【摘要】：目前,項(xiàng)目的設(shè)計(jì)管理已然成為一種新興的管理方法。在房地產(chǎn)開(kāi)發(fā)項(xiàng)目設(shè)計(jì)管理階段引入成熟的管理方法,將對(duì)設(shè)計(jì)進(jìn)程中的重要決策、資源合理優(yōu)化及質(zhì)量和成本控制起到舉足輕重的作用。 本文通過(guò)參與建設(shè)的天津生態(tài)城研發(fā)大廈項(xiàng)目,站在開(kāi)發(fā)業(yè)主的角度,對(duì)設(shè)計(jì)管理在項(xiàng)目前期和實(shí)施過(guò)程中的應(yīng)用做淺顯研究。本項(xiàng)目的設(shè)計(jì)成果是由建筑設(shè)計(jì)院完成的；其次作為地產(chǎn)開(kāi)發(fā)公司的設(shè)計(jì)管理人員,在策化和設(shè)計(jì)過(guò)程中起溝通、協(xié)調(diào)、監(jiān)控作用。因此在建設(shè)項(xiàng)目的整個(gè)設(shè)計(jì)運(yùn)作過(guò)程中,地產(chǎn)開(kāi)發(fā)公司如何介入,介入的深度,并且如何控制設(shè)計(jì)過(guò)程,充分發(fā)揮內(nèi)部資源和外部資源的優(yōu)勢(shì),是項(xiàng)目取得設(shè)計(jì)管理階段成功的關(guān)鍵。從某種程度上說(shuō),項(xiàng)目的設(shè)計(jì)管理影響著項(xiàng)目目標(biāo)的實(shí)現(xiàn)；如果前期的設(shè)計(jì)文件得不到有效控制,或者后續(xù)實(shí)施階段,設(shè)計(jì)文件得不到貫徹,又或者執(zhí)行過(guò)程中出現(xiàn)偏差,會(huì)給項(xiàng)目帶來(lái)很大的影響,那又如何能保證上述目標(biāo)的實(shí)現(xiàn)呢?建設(shè)項(xiàng)目全壽命周期包括項(xiàng)目的決策階段、實(shí)施階段和使用階段。而項(xiàng)目的實(shí)施階段包括設(shè)計(jì)準(zhǔn)備階段、設(shè)計(jì)階段、施工階段、使用前準(zhǔn)備階段及保修期；招投標(biāo)工作分散在設(shè)計(jì)準(zhǔn)備階段、設(shè)計(jì)階段和施工階段的相應(yīng)過(guò)程中進(jìn)行,因此可不用單獨(dú)羅列招投標(biāo)這個(gè)過(guò)程。 綜述,設(shè)計(jì)管理是項(xiàng)目管理重要的組成部分之一,本文正是通過(guò)自己參與的研發(fā)大廈項(xiàng)目,就設(shè)計(jì)管理在項(xiàng)目實(shí)施過(guò)程中所發(fā)揮的作用,和實(shí)際的工作內(nèi)容,進(jìn)行一些淺顯研究和交流,從而對(duì)設(shè)計(jì)管理有了更加深刻的認(rèn)識(shí)。結(jié)合自身公司的性質(zhì)以及項(xiàng)目運(yùn)行的大環(huán)境,在執(zhí)行研發(fā)大廈項(xiàng)目的過(guò)程中,強(qiáng)化了設(shè)計(jì)管理在項(xiàng)目前期的重要角色,因?yàn)樵O(shè)計(jì)階段管理的好壞直接影響項(xiàng)目的質(zhì)量；同時(shí),設(shè)計(jì)管理又不是孤立于施工過(guò)程之外存在的,在施工過(guò)程又強(qiáng)化了設(shè)計(jì)管理工作,做到高效實(shí)施,及時(shí)總結(jié),從而提高設(shè)計(jì)管理在項(xiàng)目實(shí)施過(guò)程中的效率,以達(dá)到項(xiàng)目的既定目標(biāo)。由此看來(lái),設(shè)計(jì)管理在整個(gè)項(xiàng)目生命周期中發(fā)揮著舉足輕重的作用。
[Abstract]:At present, project design management has become a new management method. The introduction of mature management methods in the design and management stage of real estate development projects will play an important role in the important decision-making, rational resource optimization, quality and cost control in the design process. Based on the R & D building project of Tianjin Ecological City, this paper makes a simple research on the application of design management in the early stage and implementation process of the project from the perspective of the development owner. The design result of this project is completed by the architectural design institute. Secondly, as the design manager of the real estate development company, it plays the role of communication, coordination and monitoring in the process of strategy and design. Therefore, in the whole design and operation process of the construction project, how does the real estate development company intervene, how to control the design process, and how to give full play to the advantages of internal and external resources, This is the key to the success of the design management phase of the project. To some extent, the design management of the project affects the realization of the project objectives; if the design documents in the early stage are not effectively controlled, or if the design documents are not implemented in the subsequent implementation stage, or if there are deviations in the implementation process, Will have a great impact on the project, so how can we ensure the achievement of these goals? The whole life cycle of the construction project includes the decision-making stage, the implementation stage and the use stage of the project. The implementation stage of the project includes the design preparation stage, the design stage, the construction stage, the pre-use preparation stage and the warranty period; the bidding and bidding work is scattered in the corresponding process of the design preparation stage, the design stage and the construction stage. Therefore, it is not necessary to list the bidding process separately. In summary, design management is one of the important components of project management. This paper, through the R & D building project in which we are involved, discusses the role of design management in the implementation of the project, and the actual work content. Some shallow research and communication, thus has a more profound understanding of design management. Considering the nature of the company and the environment in which the project is run, the design management plays an important role in the early stage of the project, because the quality of the project is directly affected by the quality of the design phase, and in the process of carrying out the R & D building project, the design management plays an important role in the early stage of the project. The design management is not isolated from the construction process. In the construction process, it strengthens the design management work, achieves the high efficiency implementation, timely summary, thus enhances the design management in the project implementation process efficiency, To achieve the goals of the project. Therefore, design management plays an important role in the whole project life cycle.
