【摘要】:房地產(chǎn)項目成本控制,是投資主體對項目成本進(jìn)行系統(tǒng)規(guī)范的控制管理,運用成本控制的方法和切實可行的管理方法,對整個項目工程建設(shè)過程中進(jìn)行計劃、組織、協(xié)調(diào)、控制,確保整個房地產(chǎn)項目的質(zhì)量、進(jìn)度工期、施工安全、投資目標(biāo)的實現(xiàn)。成本控制是房地產(chǎn)項目管理中獲取經(jīng)濟(jì)效益的重要環(huán)節(jié),控制好成本可以提高房地產(chǎn)企業(yè)的市場競爭力。本文按照房地產(chǎn)項目工作流程,從項目決策階段、設(shè)計階段、建設(shè)階段及營銷階段等環(huán)節(jié)進(jìn)行成本控制說明,各有側(cè)重,分別對房地產(chǎn)項目各個階段提出成本控制的方法、措施,以整個項目全過程成本進(jìn)行控制為重點內(nèi)容。通過房地產(chǎn)開發(fā)企業(yè)各個階段成本的動態(tài)控制,降低項目工程成本,從而增強房地產(chǎn)開發(fā)企業(yè)的核心競爭力。本文以M有限公司開發(fā)的X項目作為主要研究對象,利用當(dāng)前房地產(chǎn)項目管理及成本控制理論,結(jié)合自身從事房地產(chǎn)項目管理的實踐經(jīng)驗和體會,從房地產(chǎn)項目現(xiàn)場施工管理以及項目成本控制過程兩方面對房地產(chǎn)項目管理及成本控制理論進(jìn)行論述。在對M有限公司的項目管理現(xiàn)狀進(jìn)行描述和分析的基礎(chǔ)上,總結(jié)項目成本控制的經(jīng)驗,提出成本控制存在的問題提出解決的對策。
[Abstract]:The real estate project cost control is the investment main body carries on the systematic standard control management to the project cost, uses the cost control method and the feasible management method, carries on the plan, the organization, the coordination to the entire project construction process, Control, ensure the quality of the whole real estate project, schedule, construction safety, investment goals. Cost control is an important link in real estate project management to obtain economic benefits. Controlling cost can improve the market competitiveness of real estate enterprises. According to the real estate project work flow, this paper explains the cost control from the project decision-making stage, the design stage, the construction stage and the marketing stage, respectively, and puts forward the cost control methods for each stage of the real estate project. Measures to control the cost of the whole process of the project as the focus. Through the dynamic control of the cost of each stage of the real estate development enterprise, the project cost is reduced, and the core competitiveness of the real estate development enterprise is strengthened. This paper takes X project developed by M Co. Ltd as the main research object, using the current theory of real estate project management and cost control, combining with its own practical experience and experience in real estate project management. This paper discusses the theory of real estate project management and cost control from two aspects: site construction management of real estate project and the process of project cost control. Based on the description and analysis of the current situation of project management in M Ltd, the experience of project cost control is summarized, and the solutions to the problems existing in cost control are put forward.
