房地產(chǎn)上市公司投資效率分析

【摘要】:房地產(chǎn)行業(yè)作為我國(guó)國(guó)民經(jīng)濟(jì)支柱性發(fā)展動(dòng)力,肩負(fù)著經(jīng)濟(jì)發(fā)展使命,房地產(chǎn)具有市場(chǎng)物質(zhì)地位、投資價(jià)值以及國(guó)民剛性需求等特質(zhì),使得房地產(chǎn)業(yè)的發(fā)展成為我國(guó)國(guó)民經(jīng)濟(jì)市場(chǎng)完善和建設(shè)的首要任務(wù),同時(shí)為推高我國(guó)經(jīng)濟(jì)發(fā)展速率、提升人民生活品質(zhì)做出突出貢獻(xiàn)。然而,房地產(chǎn)投資的增長(zhǎng)超出了合理的水平,隨著房地產(chǎn)公司數(shù)量的不斷增加和金融投資環(huán)境的不斷嚴(yán)峻,宏觀經(jīng)濟(jì)層面的“經(jīng)濟(jì)過(guò)熱”和微觀行業(yè)內(nèi)部層面的“投資過(guò)熱”導(dǎo)致很多公司存在投資效率低下的問(wèn)題,合理地測(cè)度房地產(chǎn)投資效率以及全面、科學(xué)為房地產(chǎn)公司提供、制定發(fā)展策略和建議已成為一個(gè)突出的研究課題。就此問(wèn)題,對(duì)房地產(chǎn)上市公司投資效率進(jìn)行了深入的數(shù)據(jù)研究以及行業(yè)環(huán)境研究并查閱了大量文獻(xiàn)資料,對(duì)上述問(wèn)題作出較詳細(xì)的研究與探討。本文選擇我國(guó)房地產(chǎn)上市公司為研究對(duì)象,首先采用實(shí)證研究方法分別從宏觀角度和微觀角度檢驗(yàn)當(dāng)前我國(guó)房地產(chǎn)公司非效率投資行為的存在性。此后,在遵循市場(chǎng)規(guī)律、經(jīng)濟(jì)合理的原則下進(jìn)一步研究房地產(chǎn)公司投資效率的影響因素,深入探討房地產(chǎn)投資效率對(duì)房地產(chǎn)公司造成的經(jīng)濟(jì)利潤(rùn)和公司價(jià)值的影響。最后,為房地產(chǎn)公司的管理提出可以操作的、有價(jià)值的建議,幫助公司認(rèn)清自身所處環(huán)境和經(jīng)濟(jì)狀況,從而針對(duì)性、合理性地提高公司投資效率,保全公司資產(chǎn),對(duì)我國(guó)房地產(chǎn)公司健康、有序的發(fā)展具有現(xiàn)實(shí)意義。
[Abstract]:The real estate industry as a pillar of the motive force of the development of China's national economy, shouldering the mission of economic development, the real estate market has the material status, investment value and national characteristics of rigid demand, the development of the real estate industry has become the national economy of our country market improvement and construction priority, also push up China's economic development rate and made outstanding contributions to improve the quality of people's life. However, the real estate investment growth beyond the reasonable level, with the increasing number of Real Estate Company and financial investment environment is more and more severe, the macroeconomic level "economic overheating" and micro industry internal aspects of investment overheating due to the low investment efficiency of many company. Reasonable measurement of the real estate investment efficiency and the comprehensive, scientific development strategy for Real Estate Company, and that has become a highlight of research Research topic. In this regard, the real estate investment efficiency of listed companies of data research and industry environment deeply and a large amount of literature, research and make a detailed study on the above problems. This paper chooses the listed real estate companies in China as the research object, the existence of the first use of empirical research methods respectively from the macroscopic angle and the micro angle test the current China's Real Estate Company the inefficient investment behavior. Then, to follow the laws of the market, further studies on the influential factors of Real Estate Company investment efficiency the principle of economy and rationality under the influence, probe into real estate investment efficiency of Real Estate Company caused economic profit and the value of the company. Finally, we can operate for the management of the Real Estate Company and valuable advice, help the company understand its environment and economic conditions, so as to, reasonable. The efficiency of high company investment and the preservation of the company's assets are of practical significance to the healthy and orderly development of China's Real Estate Company.
