【摘要】:我國(guó)的建設(shè)類企業(yè)在2000年到2011年這段時(shí)間,擁有良好的經(jīng)濟(jì)發(fā)展環(huán)境和政策支持。許多建筑類企業(yè)不再簡(jiǎn)單從事工程的建設(shè)、架構(gòu),而是積極的向建筑工程規(guī)劃、投標(biāo)以及建設(shè)過程中的成本控制等環(huán)節(jié)拓展深入。從建設(shè)過程來看,企業(yè)一方面要在所投資的建筑工程項(xiàng)目中實(shí)現(xiàn)成本控制目標(biāo),另一方面又要穩(wěn)定原有的業(yè)務(wù)領(lǐng)域及運(yùn)行機(jī)制,企業(yè)面臨新領(lǐng)域成本控制及持續(xù)發(fā)展雙重挑戰(zhàn)。如何對(duì)現(xiàn)有資源進(jìn)行整合,在成本控制基礎(chǔ)上實(shí)現(xiàn)各個(gè)環(huán)節(jié)的有效運(yùn)轉(zhuǎn)和協(xié)調(diào),是所有建筑類企業(yè)面臨的主要課題,迫切需要對(duì)現(xiàn)實(shí)建筑類企業(yè)成本控制模式和控制方法的理論研究和應(yīng)用研究。 建筑業(yè)作為一個(gè)充滿競(jìng)爭(zhēng)的行業(yè),行業(yè)的準(zhǔn)入門檻較低,其技術(shù)含量也不高,同時(shí)在全球化背景之下大量國(guó)際化的建筑企業(yè)不斷參與到我國(guó)的建筑市場(chǎng)的競(jìng)爭(zhēng)中,我國(guó)的建筑企業(yè)怎樣在國(guó)際化的建筑施工企業(yè)中競(jìng)爭(zhēng),需要我們進(jìn)行系統(tǒng)的分析。因此面對(duì)激烈的市場(chǎng)競(jìng)爭(zhēng)我們國(guó)內(nèi)建筑企業(yè)想要在競(jìng)爭(zhēng)中取得優(yōu)勢(shì)從而贏得市場(chǎng),就必須注重以下兩個(gè)方面:一是通過對(duì)技術(shù)和管理的提升,以管理來帶動(dòng)企業(yè)全面發(fā)展;二是做好項(xiàng)目的成本控制,挖掘潛力,不斷創(chuàng)新,在保證質(zhì)量和安全的前提下,不斷的減少項(xiàng)目的成本和不必要的資源使用,相對(duì)的提高企業(yè)盈利的能力。企業(yè)只有不斷的擴(kuò)大市場(chǎng)范圍,并且降低自身的生產(chǎn)成本,才可以與眾多的國(guó)際性建筑施工企業(yè)進(jìn)行競(jìng)爭(zhēng),取得優(yōu)勢(shì)。 所以,,我們需要建立一個(gè)科學(xué)、完善的成本控制系統(tǒng),用來合理的控制成本,增強(qiáng)企業(yè)競(jìng)爭(zhēng)力,同時(shí)借鑒國(guó)內(nèi)外先進(jìn)的項(xiàng)目成本控制方法,并結(jié)合企業(yè)本身進(jìn)行補(bǔ)充和完善,形成具有自身特色的卓有成效的成本控制體系,推動(dòng)企業(yè)的發(fā)展,也為房地產(chǎn)企業(yè)提供一定的經(jīng)驗(yàn)。建設(shè)項(xiàng)目成本控制在我國(guó)的研究屬于高技術(shù)含量的科研項(xiàng)目,其本身有一定特點(diǎn),主要是探討下面幾個(gè)的內(nèi)容: 第一章為引言部分,主要探討了本次論文的研究背景和目的、國(guó)內(nèi)外研究框架和現(xiàn)有的基本狀況。 第二章探討了成本控制有關(guān)理論綜合輪述,首先,對(duì)工程項(xiàng)目管理理論的概念、項(xiàng)目管理特點(diǎn)等相關(guān)概念進(jìn)行詳細(xì)的闡述。其次,對(duì)成本控制相關(guān)理論進(jìn)行了深入的闡述,主要介紹成本的經(jīng)濟(jì)含義及施工項(xiàng)目成本、成本控制的概念及其重要性,以及施工項(xiàng)目成本控制的特點(diǎn)和內(nèi)容,是本文的理論基礎(chǔ)。 第三章對(duì)南通市世紀(jì)花園建設(shè)項(xiàng)目成本控制現(xiàn)狀及成本控制存在的問題進(jìn)行闡述。首先介紹工程概況及施工部署,接著介紹成本控制存在的問題,從工程組織安排、工程變更等幾個(gè)方面,指出現(xiàn)在存在的問題。 第四章針對(duì)相關(guān)問題,提出解決對(duì)應(yīng)的解決方策。從成本控制的步驟及程序、編制成本控制指標(biāo),以及關(guān)鍵時(shí)間節(jié)點(diǎn)選擇合適的成本控制方法,進(jìn)行科學(xué)、合理的成本控制。主要通過三個(gè)方面進(jìn)行改善:堅(jiān)持管理與技術(shù)創(chuàng)新,降低項(xiàng)目施工成本;培養(yǎng)高素質(zhì)員工和強(qiáng)化相關(guān)制度以細(xì)化責(zé)任,;本次項(xiàng)目的施工前及竣工驗(yàn)收過程的成本控制,為同行業(yè)的其他企業(yè)帶來一定的指導(dǎo)目的。 最后為結(jié)論部分?偨Y(jié)了本次論述的相關(guān)想法以及對(duì)同類型建設(shè)項(xiàng)目中有關(guān)成本控制的啟示,總結(jié)出本次論文的不妥之處和今后的發(fā)展目標(biāo)。
[Abstract]:China's construction enterprises in 2000 to 2011 this time, has the good economic development environment and policy support. Many construction enterprises no longer engaged in engineering construction, architecture, but positive to the construction project planning, cost control and other aspects of the bidding and construction process to expand deeply. From the construction process, a the enterprise to achieve the goal of cost control in construction project investment, on the other hand, stable business and operation mechanism of the original, facing the new field of cost control and sustainable development of enterprises. The dual challenges of how to integrate existing resources, in the effective operation and coordination on the basis of cost control of all aspects of the implementation is. The main problem facing all types of construction enterprises, the urgent need of theoretical research and Application Research on the control mode and control method of the real construction enterprises cost.
The construction industry is a competitive industry, the industry access threshold is low, the technical content is not high, at the same time, a large number of international construction enterprises under the background of globalization continues to participate in China's construction market competition, the competition of our construction enterprises how in the internationalization of the construction enterprises, we need to the analysis of the system. So in the face of fierce market competition of our domestic construction enterprises want to get the advantage in the competition to win the market, we must focus on the following two aspects: one is the upgrading technology and management, to the management to promote the comprehensive development of enterprises; the two is to do the project cost control, mining potential, continuous innovation to ensure quality and safety of the premise, to reduce project costs and unnecessary use of resources, relatively improve the enterprise profit ability. The enterprise not only broken expand The market scope, and reduce the production cost, can we compete with many international construction enterprises and get the advantage.
So, we need to establish a scientific and perfect cost control system, used to control the reasonable cost, enhance the competitiveness of enterprises, and use the method of cost control of domestic and foreign advanced project, combined with the enterprise itself to supplement and perfect, formed with its own characteristics of the very fruitful cost control system, promote the development of enterprises, but also provide a the experience of real estate enterprises. Belongs to the high technical content in the study of China's scientific research project cost control of construction projects, which itself has some characteristics, mainly discusses the following contents:
The first chapter is the introduction, which mainly discusses the background and purpose of the research, the research framework at home and abroad, and the basic status of the research.
The second chapter discusses the cost control theory about comprehensive round above, firstly, the concept of project management theory, project management features and related concepts in detail. Secondly, the cost control theory in detail, mainly introduces the meaning and the economic cost of the construction project cost, cost control concept and its importance well, the construction project cost control characteristics and content, is the theoretical basis of this paper.
The third chapter describes the current situation and problems existed in cost control of Nantong century garden construction project cost control. First introduces the general situation of the engineering and construction of the deployment, and then introduces the problems of cost control, schedule from project organization, several engineering changes, which appear in the existing problems.
The fourth chapter according to the related problems, put forward corresponding solutions and countermeasures. From the steps and procedures of cost control, cost control and index system, key time node to select the appropriate method of cost control, scientific and reasonable cost control. The improvement mainly through three aspects: insist on the management and technological innovation, reduce the cost of construction; cultivation of high-quality staff and strengthen the relevant system to refine the responsibility; the construction of this project and the completion and acceptance process of cost control, bring some guidance to other enterprises for the same industry.
The last part is the conclusion part. It summarizes the related ideas and implications for cost control in the same type of construction projects, and summarizes the shortcomings and future development goals of this paper.
