【摘要】：隨著社會經(jīng)濟(jì)的快速發(fā)展與人民群眾對居住條件要求的不斷提高,近十幾年來房地產(chǎn)行業(yè)取得了飛速的拓展。然而在目前國家大環(huán)境的調(diào)控形勢下,機(jī)遇與挑戰(zhàn)并存,激烈的市場競爭對開發(fā)品質(zhì)也提出了更高的要求,不僅需要提高產(chǎn)品質(zhì)量,而且還要縮短開發(fā)周期,保證項(xiàng)目進(jìn)度。對于處在項(xiàng)目初始的設(shè)計(jì)階段來說,由于面臨著影響因素眾多,不確定性較大的問題,其進(jìn)度的開展和推進(jìn)就成為整個(gè)項(xiàng)目質(zhì)量保障的最關(guān)鍵管理環(huán)節(jié)。鑒于房地產(chǎn)開發(fā)過程中經(jīng)常出現(xiàn)設(shè)計(jì)進(jìn)度落后,造成后續(xù)施工工期和質(zhì)量受到影響,為了解決這個(gè)問題,本文運(yùn)用關(guān)鍵鏈項(xiàng)目管理方法,從項(xiàng)目的進(jìn)度制定、進(jìn)度控制,并結(jié)合相應(yīng)的溝通管理方法展開研究。在系統(tǒng)介紹關(guān)鍵鏈方法的理論基礎(chǔ)、基本思路、使用步驟等方面的基礎(chǔ)上,以上海W小區(qū)的設(shè)計(jì)項(xiàng)目為例,具體研究了關(guān)鍵鏈方法如何應(yīng)用到制定項(xiàng)目進(jìn)度計(jì)劃和進(jìn)度控制中,目的旨在縮短項(xiàng)目工期、減小不確定因素對項(xiàng)目的影響,以保證項(xiàng)目準(zhǔn)時(shí)完工。本文對關(guān)鍵鏈方法在現(xiàn)實(shí)中的運(yùn)用做出一些探索性的研究,并希望能夠?yàn)橥愴?xiàng)目的進(jìn)度管理提供借鑒經(jīng)驗(yàn)。
[Abstract]:With the rapid development of social economy and the continuous improvement of the people's living conditions, the real estate industry has made rapid expansion in the past ten years. However, under the situation of national environment regulation and control, opportunities and challenges coexist, and the fierce market competition also puts forward higher requirements for development quality. It is necessary not only to improve product quality, but also to shorten the development cycle and ensure the progress of the project. In the initial design stage of the project, due to the many factors affecting the problem, the progress of the development and promotion of the project has become the most important part of the quality assurance management. In view of the fact that the design progress is often backward in the process of real estate development, the construction period and quality of the subsequent construction are affected. In order to solve this problem, this paper uses the key chain project management method, from the progress of the project formulation, progress control, And combine the corresponding communication management method to carry out the research. On the basis of systematically introducing the theoretical basis, basic ideas and using steps of the key chain method, taking the design project of Shanghai W district as an example, this paper studies how to apply the key chain method to the formulation of project schedule and schedule control. The aim of this paper is to shorten the project duration and reduce the influence of uncertainty on the project, so as to ensure the completion of the project on time. This paper makes some exploratory research on the application of the key chain method in reality, and hopes to provide reference experience for the schedule management of similar projects.
