區(qū)域經(jīng)濟(jì)差異對(duì)房?jī)r(jià)影響的實(shí)證研究

【摘要】:近年來(lái),中央和各級(jí)地方政府出臺(tái)了許多樓市調(diào)控措施,但是調(diào)控效果差強(qiáng)人意。本文致力于研究房?jī)r(jià)的影響因素,以期對(duì)我國(guó)房?jī)r(jià)的影響因素進(jìn)行更為完整的診釋,為政策制定者提供參考,使政府可以從促進(jìn)區(qū)域經(jīng)濟(jì)均衡發(fā)展的角度進(jìn)行房地產(chǎn)調(diào)控,維護(hù)全國(guó)房?jī)r(jià)的穩(wěn)定。 本文認(rèn)為區(qū)域經(jīng)濟(jì)差異是造成房?jī)r(jià)持續(xù)走高的長(zhǎng)期內(nèi)在因素。為了使研究的問(wèn)題具體化,可以進(jìn)一步認(rèn)為造成區(qū)域經(jīng)濟(jì)差異的一系列因素導(dǎo)致了房?jī)r(jià)的持續(xù)高漲。本文首先對(duì)區(qū)域經(jīng)濟(jì)差異影響因素做了分析,然后就區(qū)域經(jīng)濟(jì)差異對(duì)房?jī)r(jià)影響的機(jī)理做了理論研究。將上述歸納總結(jié)出的房?jī)r(jià)影響因素與區(qū)域經(jīng)濟(jì)差異影響因素作對(duì)比,我們發(fā)現(xiàn),區(qū)域經(jīng)濟(jì)差異影響因素要么包含于房?jī)r(jià)影響因素,要么是區(qū)域經(jīng)濟(jì)差異影響因素所引致的因素。據(jù)此,我們可以假設(shè):區(qū)域經(jīng)濟(jì)差異對(duì)房?jī)r(jià)存在影響,即區(qū)域經(jīng)濟(jì)差異對(duì)東中西部房?jī)r(jià)有推動(dòng)作用。 理論分析完成,就進(jìn)入了本文的實(shí)證部分。首先,本文選取勞動(dòng)參與率、投資水平、工業(yè)化水平、外貿(mào)依存度、城市化水平五個(gè)指標(biāo)來(lái)表示區(qū)域經(jīng)濟(jì)差異的影響因素,并對(duì)它們進(jìn)行度量。之后,利用我國(guó)31個(gè)省2002年至2009年的面板數(shù)據(jù),對(duì)被解釋變量住宅平均銷售價(jià)格(Pi,t)和五個(gè)解釋變量(勞動(dòng)參與率(LABi,t)、投資水平(INVi,t)、工業(yè)化水平(INDi,t),外貿(mào)依存度(TRAi,t),城市化水平(URBi,t))建立面板數(shù)據(jù)模型,為了消除異方差和序列自相關(guān),我們選用GLS的截面加權(quán)估計(jì)法(Cross Section Weights)檢驗(yàn)方法,回歸發(fā)現(xiàn)幾乎所有省五個(gè)變量都顯著,因此,我們對(duì)計(jì)量結(jié)果具體分析得出下面的結(jié)論。 總體來(lái)看,造成區(qū)域經(jīng)濟(jì)差異的五個(gè)影響因素指標(biāo)都對(duì)我國(guó)東中西部房?jī)r(jià)有著顯著的影響,說(shuō)明區(qū)域經(jīng)濟(jì)差異確實(shí)是解釋近些年我國(guó)房?jī)r(jià)上漲的關(guān)鍵影響因素。就單個(gè)指標(biāo)而言,五個(gè)區(qū)域經(jīng)濟(jì)差異因素指標(biāo)對(duì)我國(guó)東中西部房?jī)r(jià)的影響各存在差異。其中,勞動(dòng)參與率對(duì)中部房?jī)r(jià)的影響最為顯著;投資水平在西部區(qū)域?qū)Ψ績(jī)r(jià)的影響程度最為顯著;工業(yè)化水平對(duì)東西部地區(qū)房?jī)r(jià)的影響較為顯著;外貿(mào)依存度對(duì)對(duì)東中部地區(qū)房?jī)r(jià)的影響較為顯著;城市化水平對(duì)西部地區(qū)房?jī)r(jià)的影響程度顯著。因此,在制定和執(zhí)行房地產(chǎn)政策時(shí),區(qū)域經(jīng)濟(jì)差異需引起政府和行業(yè)的足夠重視;努力縮小區(qū)域和城鄉(xiāng)間的經(jīng)濟(jì)發(fā)展差距、促進(jìn)生產(chǎn)要素合理流動(dòng)和區(qū)域良性互動(dòng)發(fā)展才是穩(wěn)定房?jī)r(jià)的長(zhǎng)久之計(jì)。
[Abstract]:In recent years, the central and local governments have introduced many measures to regulate the property market, but the regulatory effect is unsatisfactory. This paper is devoted to the study of the influencing factors of house prices, in order to make a more complete diagnosis and explanation of the influencing factors of housing prices in China, and to provide reference for policy makers, so that the government can regulate and control real estate from the angle of promoting the balanced development of regional economy. To maintain the stability of housing prices throughout the country. This paper argues that regional economic differences are the long-term internal factors that cause house prices to keep rising. In order to make the research specific, we can further think that a series of factors that cause the regional economic difference lead to the rising of house prices. In this paper, the influence factors of regional economic difference are analyzed, and then the mechanism of regional economic difference on housing price is studied theoretically. By comparing the factors of house price and regional economic difference, we find that the factors of regional economic difference are either contained in the factors of housing price or are caused by regional economic differences. Based on this, we can assume that regional economic differences have an impact on housing prices, that is, regional economic differences promote housing prices in the east, west, west and west. After the theoretical analysis is completed, it enters the empirical part of this paper. First of all, this paper selects the five indicators of labor participation rate, investment level, industrialization level, foreign trade dependence, urbanization level to express the influencing factors of regional economic difference, and measures them. Then, using panel data from 2002 to 2009 in 31 provinces in our country, In order to eliminate heteroscedasticity and sequence autocorrelation, panel data models were established for the explained variable residential average sales price (Piot) and five explanatory variables (labor participation rate, investment level, industrialization level, foreign trade dependence, urbanization level and urbanization level, respectively), respectively, in order to eliminate heteroscedasticity and sequence autocorrelation. In this paper, we choose GLS's cross Section weights test method, and we find that almost all of the five variables in the province are significant by regression analysis. Therefore, we draw the following conclusion by analyzing the measurement results concretely. In general, the five influencing factors that cause the regional economic difference have a significant impact on the housing prices in the east, west and west of China, which indicates that the regional economic differences are the key factors to explain the rise of housing prices in recent years. In terms of a single index, there are differences in the influence of the five regional economic difference factors on the housing prices in the east, west and west of China. Among them, the labor participation rate has the most significant influence on the housing prices in the central region, the investment level has the most significant impact on the housing prices in the western region, and the industrialization level has a more significant impact on the housing prices in the eastern and western regions. The degree of dependence on foreign trade has a significant impact on housing prices in the eastern and central regions, and the level of urbanization has a significant impact on housing prices in the western region. Therefore, in the formulation and implementation of real estate policies, regional economic disparities need to be given sufficient attention by governments and industries; efforts should be made to narrow the gap in economic development between the regions and between urban and rural areas. Promoting rational flow of factors of production and regional benign interactive development is a long-term plan to stabilize house prices.
