【摘要】:隨著我國(guó)經(jīng)濟(jì)水平的發(fā)展以及人民生活水平的提高,我國(guó)房地產(chǎn)行業(yè)自90年代開(kāi)始已經(jīng)得到了迅速的發(fā)展,尤其是在2000之后,我國(guó)房地產(chǎn)開(kāi)發(fā)投資增長(zhǎng)率基本上保持在20%以上。由于房地產(chǎn)開(kāi)發(fā)的資金需求大,,房地產(chǎn)企業(yè)對(duì)于資金的需求周期長(zhǎng),而且房地產(chǎn)開(kāi)發(fā)企業(yè)的資金只有少部分來(lái)源于自籌資金,因而房地產(chǎn)開(kāi)發(fā)企業(yè)獲得資金額最主要渠道是商業(yè)銀行的貸款資金。 一方面是因?yàn)殂y行的資金充裕,另一方面是因?yàn)殂y行的融資成本相對(duì)較低。但是如此快速的房地產(chǎn)開(kāi)發(fā)投資額的增長(zhǎng),意味著房地產(chǎn)開(kāi)發(fā)貸款在整個(gè)銀行的貸款中所占的比例也越來(lái)越大,隨之而來(lái)的就是房地產(chǎn)開(kāi)發(fā)貸款風(fēng)險(xiǎn)防控問(wèn)題,由于銀行與房地產(chǎn)開(kāi)發(fā)公司之間存在的信息不對(duì)稱,使得銀行在放貸過(guò)程中難以避免出現(xiàn)不良貸款。如何有效控制信貸風(fēng)險(xiǎn),如何降低貸款不良率成為當(dāng)前房地產(chǎn)貸款的主要問(wèn)題。 本文首先對(duì)湖南建行房地產(chǎn)開(kāi)發(fā)貸款風(fēng)險(xiǎn)研究的選題以及背景意義做了詳細(xì)的分析,并對(duì)商業(yè)銀行房地產(chǎn)開(kāi)發(fā)貸款風(fēng)險(xiǎn)主題下的國(guó)內(nèi)下研究現(xiàn)狀以及趨勢(shì)的文獻(xiàn)做了綜述,再對(duì)本文的研究?jī)?nèi)容、研究方法以及研究創(chuàng)新點(diǎn)等做了說(shuō)明。其次主要對(duì)房地產(chǎn)開(kāi)發(fā)貸款風(fēng)險(xiǎn)的相關(guān)基本理論進(jìn)行了總結(jié)與分析,接下來(lái)結(jié)合湖南省房地產(chǎn)市場(chǎng)及建行房地產(chǎn)信貸風(fēng)險(xiǎn)的現(xiàn)實(shí)考察情況,對(duì)湖南建行房地產(chǎn)信貸現(xiàn)狀進(jìn)行研究與分析,以此來(lái)探討房地產(chǎn)開(kāi)發(fā)貸款風(fēng)險(xiǎn)的內(nèi)外原因。并通過(guò)對(duì)A公司房地產(chǎn)開(kāi)發(fā)貸款風(fēng)險(xiǎn)管理案例的分析,指出了建行房地產(chǎn)開(kāi)發(fā)貸款風(fēng)險(xiǎn)管理的缺陷。最后給出了房地產(chǎn)開(kāi)發(fā)貸款風(fēng)險(xiǎn)的防范策略及化解的政策建議,主要包括完善銀行內(nèi)部信貸風(fēng)險(xiǎn)控制機(jī)制、建立規(guī)范的房地產(chǎn)信用體系、建立嚴(yán)謹(jǐn)?shù)姆康禺a(chǎn)開(kāi)發(fā)貸款信貸程序、銀行間實(shí)現(xiàn)對(duì)房地產(chǎn)開(kāi)發(fā)貸款風(fēng)險(xiǎn)的聯(lián)動(dòng)控制以及有效地轉(zhuǎn)嫁房地產(chǎn)開(kāi)發(fā)貸款風(fēng)險(xiǎn)。
[Abstract]:With the development of Chinese economy and the improvement of people's living standard, the real estate industry has been developing rapidly since 90s, especially after 2000. The growth rate of investment in real estate development in China is basically above 20%. Because of the large demand for funds for real estate development, the demand for funds by real estate enterprises is long, and only a small part of the funds of real estate development enterprises come from self-financing. Therefore, the most important channel for real estate development enterprises to obtain capital is the loan funds of commercial banks. On the one hand, because the banks have plenty of capital, on the other hand, because the banks' financing costs are relatively low. But with such a rapid increase in investment in real estate development, This means that real estate development loans account for more and more of the loans of the whole bank, which is followed by the problem of preventing and controlling the risks of real estate development loans. Because of the information asymmetry between banks and real estate development companies, How to effectively control the credit risk and how to reduce the loan failure rate become the main problem of the real estate loan. This paper firstly makes a detailed analysis on the topic and background significance of the research on the risk of real estate development loan of Hunan Construction Bank, and summarizes the current situation and trend of domestic research on the subject of real estate development loan risk of commercial banks. Then it explains the research content, research methods and innovation points of this paper. Secondly, it summarizes and analyzes the relevant basic theory of real estate development loan risk. Then combining with the real estate market of Hunan Province and the real estate credit risk of CCB, the paper studies and analyzes the present situation of the real estate credit of Hunan Construction Bank. In order to explore the internal and external causes of real estate development loan risk, and through the A company real estate development loan risk management case analysis, This paper points out the defects of the risk management of real estate development loan in CCB. Finally, it gives the preventive strategy and policy suggestions on the risk of real estate development loan, mainly including perfecting the internal credit risk control mechanism of the bank. To establish a standardized real estate credit system, to establish strict real estate development loan credit procedures, to achieve inter-bank control of the risk of real estate development loans, and to effectively transfer the real estate development loan risk.
