渭南市“西海學(xué)府花園”建設(shè)項目財務(wù)風險管理研究

【摘要】:由于房地產(chǎn)業(yè)具有投資規(guī)模大、運行風險高、建設(shè)周期久的特點,國內(nèi)調(diào)控房地產(chǎn)政策的陸續(xù)出臺,國際金融政策的收緊,這一系列的問題都會導(dǎo)致該產(chǎn)業(yè)的投資建設(shè)過程中會面臨一定的財務(wù)風險。對項目進行財務(wù)風險管理研究,可以合理的降低投資決策的盲目性,避免投資風險,減少投資成本,從而達到增加開發(fā)商經(jīng)濟利潤的目的,并且會使房地產(chǎn)投資越來越完善,并取得合理進展。本文以項目的財務(wù)風險管理理論和方法為基礎(chǔ),對渭南市西海學(xué)府花園建設(shè)項目財務(wù)風險管理進行了研究。論文主要內(nèi)容包括:(1)渭南市“西海學(xué)府花園”建設(shè)項目財務(wù)風險識別。通過定性分析研究渭南市“西海學(xué)府花園”建設(shè)項目在招投標階段、項目開發(fā)階段、項目施工階段、項目銷售階段四個時期財務(wù)風險,主要表現(xiàn)為籌資風險、投資風險、資金回收風險和利潤分配風險等。(2)渭南市“西海學(xué)府花園”建設(shè)項目財務(wù)風險評估。通過定量分析進行渭南市“西海學(xué)府花園”建設(shè)項目的財務(wù)風險評價,分別研究了該項目的投資估算和資金籌措、基本財務(wù)指標分析、動態(tài)盈利分析、清償能力分析及不確定性分析等。經(jīng)過測算,得出本項目全投資財務(wù)內(nèi)部收益率39.59%大于基準收益率12%;財務(wù)凈現(xiàn)值11634.71萬元大于零;動、靜態(tài)投資回收期均小于項目總開發(fā)期4年,說明項目盈利能力較好,且具有較強的清償能力,本項目滿足財務(wù)的基本要求。(3)渭南市“西海學(xué)府花園”建設(shè)項目財務(wù)風險控制。根據(jù)對項目財務(wù)風險的識別和評價,論文對渭南市“西海學(xué)府花園”建設(shè)項目在招投標階段、開發(fā)階段、施工階段和銷售階段中存在的財務(wù)風險控制進行了分析,主要是控制資金籌資風險、資金投資風險、資金回收風險和利潤分配風險等。
[Abstract]:Because the real estate industry has the characteristics of large scale of investment, high operational risk and long construction cycle, the domestic regulation and control of real estate policy has been introduced one after another, and the international financial policy has been tightened. This series of problems will lead to certain financial risks in the process of investment and construction of the industry. Research on financial risk management of projects can reasonably reduce the blindness of investment decisions, avoid investment risks, and reduce investment costs. In order to increase the economic profits of developers, and make real estate investment more and more perfect, and achieve reasonable progress. This paper based on the financial risk management theory and method of the project, This paper studies the financial risk management of the garden construction project of Xihai University in Weinan City. The main contents of this paper include: (1) the identification of financial risk in the construction project of "Xihai academic Institution Garden" in Weinan City. The qualitative analysis is used to study the "West" of Weinan City. The construction project of Haixue University Garden is in the bidding stage. The financial risks in the four stages of project development, project construction and project sales are mainly shown as financing risk, investment risk, Risk of capital recovery and risk of profit distribution) Financial risk assessment of the construction project of "Xihai University Garden" in Weinan City. Through quantitative analysis, the financial risk assessment of the construction project of "Xihai University Garden" in Weinan City is carried out. The investment estimation and financing, the basic financial index analysis, the dynamic profit analysis, the solvency analysis and the uncertainty analysis of the project are studied respectively. It is concluded that the financial internal return rate of the whole investment of the project is 39.59% more than the benchmark rate of return 12; the net present value of finance is one hundred and sixteen million three hundred and forty-seven thousand and one hundred yuan more than zero; the recovery period of dynamic and static investment is less than 4 years of the total development period of the project, which shows that the profitability of the project is good.
