基于J2EE房地產(chǎn)客戶(hù)管理系統(tǒng)的設(shè)計(jì)與實(shí)現(xiàn)

【摘要】：由于當(dāng)前房產(chǎn)制度的改革和新的土地政策的執(zhí)行,房地產(chǎn)行業(yè)在市場(chǎng)經(jīng)濟(jì)中的發(fā)展舉步維艱,銷(xiāo)售量大幅度下降�？蛻�(hù)是企業(yè)發(fā)展的根本,只有提高對(duì)客戶(hù)服務(wù)的質(zhì)量,留住老客戶(hù)發(fā)展更多新客戶(hù),企業(yè)才能在房地產(chǎn)行業(yè)立下不敗之地。本課題開(kāi)發(fā)的房地產(chǎn)行業(yè)的客戶(hù)管理系統(tǒng)命名為置業(yè)會(huì)系統(tǒng)。論文首先對(duì)市場(chǎng)經(jīng)濟(jì)的狀況進(jìn)行調(diào)查,了解開(kāi)發(fā)系統(tǒng)的目的和意義,提出對(duì)客戶(hù)管理方面的改進(jìn)和要求,然后從系統(tǒng)的技術(shù)路線、采用的開(kāi)發(fā)平臺(tái)和設(shè)計(jì)模式進(jìn)行深入的研究和介紹。在詳細(xì)需求分析的基礎(chǔ)上對(duì)系統(tǒng)框架和功能結(jié)構(gòu)進(jìn)行設(shè)計(jì)以及數(shù)據(jù)庫(kù)和各個(gè)子模塊的設(shè)計(jì),最后對(duì)系統(tǒng)模塊進(jìn)行實(shí)現(xiàn)和測(cè)試。本系統(tǒng)的主要功能是實(shí)現(xiàn)房地產(chǎn)置業(yè)的管理工作,功能包括置業(yè)會(huì)會(huì)員管理,會(huì)員積分管理,會(huì)員獎(jiǎng)品管理,會(huì)員事件(投訴、建議等)管理,客戶(hù)滿(mǎn)意度調(diào)查的管理以及系統(tǒng)的管理六個(gè)功能。本文的主要工作是首先用UML工具對(duì)系統(tǒng)進(jìn)行用例建模,使用基于J2EE的軟件開(kāi)發(fā)平臺(tái),將系統(tǒng)設(shè)計(jì)為SSH輕量級(jí)框架,Struts實(shí)現(xiàn)系統(tǒng)的整體架構(gòu),負(fù)責(zé)實(shí)現(xiàn)MVC的分離,對(duì)持久層的支持依靠Hibernate框架,Spring用來(lái)管理其他層。借助使用企業(yè)級(jí)EJB技術(shù),數(shù)據(jù)庫(kù)方面使用SQL Server數(shù)據(jù)庫(kù),在應(yīng)用服務(wù)器端使用Weblogic開(kāi)發(fā)瀏覽器/服務(wù)器模式體系結(jié)構(gòu)的系統(tǒng)。在整個(gè)系統(tǒng)開(kāi)發(fā)的過(guò)程中,采用MVC的開(kāi)發(fā)模式:將表示層、業(yè)務(wù)邏輯層和數(shù)據(jù)持久層分離,將企業(yè)現(xiàn)有的系統(tǒng)應(yīng)用程序映射成服務(wù),通過(guò)開(kāi)發(fā)規(guī)范的標(biāo)準(zhǔn)的接口技術(shù)實(shí)現(xiàn)與現(xiàn)有系統(tǒng)的集成。本次開(kāi)發(fā)的客戶(hù)管理系統(tǒng)在房地產(chǎn)置業(yè)會(huì)方面還是比較先進(jìn)的,滿(mǎn)足企業(yè)和客戶(hù)的需要,運(yùn)行效果良好。
[Abstract]:Because of the reform of the current real estate system and the implementation of the new land policy, the development of the real estate industry in the market economy is very difficult, and the sales volume has dropped by a large margin. Customer is the foundation of enterprise development. Only by improving the quality of customer service and retaining old customers to develop more new customers can the enterprise be invincible in the real estate industry. This subject develops the real estate industry customer management system named as the real estate association system. Firstly, the paper investigates the situation of the market economy, understands the purpose and significance of developing the system, puts forward the improvement and requirements of the customer management, and then from the technical route of the system, Using the development platform and design patterns for in-depth research and introduction. On the basis of detailed requirement analysis, the system framework and function structure are designed, and the database and each sub-module are designed. Finally, the system module is implemented and tested. The main function of this system is to realize the management of real estate home purchase. The functions include the management of home ownership members, the management of membership points, the management of member prizes, the management of member events (complaints, suggestions, etc.), Customer satisfaction survey management and system management six functions. The main work of this paper is to use UML tools to model the system first. Using the software development platform based on J2EE, the system is designed as a lightweight framework of SSH, and Struts implements the overall architecture of the system, which is responsible for the separation of MVC. Support for persistence layers relies on the Hibernate framework, which Spring uses to manage other layers. With the help of enterprise EJB technology, SQL Server database is used in database, and Weblogic is used in application server to develop the system of browser / server mode architecture. In the whole system development process, the development mode of MVC is adopted: the presentation layer, the business logic layer and the data persistence layer are separated, and the existing system application program of the enterprise is mapped to the service. The integration with the existing system is realized by developing the standard interface technology of the specification. The customer management system developed this time is more advanced in the real estate property purchasing meeting. It meets the needs of enterprises and customers and runs well.
