喬苑房地產開發(fā)項目風險管理研究

【摘要】:不斷快速發(fā)展的房地產行業(yè),使得競爭日益激烈。此外,房地產開發(fā)房地產的競爭水平也在不斷繼續(xù)擴大升級,開發(fā)規(guī)模不斷擴大,促成了形式更加多樣和全面的房地產投資項目的出現(xiàn)。現(xiàn)在國家也在不斷增加對房地產行業(yè)的宏觀調控,限制房地產的開發(fā)。但房地產是民生的一個重要組成部分,所有的增長或下降對于房地產行業(yè)來說還難以確定。由于政府的調控,消費者對房地產的熱情逐漸消退,處于觀望狀態(tài),房地產投資中的個人行為也顯得更加的理性。而這將造成一個房地產開發(fā)公司的壓力,使得他們不得不面對這些政策風險。再加上現(xiàn)在每年自然災害頻發(fā)的趨勢,迫使房地產行業(yè)面臨著政策風險,市場風險及自然風險的三重壓力。這些都讓房地產開發(fā)商進行目風險管理是最迫切和必要的。 對于房地產項目,房地產項目開發(fā)在不同階段的行為,不同的開發(fā)公司會面臨不同程度的風險,迫切需要進行風險管理。想要從根源上提高房地產項目的建設和運營,那么從一開始的項目計劃,并最終落實到最終投入使用,將是一段很長的過程,在這個過程中的不同階段,項目風險管理形勢和尋求的期望是不同的,對于不同的風險因素,風險管理的重點和方式也有著不同。 文章通過理論與實證相結合研究分析工程建設項目的具體過程,探討投資風險的識別,評估,,規(guī)劃和控制的方法和技巧,并結合喬苑房地產項目的風險管理方法和技術做了實證研究。項目風險管理的原則和方法也被充分利用到工程項目風險管理的研究分析,整體上總結了項目風險管理過程中的風險識別,分析和評估,以及項目風險的應對措施。文章在理論研究基礎上也進行有充分的實證分析,為今后的房地產項目開發(fā)做鋪墊,促使房地產開發(fā)公司進一步提高對項目風險的管理控制。并通過有效的風險管理控制,盡可能使得開發(fā)公司項目計劃和結果的一致性,給房地產開發(fā)公司的風險管理理論和實踐如何更好的結合提供了參考。文章主要目標是減少風險的影響,使得工程質量,進度,成本可以得到有效的控制。研究得出的研究結果,可以被應用到中國當前類似的房地建設項目中,促進中國房地產建設項目更好的發(fā)展。
[Abstract]:With the rapid development of the real estate industry, the competition is becoming increasingly fierce. In addition, the level of competition in real estate development is also continuing to expand and upgrade, and the scale of development continues to expand. This has contributed to the emergence of more diversified and comprehensive real estate investment projects. Now the state is also increasing macroeconomic control over the real estate industry and restricting the development of real estate. But real estate is an important part of the people's livelihood. All growth or decline is still uncertain for the real estate industry. As a result of government regulation, consumers' enthusiasm for real estate has gradually waned and they are in a wait-and-see state. Personal behavior in real estate investment is also more rational. This will put pressure on a real estate development company to face these policy risks. Forcing the real estate industry to face the triple pressure of policy risk, market risk and natural risk makes it most urgent and necessary for real estate developers to look at risk management. For real estate projects, the behavior of real estate project development at different stages, different development companies will face different levels of risk, it is urgent to carry out risk management. In order to improve the construction and operation of real estate projects from the root, Well, it will be a very long process from the beginning of the project plan and eventually to the final implementation. In different stages of the process, the situation of project risk management and the expectations sought are different. For different risk factors, The focus and approach of risk management are also different. Through the combination of theory and practice, this paper analyzes the concrete process of engineering construction project, and discusses the methods and techniques of investment risk identification, evaluation, planning and control. Combining with the risk management methods and techniques of Qiaoyuan real estate project, the principles and methods of project risk management are also fully utilized in the research and analysis of project risk management. The paper summarizes the risk identification, analysis and evaluation in the process of project risk management, as well as the measures to deal with the project risk. On the basis of theoretical research, the paper also carries out sufficient empirical analysis to pave the way for the development of real estate projects in the future. Urges the real estate development company to further enhance the project risk management control, and through the effective risk management control, makes the development company project plan and the result as far as possible consistent, It provides a reference to how to better combine the theory and practice of risk management in real estate development companies. The main goal of this article is to reduce the impact of risk and make the project quality and progress. The research results can be applied to similar real estate construction projects in China to promote the better development of real estate construction projects in China.
