current Chongqing commercial construction equipment maintenance decision-making process appears the question, gives the solution thought and the plan; Secondly, the analytic hierarchy process (AHP) in multi-objective decision theory is applied to establish the importance analysis model of construction equipment and the commercial performance model of spare parts supplier for maintenance of construction equipment. Thirdly, according to the total weight of the plan layer to the target layer, the maintenance strategy (maintenance order) of the construction equipment is determined, and then the maintenance spare parts supplier of the construction equipment is selected. Finally, based on the analysis of the function of the maintenance decision system of construction equipment, a building equipment maintenance decision system based on BIM is developed based on the Access2013 database and the data interface between Revit and Access. At the same time, in the process of developing the system, the above two models are embedded in VBA language, which realizes the maintenance strategy and maintenance sequence of construction equipment and the selection of spare parts suppliers. Construction equipment maintenance decision system based on BIM is applied in XXX project. The results show that the research method and the decision system developed in this paper are not only effective and feasible, but also helpful to improve the management level of commercial real estate construction equipment. Reduce the blindness in the decision-making process of equipment maintenance and enhance the rationality of maintenance decision. To reduce the operating costs of equipment, improve the core competitiveness of commercial real estate developers have a great help.
