魯商鳳凰城項(xiàng)目投資與開發(fā)策略研究

【摘要】:城市綜合體是房地產(chǎn)產(chǎn)業(yè)中一個(gè)較為特殊的產(chǎn)品品類,它將居住、商務(wù)辦公、購(gòu)物中心、休閑娛樂、立體化交通高度聚合在一起。它在我國(guó)的興起主要依托于城鎮(zhèn)化的快速發(fā)展和城市人口的快速聚集。具有持續(xù)繁榮、節(jié)約土地、功能全面、多樣等優(yōu)點(diǎn),多位于城市傳統(tǒng)商業(yè)中心區(qū)域或城郊結(jié)合部等城市新興區(qū)域,它是城市現(xiàn)代化水平、城市區(qū)域價(jià)值的集中體現(xiàn),是城市的標(biāo)志性建筑或城市精神象征。城市綜合體項(xiàng)目體量大,業(yè)態(tài)復(fù)雜,投資巨大,它的開發(fā)建設(shè)將會(huì)給城市的環(huán)境帶來(lái)迅速的改變,同時(shí)也需要政府部門相關(guān)部門的鼎立支持才能實(shí)現(xiàn)項(xiàng)目的滾動(dòng)開發(fā)和良性運(yùn)作。本文在充分借鑒了國(guó)內(nèi)外城市綜合體相關(guān)理論文獻(xiàn)的基礎(chǔ)上,運(yùn)用投資學(xué)、工程經(jīng)濟(jì)學(xué)、房地產(chǎn)項(xiàng)目管理、市場(chǎng)營(yíng)銷學(xué)等相關(guān)理論,采用理論方法與專案研究相結(jié)合、定性與定量分析相結(jié)合、以及比較和綜合的方法,對(duì)魯商鳳凰城城市綜合體項(xiàng)目的前期營(yíng)銷策劃與產(chǎn)品研發(fā)、投資與籌資管理、施工組織規(guī)劃與銷售計(jì)劃進(jìn)行了研究分析,并對(duì)魯商鳳凰城項(xiàng)目的開發(fā)管理提出合理建議。
[Abstract]:Urban complex is a special product category in the real estate industry, it will live, business office, shopping center, leisure and entertainment. The rise of three-dimensional traffic in China mainly depends on the rapid development of urbanization and the rapid accumulation of urban population. It has the advantages of sustainable prosperity, land conservation, comprehensive function, diversity and so on. Most of them are located in the traditional commercial center of the city or the suburban junction and other urban emerging areas, it is the level of urban modernization, the concentration of the value of urban areas. It is the symbol of the city or the city spirit. The city complex project has the characteristics of large volume, complex form and huge investment. Its development and construction will bring rapid change to the environment of the city. At the same time, it also needs the support of relevant government departments to realize the rolling development and benign operation of the project. Engineering economics, real estate project management, marketing and other related theories, the use of theoretical methods and project research combined with qualitative and quantitative analysis, as well as comparative and comprehensive methods. The preliminary marketing planning and product research and development, investment and financing management, construction organization planning and sales plan of the city complex project in Phoenix City of Shandong Province are studied and analyzed. And put forward reasonable suggestion to the development management of Lu Shang Phoenix city project.
