格林融熙大廈建設項目可行性研究分析

【摘要】:在目前的房地產市場條件下,成本競爭是各企業(yè)重要的競爭手段,而對房地產開發(fā)項目的可行性進行有效的分析,是企業(yè)獲得利潤的保證,直接影響企業(yè)的經濟效益。如何加強開發(fā)項目可行性研究,提高企業(yè)效益,無論是理論界還是在實踐中都作了許多有益的探索。在以往的開發(fā)項目可行性研究中,由于調查研究不全面、深度不夠、論據不足,導致研究精度不準確、投資估算偏差大,使得房地產開發(fā)項目可行性研究得到的結果出現很大的偏差。 本論文在分析房地產開發(fā)項目可行性研究的基礎上,運用項目管理理論、控制理論和經濟分析與測算理論,并借鑒國內外在實際操作中的項目可行性研究和分析的基本經驗,在開發(fā)項目的可行性研究報告編寫和論證中引入了更加理性和全面的分析;從項目可行性研究工作的職能機構、要素、過程和信息化集成等四個方面構建了工程可行性研究體系,明確了該體系運行的原則,并動態(tài)地分析了開發(fā)項目可行性研究的運行過程;通過國內外可行性研究模式的的對比分析,提出了適合本土開發(fā)項目可行性研究過程中亟待處理的實際問題,并闡述了運用項目分析和工程設計原理解決該問題的可行性研究模式;最后,以格林融熙國際大廈項目為案例對項目的可行性研究管理進行了檢驗并對鄭州市場數據和格林融熙國際大廈項目本身盈利能力進行了分析。 本論文對格林融熙國際大廈項目的研究為現階段工程建設領域可行性研究存在的問題提供比較全面、系統(tǒng)的理論體系和分析方法,為有效解決建設領域后期成本失控問題提供了思路,把握可行性研究管理的思想對于處理我國工程建設領域眾多現實問題具有重要的指導意義。
[Abstract]:In the current real estate market conditions, the cost of each enterprise competition is an important means of competition, and the feasibility of real estate development projects for effective analysis, is the enterprise profit guarantee, directly affect the economic efficiency of enterprises. How to strengthen the project feasibility study, improve the efficiency of the enterprise, whether in theory or in in practice have made many beneficial exploration. In the feasibility study of past development project, because the investigation is not comprehensive, not enough depth, insufficient arguments, result in inaccurate precision, investment estimation bias, great deviation makes the emergence of real estate development project feasibility study results.
Based on the analysis of feasibility study of real estate development projects, the use of project management theory, control theory and economic analysis and calculation theory, and drawing lessons from the basic experience at home and abroad in the actual operation of the project feasibility study and analysis, a more rational and comprehensive analysis is introduced in the feasibility study report of development project preparation and demonstration from the functional elements; organization, project feasibility research, process and information integration and other four aspects of the construction of the project feasibility study system, the operation of the system principle, and dynamic analysis of the operation process of feasibility research and development project; through the comparative study on the feasibility of the mode at home and abroad of the analysis, put forward the actual problems suitable for the local development project feasibility study process, and expounds the application of project analysis and design to solve the engineering principle The feasibility research mode of the problem is discussed. Finally, the feasibility study management of the project is tested with the case of Green's Hefei International Building. The profitability of Zhengzhou's market data and Green's fusion project is analyzed.
The research on Green Rong Xi International Building project exists for the feasibility study stage in the field of construction to provide more comprehensive, system theory and system analysis method, provides a way to solve the construction field post cost control, grasp the feasibility study of management thought has important guiding significance for the treatment of many realistic problems in the field of engineering the construction of our country.
