格林融熙大廈建設(shè)項(xiàng)目可行性研究分析

【摘要】:在目前的房地產(chǎn)市場條件下,成本競爭是各企業(yè)重要的競爭手段,而對(duì)房地產(chǎn)開發(fā)項(xiàng)目的可行性進(jìn)行有效的分析,是企業(yè)獲得利潤的保證,直接影響企業(yè)的經(jīng)濟(jì)效益。如何加強(qiáng)開發(fā)項(xiàng)目可行性研究,提高企業(yè)效益,無論是理論界還是在實(shí)踐中都作了許多有益的探索。在以往的開發(fā)項(xiàng)目可行性研究中,由于調(diào)查研究不全面、深度不夠、論據(jù)不足,導(dǎo)致研究精度不準(zhǔn)確、投資估算偏差大,使得房地產(chǎn)開發(fā)項(xiàng)目可行性研究得到的結(jié)果出現(xiàn)很大的偏差。 本論文在分析房地產(chǎn)開發(fā)項(xiàng)目可行性研究的基礎(chǔ)上,運(yùn)用項(xiàng)目管理理論、控制理論和經(jīng)濟(jì)分析與測算理論,并借鑒國內(nèi)外在實(shí)際操作中的項(xiàng)目可行性研究和分析的基本經(jīng)驗(yàn),在開發(fā)項(xiàng)目的可行性研究報(bào)告編寫和論證中引入了更加理性和全面的分析;從項(xiàng)目可行性研究工作的職能機(jī)構(gòu)、要素、過程和信息化集成等四個(gè)方面構(gòu)建了工程可行性研究體系,明確了該體系運(yùn)行的原則,并動(dòng)態(tài)地分析了開發(fā)項(xiàng)目可行性研究的運(yùn)行過程;通過國內(nèi)外可行性研究模式的的對(duì)比分析,提出了適合本土開發(fā)項(xiàng)目可行性研究過程中亟待處理的實(shí)際問題,并闡述了運(yùn)用項(xiàng)目分析和工程設(shè)計(jì)原理解決該問題的可行性研究模式;最后,以格林融熙國際大廈項(xiàng)目為案例對(duì)項(xiàng)目的可行性研究管理進(jìn)行了檢驗(yàn)并對(duì)鄭州市場數(shù)據(jù)和格林融熙國際大廈項(xiàng)目本身盈利能力進(jìn)行了分析。 本論文對(duì)格林融熙國際大廈項(xiàng)目的研究為現(xiàn)階段工程建設(shè)領(lǐng)域可行性研究存在的問題提供比較全面、系統(tǒng)的理論體系和分析方法,為有效解決建設(shè)領(lǐng)域后期成本失控問題提供了思路,把握可行性研究管理的思想對(duì)于處理我國工程建設(shè)領(lǐng)域眾多現(xiàn)實(shí)問題具有重要的指導(dǎo)意義。
[Abstract]:In the current real estate market conditions, the cost of each enterprise competition is an important means of competition, and the feasibility of real estate development projects for effective analysis, is the enterprise profit guarantee, directly affect the economic efficiency of enterprises. How to strengthen the project feasibility study, improve the efficiency of the enterprise, whether in theory or in in practice have made many beneficial exploration. In the feasibility study of past development project, because the investigation is not comprehensive, not enough depth, insufficient arguments, result in inaccurate precision, investment estimation bias, great deviation makes the emergence of real estate development project feasibility study results.
Based on the analysis of feasibility study of real estate development projects, the use of project management theory, control theory and economic analysis and calculation theory, and drawing lessons from the basic experience at home and abroad in the actual operation of the project feasibility study and analysis, a more rational and comprehensive analysis is introduced in the feasibility study report of development project preparation and demonstration from the functional elements; organization, project feasibility research, process and information integration and other four aspects of the construction of the project feasibility study system, the operation of the system principle, and dynamic analysis of the operation process of feasibility research and development project; through the comparative study on the feasibility of the mode at home and abroad of the analysis, put forward the actual problems suitable for the local development project feasibility study process, and expounds the application of project analysis and design to solve the engineering principle The feasibility research mode of the problem is discussed. Finally, the feasibility study management of the project is tested with the case of Green's Hefei International Building. The profitability of Zhengzhou's market data and Green's fusion project is analyzed.
The research on Green Rong Xi International Building project exists for the feasibility study stage in the field of construction to provide more comprehensive, system theory and system analysis method, provides a way to solve the construction field post cost control, grasp the feasibility study of management thought has important guiding significance for the treatment of many realistic problems in the field of engineering the construction of our country.
