【摘要】：隨著國(guó)內(nèi)城市化進(jìn)程的加速,城鎮(zhèn)化建設(shè)讓大部分人進(jìn)入城市生活,由此導(dǎo)致的人們對(duì)房屋的需求越來(lái)越大,同時(shí),國(guó)內(nèi)勞動(dòng)力成本的上升,導(dǎo)致房屋的建造成本成倍增加。房地產(chǎn)已經(jīng)成為中國(guó)的支柱型產(chǎn)業(yè),面對(duì)房產(chǎn)的需求量,導(dǎo)致信息量急劇增加,迫切需要建立一套房地產(chǎn)信息管理系統(tǒng)來(lái)提高對(duì)房地產(chǎn)管理的效率。建立房地產(chǎn)信息管理系就是為了實(shí)現(xiàn)信息的規(guī)范管理和快速查詢,從而減少管理方面的工作量；結(jié)合中國(guó)現(xiàn)有房地產(chǎn)公司的管理模式加上現(xiàn)代計(jì)算機(jī)開發(fā)技術(shù)的發(fā)展,為開發(fā)房地產(chǎn)信息管理系統(tǒng)奠定了良好技術(shù)基礎(chǔ)和管理基礎(chǔ)。 本文針對(duì)西安市干道市政建設(shè)開發(fā)有限責(zé)任公司(以下簡(jiǎn)稱XSK公司)業(yè)務(wù)需求,詳細(xì)論述了系統(tǒng)需求分析、數(shù)據(jù)庫(kù)設(shè)計(jì)、數(shù)據(jù)流程分析等；該系統(tǒng)根據(jù)多款成熟的房地產(chǎn)開發(fā)軟件和XSK公司特有的管理需求,從客戶的管理需求出發(fā),進(jìn)行系統(tǒng)需求調(diào)研,進(jìn)行系統(tǒng)需求分析,概要設(shè)計(jì)和數(shù)據(jù)庫(kù)E-R圖的設(shè)計(jì),確定開發(fā)工具和開發(fā)環(huán)境,開發(fā)出了一套功能強(qiáng)大、界面友好、運(yùn)行快捷、容易維護(hù)的房產(chǎn)管理系統(tǒng)；本系統(tǒng)采用B/S架構(gòu)開發(fā),本系統(tǒng)選用ASP.NET語(yǔ)言和SQL數(shù)據(jù)庫(kù),服務(wù)器端利用微軟的SQL Server2000作為數(shù)據(jù)庫(kù)服務(wù)器進(jìn)行開發(fā)設(shè)計(jì)。 利用XSK公司現(xiàn)有的資源,減少開發(fā)中的時(shí)間和財(cái)力、物力、提高系統(tǒng)開發(fā)的水平和應(yīng)用效果。系統(tǒng)按照XSK公司的需求,功能有發(fā)布公告信息、國(guó)家政策、待售房源、產(chǎn)權(quán)查詢、管理員管理、職工管理、網(wǎng)絡(luò)用戶管理等。 經(jīng)過(guò)系統(tǒng)測(cè)試運(yùn)行該系統(tǒng)能夠滿足XSK公司房地產(chǎn)管理的需求,數(shù)據(jù)的實(shí)時(shí)性和傳輸性效果比較好；提高了XSK公司的管理效率、對(duì)數(shù)據(jù)的需求效率比以前紙質(zhì)的管理得以提高,同時(shí)節(jié)約了公司的人力成本和紙張浪費(fèi)。同時(shí),系統(tǒng)的由于實(shí)現(xiàn)了聯(lián)網(wǎng)操作,可以對(duì)數(shù)據(jù)進(jìn)行集中管理,提高了數(shù)據(jù)的實(shí)時(shí)性和公司的辦公效率。
[Abstract]:With the acceleration of the process of urbanization in China, the construction of urbanization has allowed most people to enter urban life. As a result, the demand for housing is increasing. At the same time, the domestic labor costs are rising. The cost of building houses has multiplied. Real estate has become a pillar industry in China. In the face of demand for real estate, the amount of information has increased dramatically. It is urgent to establish a set of real estate information management system to improve the efficiency of real estate management. Combined with the management mode of Chinese real estate companies and the development of modern computer development technology, it has laid a good technical foundation and management foundation for the development of real estate information management system. Aiming at the business requirements of Xi'an main Road Municipal Construction and Development Co., Ltd (hereinafter referred to as XSK Company), this paper discusses in detail the system requirement analysis, database design, data flow analysis, etc. According to many mature real estate development software and XSK company's unique management demand, the system needs investigation, system requirement analysis, outline design and database E-R diagram design, according to the customer's management demand. A set of real estate management system with powerful function, friendly interface, fast running and easy maintenance is developed. The system is developed with B / S structure, ASP.NET language and SQL database are used in the system. The server uses SQL Server2000 of Microsoft as database server to develop and design. Using the existing resources of XSK Company, reducing the time and financial resources and material resources in the development, improving the level of system development and application effect. According to the needs of XSK, the system has the functions of issuing announcement information, national policy, the source of houses for sale, Property right inquiry, administrator management, staff management, network user management and so on. The system can meet the demand of real estate management of XSK company, the real-time and transmission effect of data is better, the management efficiency of XSK company is improved, and the demand efficiency of data is improved than that of paper management. At the same time, it saves the company's labor cost and paper waste. At the same time, because of the network operation, the system can centrally manage the data and improve the real-time performance of the data and the efficiency of the company.
