M公司房地產(chǎn)項(xiàng)目風(fēng)險(xiǎn)管理研究

【摘要】:我國(guó)城市化進(jìn)程的不斷加快與工業(yè)化程度的不斷提高,使得居民對(duì)房地產(chǎn)的需求逐年增長(zhǎng)。但是,由于房地產(chǎn)市場(chǎng)存在很高的不確定性,房地產(chǎn)開(kāi)發(fā)的風(fēng)險(xiǎn)也比較大。如果盲目投資,不僅存在項(xiàng)目失敗的可能,更會(huì)造成社會(huì)資源的浪費(fèi)。所以,對(duì)房地產(chǎn)項(xiàng)目開(kāi)發(fā)過(guò)程中的風(fēng)險(xiǎn)進(jìn)行識(shí)別、評(píng)估和監(jiān)控,則十分必要。本研究以M公司的房地產(chǎn)項(xiàng)目的開(kāi)發(fā)為例,對(duì)房地產(chǎn)項(xiàng)目開(kāi)發(fā)過(guò)程中的風(fēng)險(xiǎn)進(jìn)行全過(guò)程管理。在研究了相關(guān)理論的基礎(chǔ)上,對(duì)M公司房地產(chǎn)的投資決策階段、項(xiàng)目前期階段、建設(shè)階段以及最后的租售階段的整個(gè)過(guò)程中的風(fēng)險(xiǎn)進(jìn)行了識(shí)別。接著,使用敏感性分析、專家打分和盈虧分析,來(lái)定量評(píng)估M公司房地產(chǎn)項(xiàng)目的風(fēng)險(xiǎn)。最后,根據(jù)識(shí)別和評(píng)估結(jié)果,提出房地產(chǎn)開(kāi)發(fā)中不同風(fēng)險(xiǎn)的控制辦法。通過(guò)識(shí)別、評(píng)估和應(yīng)對(duì)整個(gè)開(kāi)發(fā)過(guò)程的風(fēng)險(xiǎn),對(duì)M公司房地產(chǎn)項(xiàng)目開(kāi)發(fā)中的風(fēng)險(xiǎn)進(jìn)行全面分析,形成風(fēng)險(xiǎn)評(píng)估模式,以期對(duì)房地產(chǎn)公司項(xiàng)目運(yùn)行提供借鑒。
[Abstract]:With the acceleration of urbanization and the improvement of industrialization, the residents' demand for real estate is increasing year by year. However, because of the high uncertainty in the real estate market, the risk of real estate development is relatively large. If blind investment, there is not only the possibility of project failure, but also a waste of social resources. Therefore, it is necessary to identify, evaluate and monitor the risks in the development of real estate projects. This study takes M Company's real estate project development as an example to manage the risk in the process of real estate project development. On the basis of studying the relevant theories, the paper identifies the risks in the whole process of M Company's real estate investment decision, project pre-stage, construction stage and final lease and sale stage. Then, sensitivity analysis, expert scoring and profit-loss analysis are used to quantitatively assess the risk of M real estate projects. Finally, according to the results of identification and evaluation, the control methods of different risks in real estate development are put forward. By identifying, evaluating and dealing with the risks in the whole development process, the paper makes a comprehensive analysis of the risks in the development of real estate projects in M Company, and forms a risk assessment model in order to provide reference for the operation of real estate projects.
