【摘要】：研究目的:分析山東省土地市場(chǎng)化程度對(duì)房?jī)r(jià)的影響。研究方法:計(jì)量經(jīng)濟(jì)學(xué)方法和面板數(shù)據(jù)模型。在單位根檢驗(yàn)和協(xié)整檢驗(yàn)的基礎(chǔ)上建立面板數(shù)據(jù)模型。研究結(jié)果:(1)山東省土地市場(chǎng)化程度與經(jīng)濟(jì)發(fā)展水平、房?jī)r(jià)并不完全一致;(2)山東省土地市場(chǎng)化程度對(duì)房?jī)r(jià)的影響不顯著。(3)山東省各地市房?jī)r(jià)的空間自相關(guān)性很低,房?jī)r(jià)不受周邊區(qū)域市場(chǎng)價(jià)格的影響。研究結(jié)論:(1)進(jìn)一步優(yōu)化土地資源,實(shí)現(xiàn)土地市場(chǎng)健康發(fā)展;(2)影響房?jī)r(jià)的因素非常復(fù)雜,而且土地"招拍掛"制度不是高房?jī)r(jià)的決定因素。應(yīng)采用差別化的房地產(chǎn)調(diào)控政策,因地制宜;(3)加快城市群有機(jī)聯(lián)系和經(jīng)濟(jì)輻射功能。
[Abstract]:Objective: to analyze the impact of land marketization on housing prices in Shandong Province. Methods: econometrics method and panel data model. The panel data model is established on the basis of unit root test and cointegration test. Results: 1) the degree of land marketization and the level of economic development in Shandong Province, The impact of land marketization on housing prices in Shandong Province is not significant. (3) the spatial autocorrelation of housing prices in various cities in Shandong Province is very low. Housing prices are not affected by the market prices in the surrounding regions. The conclusion of the study is that the factors that further optimize land resources and realize the healthy development of the land market are very complex. Moreover, the land system is not the determinant of high house price. The differential real estate regulation policy should be adopted to accelerate the organic connection and economic radiation function of urban agglomeration.
