中國(guó)城鎮(zhèn)化背景下房地產(chǎn)業(yè)的發(fā)展空間

【摘要】:經(jīng)濟(jì)轉(zhuǎn)型、產(chǎn)業(yè)結(jié)構(gòu)調(diào)整升級(jí)和制度因素是當(dāng)前中國(guó)推進(jìn)城鎮(zhèn)化的三大背景。目前中國(guó)城鎮(zhèn)化進(jìn)程進(jìn)入快速發(fā)展的軌道,城鎮(zhèn)數(shù)量、人口和建成區(qū)面積均有大幅增加。在相當(dāng)長(zhǎng)一段時(shí)間里,環(huán)渤海、長(zhǎng)三角和珠三角三大區(qū)域及中西部一些城市的房地產(chǎn)業(yè)將有很大發(fā)展空間;一些小城市由于經(jīng)濟(jì)規(guī)模小,則發(fā)展空間有限;養(yǎng)老、養(yǎng)生、旅游地產(chǎn)等服務(wù)產(chǎn)品;以及經(jīng)紀(jì)業(yè)務(wù)、物業(yè)管理、房地產(chǎn)金融等地產(chǎn)服務(wù)業(yè)均有較好的發(fā)展空間。
[Abstract]:Economic transformation, industrial structure adjustment and upgrading and institutional factors are the three major backgrounds for China's current urbanization. At present, China's urbanization process has entered the track of rapid development, with the number of cities and towns. The population and the area of the built-up areas have increased substantially. In a very long period of time, the real estate industry of the three major regions around the Bohai Sea, the Yangtze River Delta and the Pearl River Delta, as well as some cities in the central and western parts of China, will have a lot of room for development; some small cities have small economies of scale. Then the development space is limited; pension, health, tourism real estate and other service products; as well as brokerage business, property management, real estate finance and other real estate services have a better room for development.
