【摘要】:中國(guó)的城市化進(jìn)程使得我國(guó)房地產(chǎn)行業(yè)在過(guò)去的十年間得到了突飛猛進(jìn)的發(fā)展。城市居民以往松散的居住方式,也逐漸朝著社區(qū)化、集中化轉(zhuǎn)變。傳統(tǒng)上通過(guò)手工對(duì)居民居住信息進(jìn)行的收集、整理、傳輸、存儲(chǔ)、加工和應(yīng)用,已經(jīng)無(wú)法滿足現(xiàn)代物業(yè)小區(qū)管理的需要。因此將MIS(Management Information System管理信息系統(tǒng))與物業(yè)管理相結(jié)合成為目前物業(yè)管理領(lǐng)域的一個(gè)趨勢(shì)。通過(guò)運(yùn)用物業(yè)小區(qū)管理信息系統(tǒng),收集、整理、備份、統(tǒng)計(jì)、發(fā)布數(shù)據(jù),將小區(qū)內(nèi)的居民、管理者、樓宇信息等信息集中管理,既提高了數(shù)據(jù)利用率、為基于已有業(yè)務(wù)和數(shù)據(jù)進(jìn)行市場(chǎng)分析和預(yù)測(cè)奠定了基礎(chǔ),又提高了物業(yè)管理公司的服務(wù)水平和市場(chǎng)競(jìng)爭(zhēng)力。本文主要針對(duì)現(xiàn)代物業(yè)小區(qū)管理過(guò)程中的數(shù)據(jù)管理、數(shù)據(jù)錄入、數(shù)據(jù)匯總、數(shù)據(jù)查詢、信息反饋和數(shù)據(jù)統(tǒng)計(jì)等方面進(jìn)行了研究和實(shí)現(xiàn)。通過(guò)對(duì)物業(yè)管理的日常工作進(jìn)行整理歸類,簡(jiǎn)化了管理流程并提高了服務(wù)的快捷。本系統(tǒng)基于Windows Server+SQLServer 2005環(huán)境開(kāi)發(fā),基于Client/Server(C/S)結(jié)構(gòu)和Browser/Server(B/S)結(jié)構(gòu)的混合結(jié)構(gòu),采用Visual Basic語(yǔ)言開(kāi)發(fā)系統(tǒng)后臺(tái)組件,實(shí)現(xiàn)了基本的信息查詢和管理的系統(tǒng)功能。文章做了大量的前期和后期準(zhǔn)備:包括對(duì)組織結(jié)構(gòu)、業(yè)務(wù)功能和流程、系統(tǒng)功能及性能等方面的分析;通過(guò)對(duì)系統(tǒng)的功能性分析和非功能性分析,結(jié)合數(shù)據(jù)庫(kù)E-R模型,設(shè)計(jì)實(shí)現(xiàn)了系統(tǒng)的登陸模塊、信息發(fā)布查詢模塊、居民信息登記和修改模塊、系統(tǒng)管理模塊、報(bào)表打印模塊等模塊。并采用一系列測(cè)試方法測(cè)試系統(tǒng)的安全和性能。本文實(shí)現(xiàn)的物業(yè)管理信息系統(tǒng)對(duì)數(shù)據(jù)安全性和系統(tǒng)承載能力有較高要求,因此在實(shí)現(xiàn)層面本文實(shí)現(xiàn)了基于SQLServer的數(shù)據(jù)庫(kù)備份和恢復(fù)機(jī)制;最后本文對(duì)物業(yè)管理系統(tǒng)進(jìn)行功能性集成測(cè)試,通過(guò)不同點(diǎn)擊順序測(cè)試系統(tǒng)響應(yīng)用戶請(qǐng)求的功能。通過(guò)使用Web Polygrah測(cè)試軟件,模擬并發(fā)訪問(wèn)測(cè)試系統(tǒng)響應(yīng)時(shí)間。經(jīng)測(cè)試,本系統(tǒng)在系統(tǒng)功能和并發(fā)響應(yīng)方面均有良好的表現(xiàn),可以投入使用。
[Abstract]:China's real estate industry has developed by leaps and bounds in the past decade because of its urbanization. Urban residents in the past loose way of living, but also gradually towards community, centralized transformation. Traditionally, the collection, collation, transmission, storage, processing and application of residential information by hand has been unable to meet the needs of modern estate management. Therefore, it is a trend in the field of property management to combine MISN Management Information system (MIS) with property Management. By using the management information system, collecting, collating, backing up, statistics, releasing data, and centralizing the information of residents, managers, buildings and so on, the utilization rate of data has been improved. It lays a foundation for market analysis and prediction based on existing business and data, and improves the service level and market competitiveness of property management companies. In this paper, data management, data entry, data collection, data query, information feedback and data statistics are studied and implemented in the process of modern real estate management. Through sorting the daily work of property management, it simplifies the management process and improves the speed of service. This system is based on Windows Server SQL Server 2005 environment development, based on the mixed structure of client / Server C / S structure and browser / Server / B / S structure, and uses Visual basic language to develop the background components of the system, and realizes the basic system function of information query and management. This paper has made a great deal of preparation in the early and later stages, including the analysis of organizational structure, business function and process, system function and performance, and the combination of database E-R model with the functional analysis and non-functional analysis of the system. Design and implementation of the system landing module, information release and query module, resident information registration and modification module, system management module, report printing module and other modules. A series of test methods are used to test the security and performance of the system. The property management information system realized in this paper has high requirements for data security and system carrying capacity, so this paper realizes the database backup and recovery mechanism based on SQL Server in the realization level. Finally, this paper tests the functional integration of the property management system, and tests the function of the system in response to the user's request through different click-order. The response time of concurrent access test system is simulated by using Web Polygrah test software. After testing, the system has good performance in system function and concurrent response, and can be put into use.
