【摘要】：隨著國家對房地產(chǎn)企業(yè)市場調(diào)控力度的加大和房地產(chǎn)市場競爭的加劇，房地產(chǎn)企業(yè)發(fā)展面臨的壓力和挑戰(zhàn)越來越大。房地產(chǎn)行業(yè)是資金密集型行業(yè)，資金管理是財務(wù)管理的核心，房地產(chǎn)企業(yè)要實現(xiàn)長期的發(fā)展，就必須提高財務(wù)管理水平。目前我國房地產(chǎn)企業(yè)資金管理在資金預(yù)算、收支、審核及監(jiān)控等方面都存在較大的問題。以往，由于房地產(chǎn)企業(yè)的利潤豐厚，許多企業(yè)對此不予重視。在新的形勢下，提高資金管理水平是一個亟待解決的問題。實施資金管理標準化有助于建立一個標準化的資金管理流程體系，有利于規(guī)范資金管理運行，控制財務(wù)風(fēng)險，提升資金管理水平，提高資金的利用效率。因此，這一研究對于房地產(chǎn)企業(yè)的健康和可持續(xù)發(fā)展具有較大的現(xiàn)實意義。 本文首先在總結(jié)國內(nèi)外有關(guān)資金管理、標準化以及財務(wù)管理標準化的研究成果的基礎(chǔ)上，闡述了資金管理模式，房地產(chǎn)企業(yè)資金管理的特點以及資金管理標準化與財務(wù)管理標準化的關(guān)系。然后，以遠住公司為研究對象，針對遠住公司的基本情況、組織結(jié)構(gòu)情況，利用遠住公司現(xiàn)金流量表以及現(xiàn)金存量、流量數(shù)據(jù)對遠住公司資金管理現(xiàn)狀進行了詳細分析，并通過現(xiàn)狀分析找出其在資金制度層面、預(yù)算、收支、審核、監(jiān)控等方面存在的問題。我們發(fā)現(xiàn)，未建立資金管理標準化是各種資金問題存在的主要原因。最后，，本文從控制財務(wù)風(fēng)險和提高資金效率的角度，試圖為遠住公司實施資金管理標準化，從資金制度層面到資金預(yù)算、資金收支、資金審核、資金監(jiān)控具體業(yè)務(wù)層面進行標準化設(shè)立，希望通過標準化來達到提高資金管理精準度、拓展資金管理寬度的效果。
[Abstract]:With the increase of the regulation and control of the real estate market and the aggravation of the competition in the real estate market, the development of the real estate enterprises is facing more and more pressure and challenge. The real estate industry is a capital-intensive industry. Capital management is the core of financial management. Real estate enterprises must improve the level of financial management if they want to achieve long-term development. There are big problems in auditing and monitoring. In the past, because of the huge profits of real estate enterprises, many enterprises did not pay attention to this. In the new situation, To improve the level of fund management is an urgent problem to be solved. The implementation of standardization of fund management is helpful to establish a standardized fund management process system, to standardize the operation of fund management, to control financial risks, and to improve the level of fund management. Therefore, this study is of great practical significance to the healthy and sustainable development of real estate enterprises. On the basis of summarizing the research results of fund management, standardization and financial management standardization at home and abroad, this paper expounds the mode of fund management. The characteristics of capital management in real estate enterprises and the relationship between the standardization of capital management and the standardization of financial management. By using the cash flow statement and cash stock of remote living company, the paper analyzes the current situation of capital management of remote living company in detail, and finds out its fund system level, budget, income and expenditure, audit, etc. We find that the lack of standardization of fund management is the main reason for all kinds of fund problems. Finally, from the perspective of controlling financial risks and improving the efficiency of funds, Attempts to standardize the management of funds for remote living companies, from the level of fund system to fund budget, fund income and expenditure, fund audit, fund monitoring and control of the specific business level to standardize the establishment, We hope to improve the accuracy of fund management and expand the width of fund management through standardization.
